Thank you very much for choosing Kakeru Koumuten Co., Ltd. from among many contractors.
Construction Data for Roof Repair in Tsuzuki-ku, Yokohama
Tsuzuki-ku Roof Overlay Construction Photos
1. Existing Ridge and Rain Gutter Dismantling
We will dismantle unnecessary parts (ridge flashing) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or scattering.
2. Roofing Installation (Waterproof Sheet)
The roofing used isNissin Kogyo/Kappa 23!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will ensure it is securely installed to prevent it from blowing away.
3. Component Processing (Curly Patterns, Eaves, Waste Boards)
Before the main roof construction, we will process components such as eaves and curly patterns!
The components used are the genuine parts of Galttect’sSGL copper plate!
4. Main Construction (Aiji Industry/Super Galttect)
After processing the components, we will install the Galtect main body up to the ridge!
Once it is installed up to the ridge, we will place the necessary materials to secure the ridge board called “kanban.” We offer three types of kanban: cedar, resin, and Galvalume steel, and this time we used cedar!
If you are choosing based on durability, we recommend the Galvalume steel version!
The durability of the Galvalume steel kanban is about 30 to 35 years, making it highly durable and unlike resin or cedar, it won’t crack!
5. Skylight Metal Processing

Once the main body is installed up to the skylight, we will proceed with the metal processing for the skylight. We will process the metal to ensure that rainwater is properly drained off the main body.
6. Ridge Metal and Sealing at Various Locations
Next, we will process and install the ridge metal. We will thoroughly apply sealing on the inside of the joints. For the wall edge, we will process and install a component called rain guard metal.
We use stainless steel nails and screws that are resistant to rust for securing!
7. Cleaning
We will clean up any debris that has fallen onto the balcony and other areas. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe off any footprints left on the roof to keep it clean.
That concludes the construction!
About Roofing Materials
The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer’s warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made of Galvalume steel, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also minimizes the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and among our construction achievements, the Super Galtect from Aijii Industry is the most popular and highly regarded!

What is the Roof Overlay (Cover Method)?
The roof overlay (cover method) involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. As a result, the roof becomes double-layered. Since the roof is layered, it is also referred to as “重ね葺き” (kasane-buki).
Advantages of the Cover Method
By placing a “new roof” over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.
The only parts that require demolition and waste disposal are typically the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The cover method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” Rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.
Additionally, it can be completed in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is erected, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. The ability to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed type of work we undertake. We are very grateful that we continuously carry out roof overlay (cover method) projects without interruption.
The Necessity of Roof Work (Roof Repair) and Maintenance Schedule
◇ Necessity of Roof Work and Maintenance
・The Necessity and Purpose of Roof Work
The roof is directly exposed to damage from rain, wind, and ultraviolet rays, and problems such as cracks and leaks become apparent over time. By performing roof work, we enhance the durability of the building and maintain a comfortable living space. Additionally, improvements in energy efficiency can be expected. For example, using highly insulating roofing materials can lead to reduced heating and cooling costs.
In terms of long-term cost performance, roof work can be considered an important investment.
・Schedule for Roof Work (Roof Repair)
Depending on the type of roofing material and the local climate, roof work (roof repair) is generally performed every 10 to 15 years. After that, it is advisable to conduct inspections approximately every five years and perform repairs or painting as needed. Regular maintenance allows for early detection of minor deterioration or damage, which can reduce the risk of large-scale construction or repairs.
However, this is merely a guideline, and it can vary based on the roofing material and environmental conditions such as high humidity, strong winds, and snowfall. Under severe weather conditions, more frequent checks may be necessary. Additionally, roof work (roof repair) involves working at heights, so it is advisable to hire a professional contractor.
Post-Construction Maintenance
◇Importance of Post-Construction Maintenance
Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to rapid deterioration of newly painted exteriors and repaired roofs, resulting in the risk of incurring high costs. The exterior walls and roofs of buildings are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance minimizes damage and helps maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the associated significant expenses.
◇Maintenance Methods and Frequency
One effective method for post-construction maintenance is inspections by specialized contractors. This allows for early detection and repair of even minor damages. The recommended frequency for maintenance is generally exterior painting every 5 years and roof repairs every 3 years. This is just a guideline and may vary depending on local climate conditions and the structure of the home.
