There are several types of exterior renovations, and this project involved roof replacement (Galtect) work and waterproofing for the balcony to address leaks!

Roof Overlay (Cover Method) Construction Steps
1. Disassembly of Existing Roof Ridge Flashing
We will dismantle unnecessary existing roofing materials (ridge cap, snow guards) for the
2. Roofing Installation (Waterproof Sheet)
The roofing used is Nisshin Kogyo/Kappa 23!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is secure, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.[/chat]
3. Component Processing (Kera and Karakusa)
Before the main roofing work, we will process and install components such as kera and karakusa metal!
The components used are genuine SGL steel plates from Galtect. [/chat]
4. Main Construction (Aiji Industrial/Super Galtect)
After processing the
Once it is installed up to the ridge, we will raise it on the rafters and install the ridge metal. There are two types of the batten: cedar and resin, and this time we used the resin type!
The resin type is expected to have three times the durability of the cedar type!
5. Processing of Ridge Metal and Wall Metal, Sealing at Various Locations
Next, we will process and install the ridge metal. We will firmly apply sealing on the inside of the joints. For the wall edge, we will process and install a component called rain stop metal.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust![/chat]
6. Cleaning
We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal fragments that could cause injuries. Additionally, we will wipe off any footprints left on the roof to keep it clean.[/chat]
Rain Gutter Replacement Construction Procedure
1. Dismantling Existing Eaves Gutter
2. Installation of new eaves brackets
It is important to note that due to the fascia (where the eaves brackets were attached) or building distortions, even if the slope is set with the brackets, it may cause backflow. It is essential to check the slope with a level against the fascia before attaching the brackets!

About the Roofing Material Used
The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a 15-year paint warranty and a 25-year hole warranty from the manufacturer.
We also provide a 10-year construction warranty!
Additionally, it is made of SGL steel plate, which is resistant to rust.
Insulation material is thoroughly applied from edge to edge of the roofing material, creating a metal plate that integrates steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and warm winter experience.
Moreover, it has soundproofing properties, which reduce the sound of rain.
Being lighter than other roofing materials, it also minimizes the sway during earthquakes, contributing to earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industry is our most frequently used material, gaining significant attention!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid on top of another, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
“Since we overlay “new roofs” on the “current roofs,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various benefits.
The only part that requires demolition and waste disposal is the ridge cap, making it more cost-effective compared to complete roof replacements.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please see the Ministry of Health, Labour and Welfare website below).
Some building materials used in structures constructed before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.
Some of you may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
