I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior wall painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of an exterior renovation project in Nerima-ku, Tokyo.
There are several types of exterior renovations, and this project involves partial roof replacement and the roof overlay (cover method) using Ridgeway!

We partially replaced areas where the underlying material was corroded.

We received a request for roofing work due to a leak!

Roof Overlay (Cover Method) Construction Steps (Partial Replacement)

1. Existing Roofing Material Demolition

We will begin by demolishing the existing roofing materials! Due to significant deterioration, it is clear that the existing waterproof sheet has also deteriorated considerably. The underlying material is quite corroded, which was the source of the leaks.

2. New Sheathing Installation

After demolishing the existing roofing materials, we will process and install new sheathing to fit the dimensions!

3. Existing Roof Ridge Cap Demolition

Now we will proceed with the roof overlay (cover method)! We will dismantle the unnecessary ridge flashing for the overlay!

4. Roofing Installation (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadis Self!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will securely attach it with steel plate chips to prevent it from blowing away.

5. Custom Fabrication (Eaves, Gable, Valley)

Before the main roof installation, we will fabricate and install custom parts such as eaves and gable flashing!
The materials used for these parts are galvalume steel sheets.

6. Main Construction (Asahi Fiberglass/Ridgeway)

After processing the

components, we will install the Ridgeway main body up to the ridge! We will apply single cement at the overlapping areas during the installation.
Once we have installed up to the ridge, we will place the necessary materials called “kanban” to secure the ridge flashing. There are two types of kanban: cedar and resin, and this time we used the resin type!
The resin type is expected to have three times the durability compared to the cedar type!

7. Ridge Flashing & Sealing

We will process and install the ridge flashing. We will thoroughly apply sealing on the inside of the joints.
At the wall edge, we will process and install a component called rain stop flashing.
We will use stainless steel nails and screws that are resistant to rust!

8. Cleaning

Cleaning
We will clean up any debris that has fallen onto the balcony and rain gutters. We will conduct a thorough cleaning to prevent injuries from nails and metal scraps. The balcony will also be restored to its original state, marking the completion of the work!

The roofing material used is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Additionally, because it uses fine natural stones on the surface, you won’t be troubled by rain noise.
Moreover, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

* After installation, some of the surface decorative stones may fall off for about a week, but this does not indicate any quality issues.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since the “new roof” is placed over the “current roof,” there is almost no need for demolition work, meaning that very little waste is generated.
This is its biggest feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter timeframe than painting or re-roofing. A short construction period means lower labor costs, which in turn makes the expenses more affordable.
This also reduces the psychological anxiety of having to live in an environment that is different from usual.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to your normal life in a short period is a significant advantage.
