We received the following inquiry from a customer living in Mitaka City, Tokyo.
“I am getting estimates from several companies because I have a leak. I have been advised that a roof replacement is the only option, but it is quite expensive, so I would like to request a comparative estimate.”

・Proposal Details
The existing roofing material was asbestos-containing tile U. Tile U is currently discontinued, and partial replacement is not possible.
The condition of the roof was overall severely cracked, and as per other companies’ assessments, the only way to stop the leak was a roof replacement.
To allow the customer to consider their options carefully, we provided temporary measures for the leak.
Since there was a section with a gentle slope, we proposed standing seam roofing material suitable for low slopes!

They mentioned that our estimate was significantly lower than other companies, so they entrusted the work to us!
Since the final cost was lower than initially expected, we upgraded to roofing material with insulation and were entrusted with the construction!

Roof Replacement Construction Photos

1. Existing Roofing Material Dismantling

We will dismantle and remove the existing roofing material. ※Confirmation⇨ Since the tiles contain asbestos, we will double package them to prevent scattering before transporting them to the final disposal site in Chiba Prefecture.

2. New Sheathing Installation


After dismantling the existing roofing material, we will process and install new sheathing (structural plywood) to fit the dimensions![/chat]

3. Installing Roofing (Waterproof Sheet)

We will install the roofing sheet (waterproof sheet) on top of the substrate!The roofing used is Tajima Roofing/Tadi Self!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
With the roofing serving as the primary waterproofing, if it is properly installed, there will be no leaks!
We will secure it firmly to prevent it from blowing away. [/chat]

4. Fabricating Accessories

Before the main roofing work, we will process and install accessories such as arabesques!
The material used for the accessories is galvalume steel sheet.

4. Main Construction (Sekino Kousan/Ritohira Lock Type 32)

After processing the

accessories, we will install the main body of the 32-type Tachi-Hira Lock! At the wall edges and ridge lines, we will raise the main body of the 32-type Tachi-Hira Lock to enhance waterproofing. While Tachi-Hira Lock has low thermal insulation and soundproofing properties, this time we used a version with insulation material!
For the purlin (ridge base), there are three types: cedar, resin, and Galvalume steel, and this time we used the Galvalume steel version!
The Galvalume steel version is expected to have three times the durability compared to cedar! Unlike resin and cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel for the ridge base is highly durable, has strong fixation, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, thus demonstrating high waterproofing!

5. Rain Stop Processing

At the wall edges, we will process and install a component called rain stop sheet metal.
The nails and screws used for fixation are made of stainless steel, which is resistant to rust!

Packaged screws are less likely to come out compared to nails, securely fixing the ridge sheet metal to the purlin!

Although it is not visible after construction, installing a face plate on the inside of the ridge sheet metal enhances waterproofing!
It firmly protects the ridge, which is a critical point of the roof.

6. Cleaning

During and after the construction, we will clean the roof, as well as any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove any nails or metal scraps that could cause injury. Additionally, we will wipe away any footprints left on the roof to keep it clean.

Roof Materials Used

The roof material used is Sekino Kousan’s Tachihei Lock 32 type.

For roof replacement and overlay, we provide a 10-year construction warranty!
If there are any leaks within 10 years, we will repair them free of charge.
It is made of Galvalume steel, which is resistant to rust.
We pursue the basic functions of the roof, such as water drainage and strength, and by applying ripples and ribs to the surface of the roofing material, we enhance the strength of the roof surface and prevent the phenomenon of board noise.

For roofs with a slope of 2.5 shaku or less, please be sure to choose a vertical roof like the Tachihei Lock 32 type! Horizontal roofs like Colonial or Galtect are not allowed for construction!

Moreover, since it is a molded integrated type of Tachihei roofing that does not require hanging pieces or fastening, it is constructed with a single long sheet of metal (long metal sheet) from the peak of the roof to the eaves, which means there are no horizontal seams in between, minimizing the risk of leaks by eliminating opportunities for rainwater to flow into the roofing material. It is recommended for houses with a gentle roof slope (angle).
Additionally, it is the lightest among metal roofs, and by reducing the weight of the roof, it is possible to make your house more earthquake-resistant through roof replacement.

This time, we completed the roof work in durable dark brown, and it turned out very well!
