Points to Note and Construction Methods for Exterior Painting of Misawa Homes!

Hello! We are Kakeru Koumuten Co., Ltd., a roofing, exterior painting, and exterior renovation specialist located in Aoba-ku, Yokohama, Kanagawa Prefecture!

This time, we will introduce the house manufacturer Misawa Homes, detailing its features and renovation (rehabilitation) methods.

Of course, we can also carry out exterior renovations for homes built by house manufacturers, so if you have any concerns regarding your home, whether it be repairs or renovations, please feel free to contact us!

What is Misawa Homes?

Misawa Homes Co., Ltd. is a major house manufacturer under the Toyota Group, engaged in custom homes, renovations, and real estate business.

  • Established: 1967

  • Headquarters: Tokyo

  • Total number of buildings constructed: Approximately over 1 million
           *Exact number not publicly disclosed

  • Brand series: “Century”, “Genius”, “Smart Style”, “MJ Wood”

They are a top-class house manufacturer in the industry in terms of “structural framework”, “earthquake resistance”, and “design quality”.

Common Exterior Features of Misawa Homes

The notable feature of buildings constructed by Misawa Homes is their adoption of exterior wall materials that balance durability and design as standard specifications.

In Misawa Homes’ wooden houses, they utilize a unique development method called Wood Panel Adhesive Method.
The Wood Panel Adhesive Method involves securely “surface bonding” wood panels that are 120mm thick using high-performance polymer adhesives with industry-leading strength and screws that have about twice the load-bearing capacity of standard nails.
Houses constructed using this Wood Panel Adhesive Method are referred to as “monocoque structure” houses.
The monocoque structure provides high durability against distortion and twisting.

Due to its superior durability, caution is necessary when repainting, so we recommend entrusting the work to a contractor experienced with Misawa Homes!

Main Exterior Wall Materials of Misawa Homes

We will introduce the main exterior wall materials used by Misawa Homes.
We can also carry out replacement work and exterior painting work for the following exterior wall materials, so please contact us for more information.

PALK (Paruku)

This exterior wall material is made from almost the same materials as general ALC, primarily consisting of siliceous rock, cement, and raw coal. It is characterized by containing air bubbles inside, which helps to expel moisture from within the exterior wall.
Additionally, with a thickness of 80mm, it excels in sound insulation, noise reduction, thermal insulation, and airtightness. The double-reinforced structure embedded within also provides high strength and excellent fire resistance.
For maintenance, it is recommended to apply a sealer to prevent air from entering between the exterior wall and the oil film, followed by applying filler, an intermediate coat, and a top coat.

Tile Exterior Wall

The tile exterior wall from Misawa Homes is broadly categorized into two types of construction methods.

The preset method type, which prepares large panels in advance, and the seamless style installation method that minimizes sealing parts are the products available.

Depending on the product, it also features a function called nano hydrophilic technology, which helps to wash away dirt with rainwater. Therefore, when painting, it is necessary to use a specialized primer with excellent adhesion.

The types of tile exterior walls have a rich lineup, including
the three-dimensional SAIMON, the dense M border, and the attractive M mosaic with square tiles.
For maintenance, it is recommended to use inorganic, fluorine-based, or silicone-based clear coatings.

Spraying

The biggest advantage of the spraying method is that it allows for painting a wide area in a short time.
This shortens the construction period and helps to reduce overall costs.

By spraying the paint evenly, it results in a beautiful finish without unevenness.
Depending on the spray gun used, intricate designs and patterns can also be reproduced.
It can flexibly accommodate complex shapes of exterior walls, making it suitable for a variety of house designs.
For maintenance, it is recommended to apply filler as a primer before applying inorganic paint for sprayed exterior walls.

Roof and Rooftop of Misawa Homes

Here, we will introduce the main roofing materials used by Misawa Homes.
We can also perform roof replacement and roof overlay construction for the following roofing materials, so please feel free to contact us.

Slate Roof

Slate roofs are widely used materials even at Misawa Homes.
The standard slate roofing material at Misawa Homes is the thin slate tile 【Colonial Grasa】 sold by Keimyuu.

The characteristics of slate roofs include being lightweight, easy to install, and having excellent cost performance. Compared to other roofing materials, they can be installed relatively cheaply, making them a popular choice.

Colonial Grasa is said to have a lifespan of about 30 years, but since it has not yet been 30 years since its sale in 2006, the actual lifespan remains unknown.
However, slate roofs generally have a relatively shorter lifespan, requiring regular maintenance every 10 to 15 years.

Slate roofs, including Colonial Grasa, can also be maintained through painting, but depending on the situation, we may recommend roof overlay (cover method) or re-roofing.

Galvalume Steel Plate

This high-performance roofing material is expected to have a durability of over 30 years and is popular for its stylish design.
Its features include being lightweight, excellent in seismic resistance, and highly durable.

Vinyl Steel Plate

Occasionally seen in steel-framed buildings.
It is adopted for homes in areas prone to salt damage along the coast due to its high durability. However, even though it has a long lifespan, regular maintenance is still necessary.

Balconies at Misawa Homes

Many of the balcony waterproofing in buildings constructed by Misawa Homes utilize the double waterproofing method + 9-layer structure.

“We pay meticulous attention to the waterproofing of roofs and balconies… Durable and weather-resistant vinyl sheet waterproofing is laid over the base plywood, achieving high waterproofing performance over the long term along with floor finishing materials that also protect the vinyl sheet material.”

→ In other words, in some cases, “polyvinyl chloride (PVC) sheet waterproofing” is used for the balcony and roof balcony areas.

→ Furthermore, the expression “9-layer structure and double waterproofing method” is used for the exterior walls and structural components, emphasizing a design focused on preventing moisture and rainwater intrusion.
We recommend contacting a contractor who has experience with this type of construction.
This construction is also possible with our company, so please feel free to inquire!

Joints (Sealing) at Misawa Homes

Joints refer to the gaps (joint areas) between building materials.

Joints can allow rainwater and moisture to penetrate more than the exterior walls, negatively affecting the entire home.

At Sekisui House, modified silicone (MS type) is often used.

Reasons for Frequent Use

・Easy to paint (can apply exterior wall paint from above)
・High adhesion
・Stable outdoor durability
・Good compatibility with siding
・Existing sealants are often MS type, allowing for compatibility with replacements

Common Product Examples

Auto Chemical Industry: Auton Exceed
Sharp Chemical Industry: Sharpie MS
Cemedine: Modified Silicone Sealant
Konishi: Bond MS Seal

Misawa Homes focuses on durability, so modified silicone (MS) is often recommended for recent exterior wall painting. We can carry out this construction, and we can also provide suggestions on which sealing materials are best.

Points to Consider When Painting the Exterior of Misawa Homes

When painting the exterior of Misawa Homes buildings, there are six main points to consider.

1. Special treatment is required for wood panel structures (surface material structures)
2. The joint (sealing) specifications are special, so appropriate material selection is essential
3. There may be a mix of tile exteriors and siding, so confirmation is necessary
4. There may be cases where non-paintable materials are used
5. The waterproof structure of eaves and balconies is special and water drainage is difficult
6. It may look like ALC but is actually a wood panel, making it easy to misjudge

We can also carry out the above construction, so please contact us for inquiries.
We will explain each point in detail!!

Special Treatment Required for Wood Panel Structures (Surface Material Structures)

Misawa Homes adopts wood panel structures (surface material structures).

Therefore, it is crucial to prevent water and moisture from entering the exterior wall.

Points of Caution

・Excessive pressure during high-pressure washing can cause the wood surface material to absorb water easily
・Deterioration at gaps and edges of the exterior wall poses a high risk of water leakage
・Water absorption from joints can easily damage internal panels

➡️ Careful washing and joint treatment are essential.

Special Joint (Sealing) Specifications Require Appropriate Material Selection

At Misawa Home,

the sealing around the exterior wall joints and sashes is the “front line” in preventing water leaks.

Key Points to Keep in Mind

Existing joints are often made of modified silicone (MS) or urethane.
・For siding, removal and replacement is standard (adding more is not allowed).
・Use the dedicated primer for that product.

Since many properties have narrow joint widths, it is easy to under-apply the sealant.

Check for the Presence of Mixed Tile Exteriors and Siding

Misawa Home’s “tile exterior” is designed for high durability,

and painting it forcibly may lead to accelerated deterioration.

Points of Caution

・Do not paint tiles (clear coating for protection is possible).
・Joint sealing often deteriorates.
・If there are tile lifts or cracks, repairs should be done first.

Especially with “hybrid” or “stain-resistant tiles,” painting can easily lead to poor adhesion.

There May Be Non-Paintable Materials Used

When it comes to painting houses from manufacturers, it’s also important to know how they will respond to issues or defects after construction. What is the warranty period? Will they provide repair services if problems arise? These need to be confirmed in advance.
Also, check for whether a warranty certificate is issued and whether regular inspections are conducted.

Special Waterproof Structure for Eaves and Balconies Makes Water Drainage Difficult

Misawa Home properties often have special materials not seen in typical homes.

Examples of Non-Paintable and Caution Required

・Resin-based fascia
・Resin-made auxiliary parts
・Exterior walls with stain-resistant coatings
・Aluminum-formed balcony railings
・Some ventilation hoods (heat-resistant type)

➡️ It is essential to “check the material” before painting.

Be Cautious as It May Look Like ALC but Actually Be Wood-Based

Many properties use “vinyl sheet waterproofing” at Misawa.

Points of Caution

・Removing the terrace board exposes the sheet directly.
・The drain may have a special shape.
・Applying high-pressure washing to the edges of the sheet can risk leakage.
・Minor cracks do not require painting; the “waterproof sheet is the main body.”

➡️ For Misawa balconies, waterproof inspection is more important than painting.
