Exterior Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If any dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, floor, and inside the rain gutters as well.

2. Surface Preparation

After the high-pressure washing is complete, we assess the condition of the exterior walls and perform surface preparation, including crack repairs.

3. Masking

Next, we use masking tape, blue sheets, and polymer masks to protect areas that will not be painted, such as windows, frames, and floors. This is a very important step in the painting process! If masking is not done properly, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

After completing the high-pressure washing and surface preparation, we apply the primer first. This primer ensures that the middle and top coats adhere well to the surface. A thorough primer application significantly impacts durability and finish!

The primer we use has surface preparation properties, allowing it to fill in fine cracks! The premium filler used is compatible with existing finish paints, especially suitable for mortar exterior walls.

5. Middle Coat

Next is the middle coat. This is a crucial step to enhance the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, aiming for a beautiful finish! We used the premium silicone paint from Eske Kaken. The manufacturer’s expected durability is said to be about 14 to 16 years.

7. Painting of Auxiliary Parts (Canopy Metal and Water Cutting)

For auxiliary parts, after finishing the surface preparation such as scraping, if it is a metal part, we apply a primer with rust prevention, followed by a middle coat with Yumelock, and then the top coat. We will carefully paint every detail that can be painted!

Balcony Waterproofing Top Coat

We have also completed the balcony waterproofing (top coat)! The product used is the gray Kanae water-based top coat! After roughening the surface and wiping with acetone, we apply the top coat twice!

Roof Overlay Construction Procedure

1. Dismantling Existing Ridge and Snow Stops

 

We will dismantle unnecessary parts (ridge flashing) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Laying Roofing (Waterproof Sheet)

The roofing material used is Jouyu Pulp Industry/Sunlight G!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
With a primary waterproofing role, if the roofing is properly installed, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.

3. Fabrication of Accessories (Karakusa and Keraba)

Before the main roofing work, we will fabricate and install accessories such as keraba and karakusa!
The accessories used are the genuine accessories from Galttect, made of SGL copper plate!

4. Main Construction (Aijii Industry/Super Galttect)

After the accessory fabrication, we will install the Galttect roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install a necessary material called a “kanban” to secure the ridge cap. There are two types of kanban: cedar and resin, and this time we used the resin type!
The resin type is expected to have twice the durability of the cedar type!

5. Processing of Ridge Cap and Sealing at Various Locations

Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. At the wall edges, we will process and install a component called a rain guard.
The nails and screws used for securing are made of stainless steel, which is resistant to rust!

6. Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove any nails or metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also minimizes the sway during an earthquake, contributing to earthquake resistance.
