Roof Overlay Construction Procedure
1. Dismantling Existing Ridge and Snow Stops
We dismantle only the ridge flashing and snow stops that would obstruct the overlay work.
2. Installing Roofing (Waterproof Sheet)
The roofing used this time is modified asphalt. It offers double the durability compared to standard asphalt roofing!
3. Component Processing (Karakusa, Keraba, Valley)
We will process and install the keraba, karakusa, and valley sheet metal.
4. Main Construction
Once the main body is roofed, we will install the purlin at the ridge and wall edges. This time, we used cedar purlins, but there are also purlins made of corrosion-resistant resin.
5. Ridge Metal Processing
We will process and install the ridge metal. We will firmly apply sealing on the inside of the joints.
For the wall edges, we will process and install a component called rain stop sheet metal.
We will also apply sealing firmly.
6. Cleaning
We will remove footprints and any debris that has fallen around the house and in the rain gutters, and we will do a thorough cleaning.
We strive to make the area cleaner after the construction than it was before!
That concludes the construction!
The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!
Made of galvalume steel, it is resistant to rust.
Insulation material is tightly applied from end to end of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also reduces the sway during earthquakes, contributing to earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and among our construction achievements, Aijii Industry’s Super Galtect is the most frequently used and is highly regarded!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is its most significant feature, leading to various advantages.
The only part that requires demolition and waste disposal is the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder if it is safe to live in buildings that use asbestos-containing materials, but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
