Always obtain at least 3 estimates!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Kohoku Ward
Kohoku Ward in Yokohama City is an area that boasts popular residential neighborhoods such as Hiyoshi, Tsunashima, Okurayama, and Kikuna, along with the urban functions of Shin-Yokohama. It has many universities and sports facilities, combining vibrancy with livability.
Residential areas developed during the Showa era are now entering a period of generational change, with many homes reaching 40 to 50 years old. This is why the option of “buying a used house or apartment and renovating (renovation) it to suit one’s lifestyle” is expanding in Kohoku Ward.
Popular Residential Areas Along the Tokyu Toyoko Line
Areas like Hiyoshi, Tsunashima, and Okurayama, known for their good access to the city center. There is an active trend of buying used properties and renovating them.
Urban Functions and Redevelopment in Shin-Yokohama
Urban functions are concentrated around Shin-Yokohama. There is also high demand for renovations of used condominiums in this area.
Topography Along the Hills and Tsurumi River
Hiyoshidai and Minowa are residential areas on hills, mixed with lowlands along the Tsurumi River. It is important to check for retaining walls, drainage, and flood prevention measures based on the location.
Be Aware of the “Boundary” of New Earthquake Resistance Standards
The earthquake resistance of used houses varies greatly depending on the construction period. It is crucial to determine whether it was built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points to note, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten, aimed at those considering renovations for used properties and vacant houses in Kohoku Ward to avoid “failures.”
The Most Important Thing is “Comparative Estimates”
The most crucial factor in avoiding failures in renovations is comparative estimates. First, obtain estimates from at least three construction companies that serve the Kohoku Ward area. Our company, Kakeru Koumuten Co., Ltd., also receives many consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new builds but also for renovating used properties. There is a growing interest in living by purchasing and renovating used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and updating the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses tend to be valued low in their current state, but renovations can enhance their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases made for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new construction, and depending on the use and conditions, they may also qualify for subsidies and tax incentives, leading to an increase in people utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Deterioration of the Building
For used properties and vacant houses, it is crucial to check which parts have deteriorated and to what extent in advance. Since other people have lived there before, internal damage is often not apparent without investigation. Conduct a current condition survey before starting construction to identify any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting construction and be sure to check earthquake resistance and insulation.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To reduce construction costs, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a mortgage, and there are systems where part of the costs can be deducted for certain works even with personal funds. These can sometimes be used in combination, so it is essential to check in advance and use them strategically to ensure the success of your renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Kohoku Ward

One way to renovate used properties and vacant houses cost-effectively is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Kohoku Ward may be able to use.
*The following information is as of September 3, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check for the latest information with our company or the respective offices before applying. Kakeru Koumuten can assist with confirming the systems and necessary documents, but the applicants and application methods vary by system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy programs targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This program is a successor to the “Child-Rearing Green Housing Support Project.” As a general rule, it requires construction that includes insulation renovations for openings (windows) and the building structure, targeting eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention improvements, and barrier-free renovations.
Subsidy upper limits: For buildings constructed before 1991, up to 1,000,000 yen per unit (50,000 yen depending on construction content); for buildings constructed between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start after November 28, 2025, and applications are accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.
This program targets insulation renovations for windows, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is significant and effective for countering cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies depending on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications are accepted starting March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.
This program targets the replacement of high-efficiency water heaters such as EcoCute, hybrid water heaters, and EneFarm. It is well-suited for existing properties planning to replace their water heaters.
Estimated subsidy amounts: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start after November 28, 2025, and applications are accepted starting March 31, 2026 (early termination if the budget limit is reached).
Yokohama City Program
This is a unique program by Yokohama City for the fiscal year 2026 (Reiwa 8) that supports renovations to improve existing homes to high insulation performance. It targets child-rearing families who are moving to existing homes and conducting whole-building insulation renovations, as well as households that continue to live in their current homes while performing whole or partial insulation renovations.
Reservation applications are accepted from April 1, 2026, to November 30, with official applications from May 1 to November 30 (may end early if budget limit is reached). Only registered businesses under “Yokohama Health and Energy-Saving Housing” can apply; direct applications by individuals are not permitted. There are requirements for housing, households, contracts, and businesses. For details, please check the official Yokohama City page.
This is the main system for reinforcing old wooden houses against earthquakes. It is particularly effective for those who are purchasing used detached houses and planning earthquake renovations.
Eligible: Traditional wooden individual houses with two stories or fewer that received construction approval before the end of May 2000. Buildings judged to have an upper structure evaluation score of less than 1.0 in an earthquake diagnosis. The subsidy rate is within 4/5 of the construction cost. Applications for the 2026 fiscal year are accepted from April 1 (ends as soon as the budget is reached). The contact point is the Yokohama City Bureau of Architecture, Disaster Prevention Division.
This is for individuals certified as requiring support or care. Eligible expenses include the installation of handrails, elimination of steps, changing flooring materials, and replacing doors and toilets. It can also be utilized when using a used house for two households.
Of the maximum subsidy limit of 200,000 yen, those with a 10% burden will receive 90% (up to 180,000 yen). Depending on income, there may be cases of a 20% or 30% burden. A preliminary application is required before starting construction. For details, please consult your care manager or the district office.
This system is for utilizing vacant houses as community contribution facilities (such as child-rearing support, elderly support, co-working spaces, and NPOs as community activity bases). It is aimed at those considering investment and community utilization.
The subsidy rate is 1/2, with a maximum of 1 million yen for interior and exterior renovations for community contribution facilities + a maximum of 1.5 million yen for earthquake renovations (total maximum of 2.5 million yen). There are requirements such as being a single-family home within Yokohama City, complying with the Building Standards Act, and not being a designated vacant house. For details, please check the official Yokohama City page.
See also about renovation tax reductions and other systems
- Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax deductions will be based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction projects related to earthquake resistance, energy conservation, barrier-free access, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Property Tax: There is a system that reduces property tax for a certain period for earthquake-resistant renovations, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy Conservation Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3, with a maximum of 150,000 yen. The first phase has ended, but additional applications are scheduled to be accepted from September 7 to September 30, 2026, only through electronic application on a first-come, first-served basis (approximately 25 cases). Applications must be made by the applicant themselves, and construction started before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.
Subsidies and tax reductions can sometimes be combined, but there are restrictions on duplication for the same construction work. Kakeru Koumuten will organize and propose which systems can be used for your construction after conducting an on-site survey.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Aoba-ku
There are many renovation companies that serve Aoba-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following five points.
- Experience in renovation work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least three)
- Confirm whether they perform renovations in-house
- Check if they offer color simulations and perspective drawings
1. Experience in Renovation Work

Many remodeling contractors publish their construction results on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the outcome after the request, which is reassuring. If you’re feeling uncertain, choose a contractor with ample experience.
Google and review sites can also be helpful. It’s important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but don’t make your decision based solely on reviews; consider the construction results, estimates, and warranty details for a comprehensive evaluation.
2. Confirm the presence of warranties and aftercare services

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but generally ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services separately, so be sure to check for those as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services and send out annual notification DM, making annual inspections possible.
Click here for more details on Kakeru Koumuten’s warranties and aftercare services
3. Obtain estimates from multiple contractors (at least 3)

When requesting remodeling, be sure to obtain estimates from multiple contractors. Even for the same construction content, warranties, aftercare services, and prices can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, it’s important to look at not just the costs, but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for auxiliary parts,” and “confirm the process” in detail. Lowering the rank of auxiliary parts or skipping processes can reduce costs, so it’s crucial to not make decisions based solely on price.
Click here for detailed points on comparing estimates
4. Confirm whether the contractor performs the work in-house

Kakeru Koumuten Co., Ltd. conducts detailed hearings and surveys on the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is no inherent issue with the system of subcontractors, it is essential to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. If the work is done in-house, it becomes easier to coordinate with the site, allowing for quick responses in case of any troubles.
5. Do they support color simulations and perspective drawings?

Choosing colors and envisioning the look after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the work is done, it is advisable to choose a company that can provide flexible simulations.
08Reasons why Kakeru Koumuten is chosen for remodeling used houses in Kohoku-ku
One reason is that “Kakeru Koumuten is also close to Kohoku-ku,” but
“our unique approach to remodeling vacant and used properties that cannot be imitated by other companies”

In-house scaffolding materials

Materials stored in our large in-house warehouse

We store roofing materials and paints. By placing large orders at once, we can procure materials at lower prices, and since we always have stock available, we can respond quickly in emergencies. We also have various tools ready for different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various waste materials such as paint, wood, and metal are generated. Our company is committed to separating and recycling waste materials to reduce waste disposal costs.
Exterior renovation dedicated showroom

In our showroom, you can not only have meetings but also check the actual paint colors and a wide variety of catalogs. You can also confirm heat insulation properties using a heat insulation paint testing machine and color simulation. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama. It has good access from within Yokohama city.
2. In-house Construction Focused on Exterior Work

A major strength of Kakeru Koumuten is our in-house construction focused on exterior work. By maintaining a consistent system from inquiry to project completion, we can keep costs down while providing high-quality renovations. A single representative will handle everything from the estimate to project completion, ensuring smooth communication without changes in sales or construction management. We carry out construction with our own craftsmen, from temporary scaffolding setup to exterior wall painting and roof renovations. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We have obtained permits for the construction industry and for the collection and transportation of industrial waste. We also have nationally certified sheet metal workers and painting specialists on staff, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes as well.
4. Warranty and Aftercare
Exterior painting and joint sealing work come with a warranty. Aftercare is available annually, and we send out notification DM every year. If you have concerns about the warranty, please click on the image above for more information.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. If you cannot access the roof at high places, we can respond with a drone. We also use a thermal imaging camera for leak investigations. We respond according to our customers’ wishes and also accept emergency measures for sudden leaks only.
6. Human Resource Development

We create various models for skill improvement and conduct practical training. Since exterior renovations vary in construction methods and materials based on existing materials and shapes, we conduct regular technical training so that each staff member can respond to various sites.

We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Kohoku Ward | Frequently Asked Questions
We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Kohoku Ward.
Is it better to renovate after buying a used property or consult before purchasing?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter unexpected construction costs after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and provide an estimate of necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Kohoku Ward?
It depends on the condition of the building, but we prioritize areas that, if left unattended, can lead to further damage, such as leaks, termites, and structural or seismic issues. After that, we decide on the order of roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. In urban large-scale residential areas like the Tokyu Toyoko Line and Shin-Yokohama, roofs and exterior walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the entire building, including the exterior.
I bought a used house in Kohoku Ward. What should I look at first?
Kohoku-ku features a mix of hilly residential areas such as Hiyoshi and Tsunashima, along with low-lying areas along the Tsurumi River. In the hilly residential areas, it is advisable to check retaining walls, slopes, and drainage, while in the low-lying areas along the river, it is recommended to consider flood prevention measures based on the location. Many homes developed during the Showa era may have roofs and exterior walls reaching the end of their lifespan first, so we suggest starting with inspections of the exterior and seismic resistance. We also offer proposals for Yokohama’s seismic retrofitting subsidies (up to 1.15 million yen) and insulation improvement subsidies.
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies significantly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, plumbing, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first assess the condition through an on-site survey and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic retrofitting or home modifications under long-term care insurance in your city or ward, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Early inspections and necessary repairs based on your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before then, we recommend a seismic diagnosis. Your city or ward may also offer subsidies for seismic retrofitting of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. can assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include plumbing, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Kohoku-ku within your service area? Will there be travel costs?
Yes, Kohoku-ku is within the service area of Kakeru Koumuten Co., Ltd. Our headquarters is located in Aoba-ku, Yokohama, and we have five bases in Kanagawa and Tokyo, including Aoba-ku, Yokohama and Machida City, Tokyo, allowing us to serve the entire Kanagawa and Tokyo regions. 10Features of Kohoku-ku
Kohoku-ku in Yokohama City is home to the Tokyu Toyoko Line and Shin-Yokohama, featuring popular residential areas such as Hiyoshi, Tsunashima, Okurayama, and Kikuna, along with urban functions expanding in Shin-Yokohama. It has many universities and sports facilities, combining vibrancy and livability.
Residential areas developed during the Showa period are now undergoing generational changes, and the choice of living on through used properties and renovations has taken root. Kakeru Koumuten has its headquarters in Aoba-ku, Yokohama, and serves Kohoku-ku from its five bases in Kanagawa and Tokyo. We can handle exterior construction such as temporary scaffolding, roofing, and painting with in-house construction.
