We received an inquiry from a customer living in Atsugi City, Kanagawa Prefecture with the following requests:
“I have a house that is over 20 years old and I am considering roof work.”
“I would like a plan that keeps costs down while ensuring the work lasts for 20 years.”

Since the customer requested low-cost roofing materials that last for 20 years, we proposed using single material “Nichihara/Alma” for the roof overlay method!
Alma is the most cost-effective roofing material used in the overlay method!
It is a highly flexible roofing material that is resistant to cracking and requires no maintenance until it reaches its durability lifespan!

Since the existing roofing material was “Colonial NEO,” which cannot be painted, it was necessary to use the adhesive roofing method “Tadis Self Cover” for the roof overlay work.
We proposed using the roofing sheet “Tadis Self Cover.”

The customer also obtained comparative estimates and entrusted us with the work as we were the most affordable!

Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge cap) for the roof overlay! The lifespan of wooden purlins is about 10 to 15 years. Exceeding the lifespan can lead to corrosion and discoloration, resulting in the ridge cap coming off or being blown away.

2. Roofing Installation (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadis Self Cover!
This is a self-adhesive roofing sheet specifically designed for the overlay method, suitable for fragile slates like Colonial NEO! Its lifespan is about 30 years, which is three times that of regular asphalt roofing, making it a highly durable roofing sheet.
As a secondary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.

4. Custom Fabrication (Karakusa and Keraba)


Before the main roofing work, we will fabricate and install components such as keraba and karakusa!
The materials used are galvalume steel sheets.

4. Main Construction (Nichiha/Alma)

After processing the components, we will install the Alma main body up to the ridge! We will also securely apply single cement during the construction.
Once we have installed it up to the ridge, we will place the necessary materials for fixing the ridge cap, known as the kanban. There are various types of kanban, including cedar, resin, and Galvalume steel plate, and this time we used a resin type!
The resin type is expected to have twice the durability compared to the cedar type!

5. Processing of Ridge Cap and Sealing at Various Locations


Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called the rain stop metal.
The screws with packing used for fixing are made of stainless steel, which is resistant to rust!

The screws with packing are less likely to come loose compared to nails, securely fixing the ridge cap to the kanban!

 

6. Cleaning

Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly carry out this task as nails and metal fragments can lead to injuries.

About Roofing Materials

The roofing material used is Nichiha’s Alma.
Alma comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
With the fine natural stone used on the surface, you won’t be troubled by the sound of rain.

It excels in finish, durability, sound insulation, and wind resistance, and is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
In the overlay (cover) work we performed this time, the roof becomes double-layered, which increases the weight, but Alma is a lightweight roofing material, making it suitable for overlay (cover) work.

What is the roof overlay (cover method)?

The roof overlay (cover method) involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. As a result, the roof becomes double-layered. Since the roof is layered, it is also referred to as “overlapping roofing.”

Advantages of the Cover Method

By placing a “new roof” over the “current roof,” there is almost no need for demolition work, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare’s website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The cover method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
