This is a system certified by Odawara City, and upon certification, you may receive interest rate benefits for the “Condominium Common Area Renovation Loan” from the Japan Housing Finance Agency and Flat 35 (Maintenance Type), which is also one of the requirements for the Long-Term Durability Promotion Tax System (certification alone does not guarantee tax reduction). Cases Where Fire Insurance Can Be Used and Cases Where It Should Not Be Used
Damage caused by “accidental incidents” such as flying waterproof sheets, caps, and fences due to typhoons or strong winds, hail damage, and lightning strikes may be covered by fire insurance. It is important to separate and record damage caused by accidents from normal wear and tear during deterioration diagnosis.
On the other hand, normal wear and tear itself is not covered. There have been many incidents nationwide where contractors have solicited, saying, “You can repair it without any out-of-pocket expenses with insurance,” and the National Consumer Affairs Center has repeatedly issued warnings. False claims can lead to insurance fraud charges. Please confirm the eligibility of your claim directly with your management association or owner to the insurance company or agent. Kakeru Koumuten Co., Ltd. does not provide such guidance.

While I will discuss based on the overall trends in the city, the actual conditions differ from building to building, so it is essential to confirm on-site.
① Coastal Sea Breeze from Sagami Bay, and Assumptions of Storm Surges and Tsunamis
Odawara City faces Sagami Bay (Sagami-nada). Kanagawa Prefecture announced the storm surge inundation assumption area on August 31, 2021, and the tsunami inundation assumptions were published in March 2015 (the assumed earthquake is a magnitude 8.7 along the Sagami Trough, and the tsunami disaster warning area was designated on December 24, 2019). The side facing the sea may be affected by sea breezes, making iron parts and metal susceptible to rust. Therefore, we consider specifications after washing off salt. The extent of the impact varies with the distance and direction from the sea, as well as the height of the building. We will check the waterproofing around the first floor and the condition around the equipment on-site and specify it in the estimate.
② Assumptions of Flooding from Sakawa River and Hayakawa River
Odawara City has announced flood inundation areas, including the Sakawa River (revised March 2017), the Kari River and Senryo River tributaries (revised July 2018), the Sannou River (revised June 2018), the Morito River and Nakamura River system (revised December 2019), and the Hayakawa River system (revised March 2020). The comprehensive hazard map was issued in September 2022 and divides the city into eight zones. Areas around Odawara Castle and Odawara Station are key zones in the city’s landscape plan. Even for exterior wall repainting, notification may be required. Additionally, the proportion of the elderly population (aged 65 and over) is 31.4% as of January 1, 2025, significantly exceeding the youth population’s 10.3%.
