Background to the Construction

We received the following inquiry from a customer living in Aoba-ku, Yokohama.
“I saw the broadcast of ‘Weekly Sanma and Matsuko’ and was in the process of requesting estimates for exterior renovations from several companies, so I contacted you. I would like an estimate for roof and exterior wall painting, as well as for repairs due to leaks occurring near the plant shelf.”

The existing roof consists of Monier tiles, and we proposed roof painting using a primer specifically for Monier tiles.
The wooden base of the gable rafter was decayed, and the tiles were about to fall off, so we also proposed base replacement!
For the exterior wall paint, we suggested using the heat-reflective paint Silicon REVO1000-IR!
The REVO series from Astec Paint holds the number one market share among heat-reflective paints and is excellent in heat reflectivity, cost performance, and durability, making it highly recommended by our company!

The cause of the water leak was the decay of the wooden parts of the plant shelf, so we have prepared an estimate to dismantle and repair the exterior wall.

Procedure for Replacing the Canopy Metal Sheet

1. Dismantling the Existing Canopy Metal Sheet

First, we will dismantle the existing canopy metal sheet! The underlying wood is decayed at the tip…
The canopy metal sheet is also known as “Kiriyoke”! If it is decayed, painting will be in vain, so replacement is necessary!

2. Installing New Wooden Boards

Next, we will process and install the new sheathing boards to fit the dimensions! We will apply a preservative to the new sheathing boards.

3. Installing Roofing and Fabricating Accessories

Next, we will lay down the roofing sheets!

The roofing used is Tajima Roofing/Tadis Self!
It is a delayed adhesive modified asphalt roofing material, said to have double the durability of regular asphalt roofing.
With the roofing serving as the primary waterproofing, if it is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.

On top of that, we will fabricate and install accessories such as arabesque designs! The accessories used are made of Galvalume steel!

4. Sheet Metal Fabrication and Sealing

Finally, we will fabricate the sheet metal and apply sealing! The flat sheets are made of Galvalume steel, which is resistant to rust! After applying caulking, the work will be completed! The new flat sheets are JFE Steel/Extreme MAX. The manufacturer guarantees a 15-year coating warranty and a 25-year hole warranty!

5. Completion

Plant Shelf Demolition Work Procedure

1. Demolition of the Plant Shelf

We will carefully dismantle the plant shelf! The plant shelf itself had some wood decay, but the wood at the base where the rainwater was leaking was significantly more decayed.

2. Waterproof Mortar Application & Primer Coating

After smoothly applying the waterproof mortar to the exterior wall, we will apply the primer for the waterproof mortar!

The mortar used this time is Konishi/K Mortar. It is a lightweight, high-strength special epoxy resin mortar that combines epoxy resin with special lightweight aggregates.
The primer for the waterproof mortar is Konishi/K Mortar Primer.

3. Pattern Repair

We will complete the pattern repair using a stucco style! After this, we will proceed with the exterior wall painting, so it will match the color of the surrounding exterior materials!

Exterior Wall Painting & Exterior Structure Painting Construction Procedure

1. High-Pressure Washing


First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also provided a complimentary cleaning of the floor and inside the rain gutters! The foam in the photo is a bio detergent!

2. Substrate Adjustment

After the high-pressure washing is complete, we assess the condition of the exterior walls and perform substrate adjustments such as crack repairs.

3. Protection of Areas

Next, we protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application


This is the first step of applying paint after high-pressure washing and substrate treatment, using a primer that ensures the middle and top coats adhere well to the surface. A well-applied primer greatly impacts durability and finish!

The primer used for exterior wall painting is Epoxy Power Sealer. The Epoxy Power Sealer is a “water-based single-component epoxy primer for roofs and exterior walls” that adapts to a wide range of substrates.

The primer used for exterior painting is Nano Composite Sealer.

Since using surf or filler on this Jolly Pat substrate or stucco substrate can cause bubbling, it is essential to use a “sealer” as the primer.

5. Middle Coating (Heat-Reflective Paint, Nano Composite W)

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!
The paint used is “matte finish”! We chose a matte finish that emphasizes breathability because using a glossy paint on this stucco base would cause blistering!

6. Top Coat (Heat-Reflective Paint – Nano Composite W)


Next is the top coat. This is the finishing touch for the exterior wall painting. We will focus on ensuring there are no uneven areas or missed spots, achieving a beautiful finish! The paint used is Astec Paint’s Silicon REVO1000-IR. The manufacturer’s expected durability is about 13 to 16 years. Astec Paint’s heat-reflective paint holds the number one share among heat-reflective paints! It is very cost-effective and has excellent heat-reflective properties, making it a popular choice for our company!

The paint used for the top coat of the exterior painting is Nano Composite W from Mizutani Paint.
The manufacturer’s expected durability is about 12 to 14 years.
Durability may vary depending on the region and sunlight exposure.

7. Painting of Auxiliary Parts (Eaves, Fascia, Rain Gutters, Soffits)

Eaves


Eaves are less exposed to sunlight and are less prone to deterioration; however, due to poor sunlight exposure, they tend to be more susceptible to moss and mold. Therefore, we use paint with high mold resistance and moisture permeability for the eaves.
The paint used is Nippon Paint/Ken Ace G2.

After finishing the surface preparation such as scraping for the attached parts, for metal parts, we apply a rust-inhibiting primer followed by a middle coat and top coat using Yumelock. We ensure to paint every detail thoroughly!

Roof Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove moss and dirt from the roof using high-pressure washing.

2. Protection of Various Parts

Next, we protect areas that will not be painted, such as rain gutters, using masking tape and polymer sheeting.
This is an important task.

3. Primer Coat

Next, applying a solid primer coat makes a difference in durability and finish.

4. Middle Coat

Next is the middle coat. We used Water-based Nano Silicon No. 39 Bayern Brown from Mizutani Paint.
The durability is said to be about 10 to 12 years depending on environmental factors.

5. Top Coat

Next is the top coat. This completes the roof painting.

6. Cleaning

Finally, we will clean up any debris that has fallen and finish the job!

Procedure for Replacing Eaves Underlayment

1. Dismantling Existing Underlayment (Rafters)

We will dismantle the existing wooden rafters that have become corroded!

2. Installing New Eaves (Rafters)

We will install non-corrosive resin rafters!

3. Replacing Tiles

We will put the tiles back in place to complete the job!
