Damage caused by “accidental incidents” such as the scattering of rooftop waterproof sheets, caps, and fences due to typhoons or strong winds, hail damage, and lightning strikes may be covered by fire insurance. If you are using subsidies or tax incentives, obtaining management plan certification (resolutions at general meetings, pre-confirmation, and applications to the city) will also take time, so please factor that into your timeline.

- As of October 8, 2026, there are no confirmed subsidies specifically for large-scale repair work on the official websites of Ayase City and Kanagawa Prefecture. However, for condominium owners, if certain requirements are met, a one-third reduction in fixed property tax under the “Condominium Longevity Promotion Tax System” can be utilized. One of the requirements for this tax system is the management plan certification, which is operated by Ayase City. For certified management plan condominiums, there are additional requirements such as raising repair reserve funds, so it is recommended to start preparations more than a year in advance.

- Yes, there are changes. The national “Child-Rearing Green Housing Support Project” has been abolished and reorganized into the successor “Future Eco Housing 2026 Project.” Management associations and management association corporations can also become joint project participants, allowing for insulation renovations in common areas.
