Exterior Wall Painting Work Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! We also wash the exterior and concrete floors as well.

2. Masking

Next, we use masking tape, blue sheets, and polymer masks to protect areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process! If masking is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Primer Application

This is the first step of applying paint after completing high-pressure washing and surface preparation. It is a primer that ensures the middle and top coats adhere well to the surface. By applying the primer thoroughly, there is a significant difference in durability and finish! The primer we use also has surface adjustment properties, which can seal fine cracks. The premium filler used is compatible with mortar exterior walls, depending on the existing finish paint.

4. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

5. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We pay close attention to ensure there are no uneven areas or missed spots, resulting in a beautiful finish! We used SK Kaken’s premium silicone paint. The manufacturer’s expected durability is said to be about 14 to 16 years.

6. Painting of Auxiliary Parts (Fascia, Iron Grille, Shutters)

The auxiliary parts are completed with a primer and top coat after surface preparation such as scraping!

Fascia

The eaves and fascia boards will be coated with a primer for wood after substrate adjustment, followed by two additional coats using Yumelock, for a total of three coats.

Iron Grilles

The iron parts will be cleaned and then coated with a rust-inhibiting primer. Yumelock was used for the intermediate and top coats.

Shutters

We will ensure that every detail is thoroughly painted! The auxiliary parts were painted blue at the customer’s request!
