BEFORE

AFTER

Hello!
We are Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of an exterior renovation project in Miyamae-ku, Kawasaki City.
The work this time involves the Hiranbee 220 roof overlay (cover method) and solar panel removal and reinstallation!

When performing a roof overlay on a roof with solar panels, it is essential to remove and reinstall the solar panels.
The base rack (hardware) for the slate solar panels is fixed directly to the roof by drilling holes.
The base rack for the Hiranbee 220 solar panels uses a catch method that secures the rack without drilling holes directly into the roof material.

Thank you very much for choosing Kakeru Koumuten Co., Ltd. among many contractors.

Roof Overlay Construction Procedure

1. Temporary Removal of Solar Panels

We will temporarily dismantle the solar panels. The removed solar panels will be reused, so we will carefully store them to protect them from rain. The existing slate base rack will be dismantled and disposed of. We will also repair any holes left in the roof after disposal.

2. Installing Roofing (Waterproof Sheet)

Next, we will apply the waterproof sheet! The roofing used is Jouyu Pulp Industry/Sunlight G!
This material is modified asphalt roofing, which is said to have twice the durability of regular asphalt roofing.
If the roofing is solid and serves its primary waterproofing role, there will be no leaks! We will ensure it is firmly applied to prevent it from blowing away.

3.Accessory Processing (Karakusa and Keraba)

Before the main roof construction, we process accessories such as keraba and karakusa for installation!

The materials used for the accessories are made of galvalume steel.

4.Main Construction (Inagaki Shouji/Hiranbee 220)

After processing the accessories, we will install the Hiranbee main body up to the ridge! Snow guards will also be installed while laying the roofing material!
Once we reach the ridge, we will install the necessary materials to secure the ridge board, known as kanban. There are various types of kanban made from cedar, resin, and galvalume copper, and this time we used cedar!

5.Ridge Cap and Wall Flashing (Rain Guard) & Sealing at Various Locations

Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. For the wall, we will process and install a rain guard flashing.
We use stainless steel nails and screws that are resistant to rust for securing!

6.Installation of Solar Panel Racks

After completing the roofing work, we will install racks for the solar panels! Since it is a catch-type installation that does not require drilling holes in the roof, it is safe from leaks!

7.Installation of Solar Panels

We will return the removed solar panels to their original position to complete the job! Finally, we will check to ensure they are generating power properly.

8.Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove nails and metal scraps to prevent injuries. The balcony will also be restored to its original condition, completing the work!

About Roofing Materials

The roofing material used is Hiranbi 220 from Inagaki Shouji.
Hiranbi 220 comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
For re-roofing and roof overlay, we also provide a 10-year construction warranty!
If there are any leaks within 10 years, we will make repairs free of charge.
Made of Galvalume steel, it is resistant to rust.
The formed panels feature an iris fold and ripple processing to prevent distortion and enhance strength, as well as improve water drainage and aesthetic effects.

Additionally, it excels in finish, durability, sound insulation, and wind resistance, and is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
In the recent overlay (cover) work, the roof becomes double-layered, which increases the weight; however, Hiranbi is a lightweight roofing material, making it suitable for overlay (cover) work.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is produced.
This is its most significant feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge caps, making it more cost-effective compared to complete roof replacements.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in constructions before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which produces almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as they are not destroyed or crushed, they will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.

Additionally, the construction can be completed in a shorter period than painting or full replacements. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
The psychological anxiety of having to live in an unusual environment is also reduced.
If scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or opening windows. Being able to return to your normal life in a short time is a significant advantage.

Our company specializes in roofing work, and the roof overlay method is the most frequently performed service we offer. We are very grateful that we consistently have ongoing projects for roof overlay work.

Post-Construction Maintenance

◇Importance of Maintenance After Construction

Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to rapid deterioration of newly painted exteriors and repaired roofs, resulting in the risk of incurring high costs. The exterior walls and roofs of buildings are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance can minimize damage and help maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the associated significant expenses.

◇Maintenance Methods and Frequency

One effective maintenance method after construction is inspections by specialized contractors. This allows for early detection and repair of even minor damages. The recommended frequency for maintenance is generally exterior painting every 5 years and roof repairs every 3 years. This is merely a guideline and may vary depending on local climate conditions and the structure of the house.
