If applications are open, the subsidy for window insulation (double windows, multi-layer glass) has a maximum limit of 1,000,000 yen based on performance and size, LED lighting covers 50% of eligible expenses with a maximum of 1,000,000 yen, solar power, storage batteries, and fuel cells cover 20% of eligible expenses, and high-efficiency gas water heaters are 30,000 yen per unit. The cost of a full renovation for a detached house varies greatly depending on the size of the building, its condition, the scope of work, and the grade of equipment. Even for partial renovations, costs typically start from around 8 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic upgrades can exceed 15 million to 30 million yen. This is a general guideline, so we will first conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” is a system where registered contractors (construction companies) apply. For seismic renovations or home modifications under long-term care insurance in your city or ward, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will also organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land in fixed asset tax may be revoked. Early inspections and necessary renovations according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards) and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. There are also subsidies for seismic renovations for wooden houses in your city or ward, which can significantly reduce costs if eligible (for details, see the subsidy section above). Will I need temporary housing during construction? How long will it take?
This depends on the scope of work. Exterior renovations and partial interior work can often be done while you are still living in the house, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
