Background to the Construction

We received an inquiry from a customer living in Machida City, Tokyo, stating, “Since my house is over 10 years old, I am considering a painting renovation for the roof and exterior walls.”

We proposed roof and exterior wall painting along with the replacement of the internal wood of the ridge cap.
We created estimates using four types of paint for both the roof and exterior walls, and the customer chose premium silicone for the exterior walls and Fine Perfect Best for the roof!

Purlin Replacement Construction Procedure

1.Removing Existing Ridge Cap

First, we will remove the existing ridge cap. Since we will be reusing the ridge cap for this project, we will take special care to remove each piece carefully.

2.Purlin Dismantling

We will dismantle the purlin. The existing purlin was made of wood, so there were parts that had rotted. We will carefully remove it to avoid damaging the roof.

3.Substrate Adjustment

We will seal the nail holes where the purlin was attached with caulking. This is essential as such holes can lead to leaks.

4. Installation of New Purlin

Next, we will install the purlin. The purlin used this time is made of resin, which is resistant to corrosion.

5.Installation of Ridge Cap

We will install the ridge cap that was removed earlier. We will use packing screws for the fasteners, so they will not come loose like nails.

6.Sealing Treatment

Finally, we will perform sealing treatment around the ridge cap. Before sealing, we apply a primer to enhance adhesion. If the primer is not applied, there is a higher risk of poor adhesion of the sealant, so this is a necessary step.

That concludes the work on the batten replacement.

Roof Painting Work – Construction Procedure

1. Cleaning and Surface Preparation

First, we perform high-pressure washing to thoroughly remove moss and dirt from the roof. The white foam is from the bio-cleaning process.
After cleaning, we will also repair any cracks in the roof.

2. Protection of Various Areas

Next, similar to exterior wall painting, we will protect areas that will not be painted, such as rain gutters, using masking tape and polymer sheeting. This is also an important task.

3. Surface Treatment and Rust Prevention for Metal Parts

We will carry out repairs for cracks in the roof and perform scraping work. Rust prevention paint will be applied to metal parts.

4. Primer Application

Next, we will apply the primer. Applying it thoroughly will make a difference in the durability and finish of the paint film.

5. Installation of Taspacer

Next, we insert the spacer between the roofing materials to ensure a pathway for rainwater and moisture to escape.

6. Intermediate Coating

Next is the intermediate coating. We used Fine Perfect Best in black. The expected durability is about 10 to 12 years. This paint offers good cost performance among the paints we use.

7. Top Coating

Finally, we perform the top coating. Since this is the final finish, we carry it out with particular care.

8. Cleaning

Once the top coating is complete, we will clean up any debris that has fallen and finish the job!

Exterior Wall Painting Work Procedure

1. High-Pressure Washing

At the beginning of exterior wall painting, we perform high-pressure washing. We remove dirt and moss before painting!

2. Protection of Areas

We protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Coat

After completing high-pressure washing and substrate treatment, we apply the first coat of paint. This primer coat is essential for ensuring that the middle and top coats adhere properly to the surface. A well-applied primer significantly impacts durability and finish!

5. Middle Coat

Next is the middle coat. This is a crucial step to enhance the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

4. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, aiming for a beautiful finish!

We used SK Kaken’s Escape Premium Silicon for the paint. The manufacturer’s expected durability is said to be about 14 to 16 years.

Since the ridge cap was in good condition, we reused it as is and only replaced the purlin! This time, we were able to finish beautifully once again!
