Inquiry Details

We received an inquiry from a customer living in Minami-ku, Yokohama, stating, “I was proposed a roof overlay (repair) by the solar panel contractor for aftercare, but since the building is over 30 years old, I want to proceed with the work but it was expensive, so I would like to get comparative estimates.”

The customer requested a roof overlay (repair) using highly durable and insulated roofing materials. Given the location on a high ground with strong winds, we proposed Super Galtect, which is highly durable, has excellent insulation, and is also wind-resistant. They decided to entrust the work to us, stating, “It’s nearly 1 million yen cheaper than other companies.”

Since the installation cost of temporary scaffolding tends to be higher due to the transportation costs to the elevated site, the customer decided to also replace the damaged and leaking rain gutters, as well as the fascia and eave metals, while the scaffolding was already set up!

Roof Overlay (Roof Repair) Construction Procedure

1. Temporary Removal of Solar Panels

We will dismantle the solar panels and the supporting rack. Since we will be replacing it with a dedicated Galtect rack, all existing supporting racks and fittings will be disposed of. The slate roof racks are fixed by making holes in the roof, so after removing the racks, we will repair the holes with caulking.

There were a total of 30 solar panels. The removed solar panels will be carefully stored in our warehouse.

2. Laying Roofing (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing / New Liner Roofing!

This underlayment boasts the highest quality, unmatched in both waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.
The expected durability is approximately 30 years!

As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will ensure it is securely adhered to prevent it from blowing away.

When selecting the durability of the roofing sheet, choose one that is as close as possible to the durability of the new roofing material! New Liner Roofing has a durability that is relatively close to Super Galtect, so we recommend using New Liner Roofing when performing roofing work with Super Galtect!

3.Accessory Processing (Karakusa and Keraba)

Before the main roof installation, we will process and install accessories such as keraba and karakusa! The accessories used are the genuine accessories of Galtect made from SGL copper plate!

During the roof overlay (roof repair), the roof will be higher than the existing one, which can cause rainwater to overflow the rain gutter. When using the overlay method, it is necessary to either adjust the rain gutter or use a setback type of karakusa to prevent the rainwater from overflowing the rain gutter.

4.Main Construction (Aiji Industry / Super Galtect)

After processing the components, we will install the roofing material from the eaves towards the ridge. The fasteners for the main body include nails and screws, and this time we used Aijii Industry’s roof renovation screws. Securing the roofing material with screws increases wind resistance compared to using nails.

The renovation screws from Aijii Industry, the manufacturer of Super Galtect, are specially designed for the cover method, providing high fastening strength and enhanced wind resistance.
They are recommended for cover methods on buildings located in areas with strong winds or exposed to wind!

5. Installation of Ridge Base (Nail Board)

At the ridge, we will install the ridge base necessary for securing the ridge metal. We offer three types of nail boards (ridge bases): cedar, resin, and Galvalume steel, and this time we used the Galvalume steel version!

The Galvalume steel version is expected to have three times the durability compared to the cedar version! Unlike resin or cedar, it does not crack, providing peace of mind!

We recommend selecting a ridge base with a durability close to that of the new roofing material, just like the roofing sheet.

For the lower ridge (corner ridge), we use our original integrated waste board Galvalume steel ridge base. The integrated waste board ridge base is designed to drain rainwater to the outside even if rainwater enters from the ridge, providing high waterproofing performance! It is ideal for the Super Galtect ridge base!

6. Processing of Ridge Metal and Sealing at Various Locations

Next, we will process and install the ridge metal. We will thoroughly apply sealing on the inside of the joints. The screws used for fastening are made of stainless steel, which is resistant to rust!

We install flat-type face plates on the inside of the ridge to prevent rainwater intrusion! For standing seam roofs like Super Galtect, we recommend installing face plates as the ridge is a critical point!

7. Installation of New Solar Panel Base Rack Hardware

The existing base was fixed by drilling holes in the roof, but the new hardware uses a catch mechanism that grips the Galtect body to secure the solar panels. This reduces the risk of leaks and the burden on the roof. The base hardware is made of aluminum, which does not rust.

There are applicable brackets for each manufacturer and model of solar panel. Older solar panels may not have compatible brackets available.

8. Installation of Solar Panels

We will reinstall the removed solar panels to complete the process! Finally, we will check to ensure they are generating power properly. If the solar panels are dirty, we will clean them before installation. We have also confirmed that the power generation amount remains unchanged before and after removal!

9. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it is clean.

Procedure for Processing Eaves and Fascia Metalwork & Rain Gutter Replacement

The eaves board and fascia (the eaves board on the side with the rain gutter) play a critical role in preventing wind from negatively affecting your home.

During strong winds, such as those from typhoons, rain can blow in horizontally, so the eaves board and fascia help to disperse the wind, making it harder for rain carried by the wind to reach the junction between the roof and exterior wall materials. This helps to prevent wind-driven rain from entering.

Generally, the fascia board and the eaves (the fascia board on the side with the rain gutter) are maintained with “painting,” but when there is overall damage that cannot be repaired by painting, metalwork is performed.

The metalwork for the fascia board involves a renovation project where Galvalume steel sheets are placed over the fascia board.
This is also referred to as metal wrapping or covering work.

1. Existing Rain Gutter Dismantling

The eaves (the board on the side with the rain gutter) need to have the rain gutter removed, so we will first take off the existing rain gutter.

Since we will also be replacing the rain gutter this time, we will proceed with the dismantling and removal!

2. Substrate Adjustment & Flat Sheet Metal Processing

After finishing the substrate adjustment by applying scraping and preservatives, we will measure the dimensions of each part and process the metal into the shape of the fascia and eaves

3. Installation of Fascia & Eaves Metal

We will install the processed metal. We will also apply caulking to the inside of the joints! This completes the installation of the eaves metal and fascia metal!

4. Installation of New Eave Support Brackets

We will install new eaves brackets. The brackets will be made of stainless steel. When installing the brackets, we will use kite string or a chalk line to ensure the slope of the rain gutter. The slope of the rain gutter is important!

Due to the fascia (where the eaves brackets were installed) and the building’s distortion, there may be backflow even if the slope is set with the brackets. It is important to check the slope with a level against the fascia before attaching the brackets!

5. Installation of Eaves Gutter

We will install a new eaves gutter! We will connect components such as “joints” and “elbows” using rain gutter-specific adhesive.

6. Connection to Downspout

We will connect the newly installed downspout to the eaves gutter!!

7. Water Flow Test and Cleaning

Finally, we will conduct a water flow test and clean up to complete the job!

During the water flow test, we will actually run water through the rain gutter to check for any leaks and ensure that water flows properly.

For the rain gutter, we used Panasonic / PC50. It has strength because it contains a steel plate inside.

About the Roofing Material

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!

Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
