Foundation Mortar Repair and Painting Work Procedure

1. High-Pressure Washing

First, we thoroughly wash the foundation area with high-pressure water to remove dirt and moss! If any dirt remains, it can affect the adhesion and durability of the paint, so we wash it carefully. We temporarily move any obstacles, such as outdoor units, that may hinder the foundation painting.

2. Surface Preparation and Partial Removal of Existing Mortar

Once the high-pressure washing is complete, we assess the deterioration of the foundation and perform surface preparation, such as crack repairs. In this case, the customer had areas that were cracked and peeling, so we will remove the existing mortar from those repair spots!

3. Mortar Application

We carefully apply the mortar to ensure a smooth surface, completing the foundation mortar repair!

4. Protection of Surrounding Areas

Next, we use masking tape, blue sheets, and polymer sheeting to protect areas that will not be painted. This is a very important task in the painting process! If we neglect the protection, gaps can form, allowing paint to seep in or resulting in uneven lines.

5. Primer Application

This is the first step of applying paint after high-pressure washing and substrate treatment, using a paint that adheres well to the surface for both the middle and top coats. By applying a solid base coat, durability and finish will greatly differ!

For the base coat on a mortar substrate, a cationic type sealer is optimal! The SK Kaken / Water-based Miracle Sealer Eco used is a one-component water-based multifunctional primer that can be used as a base coat for various water-based finishing materials, regardless of whether they are elastic or rigid types.

Using filler types for the base coat is a no-go as it can cause bubbling. To ensure breathability, using glossy paint is also not recommended.

6. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

7. Top Coat

Next is the top coat. This is the finishing touch of the painting work. Care is taken to ensure there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used was SK Kaken / Base Protect.
