Points to Note and Construction Methods for Exterior Painting of Mitsui Home Buildings!

Hello! We are Kakeru Koumuten Co., Ltd., a roofing, exterior painting, and exterior renovation specialist located in Aoba-ku, Yokohama, Kanagawa Prefecture!

This time, we will introduce in detail the features of Mitsui Home and the methods for renovation (rehabilitation).

Of course, we can also handle exterior renovations for homes built by house manufacturers, so if you have any concerns regarding your home, whether it be repairs or renovations, please feel free to contact us!

What is Mitsui Home?

Mitsui Home Co., Ltd. is one of the largest single-family home manufacturers in Japan, primarily focusing on wooden custom homes, and also widely engaged in rental housing and overseas area projects.

  • Founded: 1974

  • Headquarters: Tokyo

  • Total number of homes built: Over 250,000

  • Brand series: Langley Series, Lucas Series, Scala Series
             La Seine Series, Select Series

Common Exterior Features of Mitsui Homes

A significant feature of buildings constructed by Mitsui Home is the adoption of exterior wall materials that balance durability and design as standard specifications.

Due to their superior durability, caution is necessary when repainting, so we recommend entrusting the work to a contractor experienced with Mitsui Home!

Main Paints and Exterior Materials Used by Mitsui Home

We will introduce the main paints and exterior materials used by Mitsui Home.
Our company can handle exterior wall replacement and exterior painting work, so please contact us for more information.

[Spray Finish] SB Finish

Because there are no seams (joints), the appearance is clean and luxurious, and since it is a spray + mortar-based substrate, it is easy to achieve design flexibility (relief, shadows, texture).
However, one should be cautious of potential issues unique to mortar, such as “cracking,” “chalking of the paint film,” and “deterioration due to rain, wind, and UV rays.”

Among the paints used for exterior painting by Mitsui Home, “SB Finish” and “MG Clay” are widely adopted as standard spray finish materials.

“SB Finish” and “MG Clay” are manufactured by the paint manufacturer “SK Kaken” as exclusive exterior finishing materials for Mitsui Home.

During maintenance, for spray-finished exterior walls, we recommend applying a primer with filler before applying inorganic paint.

【In-House Developed Exterior Wall】BSW (Block & Seamless Wall)

This is an exterior wall system uniquely developed by Mitsui Home, designed with high performance in both structure and finish.
Its feature is a “seamless” structure with no joints. This helps to suppress the intrusion of external heat, sound, and rainwater, while enhancing fire resistance, sound insulation, waterproofing, and impact resistance. The structural base uses a material called “Super Fine Crete.” During maintenance, for spray-finished exterior walls, we recommend applying a primer with filler before applying inorganic paint.

【High Weather Resistance Exterior Wall】Siding & Tile

In addition to spray finishes and seamless specifications, if maintenance is a priority, you can choose tile finishes or high-weather-resistant siding materials for your exterior wall.
Examples include exterior wall tiles (e.g., brick-like “Grandidolite,” ceramic texture “Célavio R”) and high-weather-resistant siding.
These options are recommended for those who want to “reduce repainting frequency” or “emphasize a sense of heaviness and longevity.”
For these siding materials and tile exterior walls, we recommend maintenance through cleaning, painting, and joint sealing replacement.

Silicone-based paints have high resistance to UV rays and rain, and they achieve a uniform finish, making them a recommended choice for mortar exterior walls and lap siding.

Mitsui Home’s Roofs and Rooftops

We will introduce the main roofing materials used by Mitsui Home.
The following roofing materials can be used for roof replacement or roof overlay work, so please contact us for more information.

Slate Roof

Slate roofs are widely used roofing materials at Mitsui Home.

The characteristics of slate roofs include being lightweight, easy to install, and offering excellent cost performance. Compared to other roofing materials, they can be installed relatively cheaply, making them a popular choice. However, they have a shorter lifespan and lower waterproofing compared to other roofing materials, so regular roof painting or roof overlay maintenance is necessary.

Sanshu Tile Ceram 21S Type Euro Series (Western Tile Type)

Western tile roofs are also used in Mitsui Home’s design houses.

These Spanish-style design tiles are often chosen when a striking appearance is desired through free combinations. They also have a high durability, but regular high-pressure cleaning and roof painting maintenance is recommended.

Senator (Tile / Tohaku Stone Pattern Tile)

This tile features a Tohaku stone pattern and is sometimes chosen to create a modern impression. It is said to be compatible even with a roof slope of 2 inches. Like the others, it has a high durability, but regular high-pressure cleaning and roof painting maintenance is recommended.

Mitsui Home’s Balconies

Most of the waterproofing for balconies in buildings constructed by Mitsui Home uses FRP waterproofing (glass fiber mat + polyester resin coating) + top coat finish.

The construction procedure consists of the following steps: ① Substrate treatment → ② Primer application → ③ Glass mat installation → ④ Polyester resin application → ⑤ Intermediate coating → ⑥ Polishing and cleaning → ⑦ Topcoat application → ⑧ Final inspection and handover

Regarding waterproofing work, our company is capable of performing FRP waterproofing, so please contact us for more information.

Joint (Sealing) of Mitsui Home

The joint refers to the gap (joint part) between building materials.

Water and moisture can penetrate through the joints more than through the exterior walls, which can adversely affect the entire home.

The intention is to achieve a balance between “functionality (waterproofing and flexibility)” and “aesthetic quality (discreet joint treatment).”
The structure and specifications of the exterior wall (sprayed mortar, lap siding, tiles) are closely related to the joint composition, and the design of the joints and sealing varies depending on the materials and specifications.
Continuous maintenance and replacement are essential, and joint sealing is a critical point for the longevity and performance maintenance of the home.
We can also perform this work, so please contact us.

Points to Consider When Painting the Exterior of Mitsui Home

When painting the exterior of a Mitsui Home building, there are three main points to consider.

1. The necessity of painting maintenance
2. The amount of paint to be used
3. Sealing around windows and sashes

We will explain each point in detail!!
We can also perform this work, so please contact us.

1. The Necessity of Painting Maintenance

Lap siding is not particularly long-lasting, and like other exterior materials, it is recommended to perform painting maintenance after about 10 years.

Exterior materials deteriorate over time, and the paint surface may fade or become dirty.

Moreover, if the paint film deteriorates, the waterproofing performance may decline, potentially allowing rainwater to penetrate. To prevent this, regular painting maintenance is crucial.

2. The Amount of Paint to Be Used

The surface of lap siding has considerable unevenness, requiring thorough painting of even the fine details.

This unevenness tends to increase the actual painted area, resulting in a greater amount of paint needed.

Since more paint may be required, the cost of the painting work could increase, making it important to plan with a sufficient budget.

Additionally, the increased amount of paint may extend the duration of the painting work, so the construction schedule also needs to be considered.

3. Sealing Around Windows and Sashes

In lap siding, sealing around windows and sashes is an important maintenance point.

These areas are more prone to deterioration compared to regular siding, and it is common to replace the sealing during painting.

Deterioration of the sealing can lead to a decline in waterproofing performance, so thorough maintenance is necessary.

Particularly around windows and sashes, which are crucial for preventing rainwater intrusion, regular inspections and replacement of sealing as needed are required.

Lap siding is chosen by many homeowners for its beautiful appearance and design, but proper maintenance is essential to maintain its aesthetic over the long term.

By regularly performing painting maintenance and resealing, you can extend the lifespan of your exterior walls and maintain the comfort of your home.
