01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Takatsu-ku
Takatsu-ku, Kawasaki City is a highly convenient area centered around Mizonokuchi and Futako, where the Tokyu Den-en-toshi Line and Nambu Line intersect. It features a mix of flat land along the Tama River and hilly residential areas like Kuji and Kajigaya, where commerce and housing coexist in a well-balanced manner.
Residential areas developed during the Showa era are now entering a generational transition period, with many homes reaching 40 to 50 years old. This is why the option of “buying a used house or condominium and renovating (renovation) it to suit one’s lifestyle” is expanding in Takatsu-ku.
Convenience Centered Around Mizonokuchi
With Mizonokuchi at the center where the Den-en-toshi Line and Nambu Line intersect, there is a rich mix of commerce and housing. The movement of buying used properties and renovating them is active.
Mixed Terrain of Flat Land and Hills
There is a mix of flat land along the Tama River and hilly residential areas like Kuji and Kajigaya. It is important to check for retaining walls, drainage, and flood prevention measures based on the location.
Updating of Showa Era Detached Houses
Houses that were initially sold as detached homes are now around 40 to 50 years old. There is a strong demand in this area to update the exterior, water facilities, and insulation to match modern living standards.
Be Cautious of the “Boundary” of New Earthquake Resistance Standards
The earthquake resistance of used houses varies significantly depending on the construction period. It is important to determine whether the house was built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points to consider, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten Co., Ltd., aimed at those considering renovating used properties or vacant houses in Takatsu-ku without making mistakes.
The Most Important Thing is “Comparative Estimates”
To avoid mistakes in renovations, the most crucial step is comparative estimates. First, obtain estimates from at least three companies that operate in the Takatsu-ku area. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for utilizing used properties through renovations. Interest in purchasing used houses for renovation and revitalization is also on the rise. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older homes often have issues with the roof, exterior walls, and water facilities, making them difficult to live in as they are. By renovating and updating the equipment and interior, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses tend to be valued low in their current state, but renovations can enhance their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases made for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the use and conditions, they may also qualify for subsidies or tax incentives, leading to an increase in people utilizing vacant houses for business.
03Points to Consider When Renovating Vacant or Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle the renovation. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly in line with your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Condition of the Building
For used properties and vacant houses, it is crucial to check which parts have deteriorated and to what extent beforehand. Since the property has been lived in by someone else, many internal damages may not be apparent without investigation. Conduct a current condition survey before starting work to identify hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and homes built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation performance.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving renovations, and barrier-free modifications. Tax deductions include the “housing loan tax deduction” when using a mortgage, and there are systems that allow for deductions on certain costs even when using personal funds. These can sometimes be used in combination, so it is essential to check in advance and plan to utilize them strategically for a successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Takatsu Ward

One way to renovate used properties and vacant houses affordably is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Takatsu Ward may be able to use.
*The following information is as of September 3, 2026. The content, duration, and budget of the systems change each fiscal year, and many will end once the budget limit is reached. Please check for the latest information with our company or the respective offices before applying. Kakeru Koumuten can assist with confirming the systems and necessary documents, but the applicant and application methods vary by system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This is a successor program to the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation for openings (windows) and the building structure, and is applicable to eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention improvements, and barrier-free renovations.
Subsidy upper limit guidelines: For houses built before 1991, up to 1,000,000 yen per unit (50,000 yen depending on the construction content); for houses built between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start after November 28, 2025, and applications are accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.
This program covers window insulation renovations, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is substantial and effective for addressing cold, heat, and condensation issues. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications have been accepted since March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.
This program targets the replacement of water heaters with high-efficiency models such as EcoCute, hybrid water heaters, and EneFarm. It is well-suited for older properties planning to replace their water heaters.
Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start after November 28, 2025, and applications have been accepted since March 31, 2026 (early termination may occur if the budget limit is reached).
Kawasaki City Program
This is the main program for reinforcing old wooden houses against earthquakes. It is effective for earthquake resistance renovations combined with the purchase of existing detached houses. Dispatch of earthquake diagnosis specialists is available for free.
Building renovations: General households up to 1.3 million yen / Non-taxable households up to 1.8 million yen (subsidy rate 4/5). Partial renovations: General 1 million yen / Non-taxable 1.35 million yen. Eligible properties are wooden houses of two stories or less built using traditional framing methods, with construction started before May 31, 2000. As of April 2026 (Reiwa 8), the scope has been expanded to include wooden houses built under new seismic standards (up to May 2000). Please check for changes in the application period and budget status (Contact: City Planning Bureau). For details, visit the official page of Kawasaki City.
This program is for individuals aged 65 and older who have received certification for needing assistance or higher. Renovations for bathrooms, entrances, hallways, stairs, etc., that are “not covered” by nursing care insurance are eligible, and it is also useful when utilizing used houses for multi-generational living.
Standard limit amount is 1 million yen. The user burden rate is set in 7 levels according to income. Pre-consultation before starting construction is required (applications after construction has started are not eligible). For details, visit the official page of Kawasaki City.
This program is for individuals who have received certification for needing assistance or nursing care. Eligible renovations include the installation of handrails, elimination of steps, changes to flooring materials, and replacement of doors and toilets.
Out of the payment limit standard amount of 200,000 yen, those with a 10% burden will receive 90% (maximum 180,000 yen). There may be cases of 20% or 30% burden depending on income. Pre-application before starting construction is necessary.
This city program is for those looking to install solar power and storage batteries in conjunction with the renovation of used properties. There are also subsidies for ZEH (Net Zero Energy House) initiatives.
Main guidelines: Solar Power (not subject to FIT) 70,000 yen/kW, maximum 280,000 yen; Storage Batteries 100,000 yen/kWh, maximum 700,000 yen; ZEH/ZEH Oriented 250,000 yen/unit; ZEH+ 400,000 yen/unit. Applications for FY 2026 are being accepted from April 24 to December 28 (until the budget is reached). For details, visit the official page of Kawasaki City.
* In Kawasaki City, there are no city-specific subsidies for general renovations such as exterior wall painting or roof repairs, nor for insulation improvements themselves. For insulation and window work, it is essential to utilize the national “Housing Energy Efficiency 2026 Campaign” mentioned above.
View information on renovation tax reductions and other systems
- Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction projects related to earthquake resistance, energy conservation, barrier-free design, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Property Tax: There is a system that reduces property tax for a certain period for earthquake resistance renovations, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy Efficiency Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3 with a maximum of 150,000 yen. The first phase has ended, but additional applications are planned from September 7 to September 30, 2026, only through electronic application and on a first-come, first-served basis (approximately 25 cases). Applicants must apply personally, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.
While subsidies and tax reductions can sometimes be combined, there are restrictions on duplication for the same construction work. Kakeru Koumuten will organize and propose which systems can be used for your construction after conducting a site survey.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Aoba-ku
There are many renovation companies that serve Aoba-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following 5 points.
- Rich experience in renovation work
- Check for warranties and aftercare services
- Obtain estimates from multiple contractors (at least 3 companies)
- Confirm whether they perform renovations in-house
- Check if they offer color simulations and perspective drawings
1. Rich experience in renovation work

Many renovation contractors publish their work results on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the project after hiring, giving you peace of mind. If you’re feeling uncertain, choose a contractor with ample experience.
Google and review sites can also be helpful. It’s important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but don’t make your decision based solely on reviews; consider the work results, estimates, and warranty details comprehensively.
2. Confirm the presence of warranties and aftercare services

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services separately, so be sure to check that as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services and send out annual reminder DM, allowing for annual inspections.
Click here for more details on Kakeru Koumuten’s warranties and aftercare services
3. Obtain estimates from multiple contractors (at least 3)

When requesting renovations, make sure to obtain estimates from multiple contractors. Even for the same work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes it easier to negotiate prices.
When comparing estimates, look closely at not just the costs but also the “items in the estimate,” “check the undercoat materials, sealing materials, and auxiliary paint,” and “confirm the process.” Lowering the rank of auxiliary parts or skipping steps can reduce costs, so it’s important to not judge solely based on price.
See detailed points for comparing estimates
4. Confirm whether the company performs renovations in-house

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design,” to propose the optimal plan. While there is nothing inherently wrong with a system where a partner company performs the construction, it is important to confirm whether the contracting company understands the construction details and has clearly defined responsibilities for quality control and guarantees. With in-house construction, it is easier to coordinate with the site, allowing for quick responses in the event of any troubles.
5. Do they support color simulations and perspective drawings?

Choosing colors and envisioning the look after construction can be challenging for both exterior and interior projects. Having simulations can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the construction is done, it is advisable to choose a company that can accommodate flexible simulations.
08Reasons Why Kakeru Koumuten is Chosen for Renovations of Used Houses in Takatsu-ku
One reason is that “Kakeru Koumuten is also close to Takatsu-ku,” but
“Our unique approach to renovating vacant and used properties that cannot be imitated by other companies”
has received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for renovations in Takatsu-ku. Please compare our estimates with those of other companies.
The most important aspect of renovations is getting multiple estimates. Request estimates from at least three renovation contractors that cover Takatsu-ku!

We are confident in our plans and costs, so we welcome competitive estimates.

6. Human Resource Development

We create various models for skill enhancement and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we conduct regular skill enhancement training so that each staff member can respond to various sites.

Kakeru Koumuten Co., Ltd. also handles solar power system installations and will propose solar panels tailored to the shape of your roof. We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Takatsu-ku|Frequently Asked Questions
We will answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Takatsu-ku.
Is it better to renovate after buying a used property or to consult before purchasing?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter unexpected construction costs after purchase. By having Kakeru Koumuten Co., Ltd. check the condition of the property you are considering in advance and provide an estimate for necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Takatsu-ku?
It depends on the condition of the building, but we prioritize areas that, if left unattended, can lead to further damage, such as leaks, termites, and structural or seismic issues. After that, we will decide on the order of roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on your daily life. In residential and commercial areas along the Den-en-toshi Line and Nambu Line, roofs and exterior walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.
I bought a used house in Takatsu-ku. What should I look at first?
Aoba-ku is a mix of flat land along the Tamagawa River and hilly residential areas such as Kuji and Kajigaya. In the hilly residential areas, it is recommended to check retaining walls, slopes, and drainage, while in the lowlands near the Tamagawa River, checking the hazard map is advisable. Many Showa-era detached houses often see the roof and exterior walls reaching the end of their lifespan first, so we recommend starting with inspections of the exterior and seismic resistance. We also suggest the Kawasaki City wooden house seismic renovation subsidy (general maximum of 1.3 million yen, subsidy rate of 4/5).
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic renovations or home modifications under nursing care insurance in your city or ward, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of water leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Early inspections and necessary renovations according to your plan to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Your city or ward may also have subsidies for seismic renovations of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Aoba-ku within your service area? Will there be a travel fee?
