Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. The target is two-story or lower wooden houses built before May 31, Showa 56, owned and inhabited by villagers. As the only village in Kanagawa Prefecture, Kiyokawa Village is focused on migration and settlement. It is characterized by generous incentives for renovating vacant houses for rental and acquiring used homes. There are no restrictions on contractors for vacant house renovations within the village.
The vacant house rental housing renovation subsidy is 1/2; upper limit 500,000 yen (a pledge to publish in the vacant house information provision project is required). The housing acquisition incentive is 500,000 yen for settlement plus construction/renovation additions (500,000 yen for contractors within the village and 200,000 yen for contractors outside the village) plus additional incentives for migrants, totaling up to 1,500,000 yen. The residential renovation subsidy is 1/2 with a maximum of 200,000 yen (covering 8 areas such as water facilities, roofs, exteriors, interiors, insulation, and windows). The subsidy for disaster prevention construction costs for individual residential land (retaining walls and fences) is also 1/2 with a maximum of 100,000 yen. Kiyokawa Village, as the only village in Kanagawa Prefecture, is actively promoting migration and settlement, and subsidies for wooden house seismic reinforcement projects (1/2 for renovations, up to 500,000 yen; 3/4 for diagnostics, up to 750,000 yen), renovation subsidies for vacant rental houses (1/2, up to 500,000 yen), housing acquisition incentives (including used houses, up to 1,500,000 yen), and subsidies for solar power, etc., are expected to be available even for our company outside the village (the renovation addition for housing acquisition incentives is 200,000 yen for contractors outside the village). Due to the significant temperature differences in the mountainous area, insulation renovations are effective. Please note that general housing renovation subsidies and disaster prevention measures for retaining walls and fences are limited to contractors within the village, so our company is not eligible for those (we will provide honest guidance).
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it starts from around 5 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic upgrades can exceed 10 million to 20 million yen. First, we will conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” is structured so that registered contractors (construction companies) apply. For seismic renovations or housing modifications under nursing care insurance in your city or ward, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will organize and provide information on “which systems can be used,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Leaving a vacant house can lead to issues such as the progression of leaks and termite damage, deterioration of the exterior walls and roof resulting in a decrease in asset value, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Conducting inspections early and performing necessary renovations according to your plans to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic safety. How can I assess the seismic resistance of a used detached house?
The construction period is a significant guideline. Let’s check if it is after June 1981 (new seismic standards) and further after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before that, we recommend a seismic diagnosis. Your municipality may also offer subsidies for seismic renovations of wooden houses, which can significantly reduce costs if you qualify (for details, see the above subsidy section). Will I need temporary housing during the construction? How long will it take?
It depends on the scope of the work. For exterior renovations or partial interior work, it is often possible to carry out the work while you are living in the house. However, for large-scale full renovations, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.
