Four Reasons Why Interior Renovations Are Increasing in Aoba-ku, Yokohama
Aoba-ku is a city that was developed all at once as a “Tama Garden City” following the opening of the Tokyu Den-en-toshi Line in 1966. The green coverage rate in the district is 28.8%, the highest among Yokohama’s 18 wards, characterized by hilly terrain, often referred to as “Hills of Yokohama.”
This background directly contributes to the current demand for renovations.
① The city was developed all at once = the lifespan of water facilities is also coming to an end all at once
Many homes were supplied in large quantities during the 1970s and 80s, and homes that are now 40 to 55 years old are concentrated in the area.
Unit baths and water heaters typically last 20 to 25 years, while kitchens are usually replaced around 20 years. This means that Aoba-ku is currently experiencing a “second and third round of water facility updates.”
Renovations in neighboring homes built around the same time are ongoing for this reason.
② Aging rate of 22.1%, with the highest average male life expectancy in the nation
The ratio of the population aged 65 and over in Aoba-ku is 22.1%, the fourth highest in the city, and the average life expectancy for men is 83.3 years, which is the highest in the nation (according to Yokohama City public data).
With the assumption of long-term residence, there are many consultations regarding barrier-free renovations such as eliminating steps in bathrooms, installing handrails, and replacing Japanese-style toilets with Western-style ones.
It is not uncommon to utilize home modification subsidies under nursing care insurance (up to 200,000 yen).
③ The proportion of children is second highest in the city. Many layout changes for child-rearing households
The percentage of those under 15 years old is 12.7%, making it the second highest in the city. With an average age of 45.4 years, the influx of younger households continues.
Consultations are increasing for adding partitions for children’s rooms to accommodate their growth, changing layouts to expand the LDK by eliminating Japanese-style rooms, and increasing water facilities for cohabitation with parent households.
④ A unique “transport route” challenge in hilly areas
Aoba-ku has many slopes and stairs, and it is not uncommon for homes to require climbing several steps from the road to the entrance. Since unit baths and system kitchens involve transporting large materials, the assessment of this transport route directly impacts costs and timelines.
In Tamaplaza and Azamino apartments, checking the size of elevators and management regulations is essential.
Providing “estimates based only on rough calculations” without seeing the site is particularly risky in this area.
In homes over 40 years old, it is often only after dismantling the unit bath or kitchen that the foundation’s rot or termite damage is discovered.
At this point, whether we can handle the substructure repairs in-house becomes a crucial factor. If the contractor can only replace equipment, the work will halt, requiring separate arrangements, which will inflate both the construction period and costs.
Our company handles carpentry and substructure repairs in-house, allowing us to consult on any issues that arise on-site as we proceed.
Start with a free on-site survey. We can visit Aoba-ku right away.
Interior Renovation Services Offered by Kakeru Koumuten
We handle everything from single area renovations like “just the bathroom” or “just the toilet” to complete renovations including layout changes.
The costs and timelines provided are general estimates for typical houses and apartments.
When renovating the four water-related areas (bathroom, kitchen, toilet, and washroom) at different times, you will incur costs for protection, delivery, arranging craftsmen, and various expenses each time.
If done simultaneously, these can be completed in one go, and it’s not uncommon for the total cost to vary by 100,000 to 200,000 yen. Subsidies can also be consolidated into a single application.
It’s perfectly fine to say, “This time, just the bathroom,” but if you plan to replace others within five years, please take a look at the estimate for a combined approach as well.
Reasons Why Kakeru Koumuten is Chosen for Interior Renovations in Aoba-ku, Yokohama
1Both the headquarters and showroom are located in Aoba-ku

The headquarters and showroom of Kakeru Koumuten are located in Aoba-ku, Yokohama. We have established five bases within Yokohama for material storage and showrooms.
“We can respond quickly to your request to ‘come take a look'” — this is the greatest value of a local company, in my opinion.
Whether it’s a sudden inquiry during construction or a concern after completion, we can visit you in Aoba-ku in a short time.
At our showroom, you can directly check the actual building materials and colors, allowing you to choose the texture of flooring and wallpaper that can’t be decided just from a catalog.

2Complete in-house construction. One point of contact from start to finish
From inquiry to completion, everything is handled by Kakeru Koumuten in a consistent manner. Since there are no intermediary margins, we can keep costs down while maintaining the same quality.
Moreover, a surprisingly significant aspect of interior renovations is “having the same person in charge throughout.”
In companies where the sales representative, site supervisor, and craftsmen change, it’s common for “what was supposed to be communicated” to get lost. At our company, one representative will handle everything from the estimate to the completion of the work, ensuring that your detailed preferences for color selection are communicated directly to the site.
3You can request both interior and exterior work together
As a specialist in exterior renovations, our company has handled numerous projects including exterior wall painting, roof work, and leak repairs.
Therefore, we can seamlessly handle inquiries like “While replacing the bathroom, I’m also concerned about the exterior wall…” all with one company.
In cases where stains appear on the interior wallpaper due to leaks, just fixing the interior will lead to recurrence. Being able to determine whether the cause is outside or inside is a strength of an exterior specialist handling interior work.

▶ [Aoba-ku] For repairs and renovations of apartments and condominiums
4Acquisition of various permits and presence of national qualified personnel

We have obtained a construction industry license and a license for industrial waste collection and transportation.
In interior renovations, demolition will inevitably produce waste materials. Being able to sort and transport waste in-house leads directly to cost savings on disposal fees.
We also have nationally certified sheet metal workers and painting specialists on staff, enabling us to handle large-scale projects such as factories and apartment complexes.
5Guarantees and Aftercare
Our equipment comes with a manufacturer’s warranty, and in addition, we provide our own construction warranty.
Aftercare is available every year, and we send out annual notification DM.
For small requests like “I just want to fix this part,” please feel free to reach out to us, especially since we are local.
6No Upfront or Interim Payments
We offer three payment methods: bank transfer, collection, and renovation loan.
Our company does not require advance payments or interim payments; payment is made after the completion of the work.
A common issue in renovations is “the work isn’t progressing even though I’ve paid an advance.” With our post-completion payment system, you can confirm the finished work before making any payment, eliminating that concern.
7Clear estimates and documentation
We do not provide estimates that only state “one set.”
In addition to a detailed estimate that specifies which materials, what grades, and how many will be used, we also provide a “investigation report,” “guidebook,” and “comparison table for each product.”
The comparison table is categorized by grade, allowing you to easily compare total costs and performance at a glance. This material is for you to consider alongside estimates from other companies.
8We are also focused on human resource development
We create various models to improve skills and conduct practical training.
Renovation methods and materials vary depending on the existing materials and shapes. To ensure that any staff member can provide the same quality of service, we conduct regular technical training.

9We gladly accept small projects
“Just one sink,” “only the toilet,” “just the wallpaper in a 6-tatami room”—we believe that small projects are where local companies shine.
Large renovation companies may decline due to cost issues or pass the work to subcontractors, resulting in higher prices. Since we operate within Aoba-ku, Yokohama, we can handle small-scale projects at fair prices without incurring travel costs.
We are confident in both our costs and quality, so we welcome competitive estimates.
Estimates are completely free. If you find our company lacking compared to others, feel free to decline without hesitation.

How to Choose an Interior Renovation Contractor in Aoba-ku
There are many renovation companies that serve Aoba-ku, and you may be unsure of whom to hire.
To avoid mistakes in interior renovations, please check the following five points.
● Are they providing a price without a site survey?
● Is the estimate detailed with product names and quantities, rather than just “one set”?
● Is the work done by their own team or subcontracted out?
● Are they explaining the subsidies available (is there an explanation for pre-construction applications)?
● Are they not requesting an advance payment, and are the warranty and aftercare details clear?
Are they providing a price without a site survey?
Flyers advertising “XX million yen flat” may seem attractive, but interior renovations involve many aspects that can only be understood by opening up the space.
Especially in areas like Aoba-ku, where there are many older homes, prices given without seeing the site almost always increase later.
On the other hand, if a contractor thoroughly checks the crawl space, behind walls, and delivery routes, you can trust their estimate.
Is the estimate detailed with product names and quantities, rather than just “one set”?
“Bathroom renovation one set 1.2 million yen” — this doesn’t help you understand what to compare it to.
You should check if the manufacturer name, model number, size, grade, and quantity are listed, as well as whether demolition costs, disposal fees, protective measures, and miscellaneous expenses are itemized separately.
Even with the same “1.2 million yen,” if the grade of the materials differs by one level, the actual price can change significantly. Estimates that cannot be compared may be those that the contractor does not want you to compare.
Is the work done by their own team or subcontracted out?
There are many companies that only handle sales and subcontract the actual work to other contractors. In this case, an intermediary margin is added, and there is a risk that the details discussed do not get accurately communicated to the site.
Additionally, responses to issues that arise after the work is often delayed. Be sure to confirm “who will come to help” and “who to contact in case of issues” before signing the contract.
Are they explaining the subsidies available?
This is where the biggest differences can be found.
Subsidies for insulation renovations in Yokohama City, home modifications under nursing care insurance, and various national programs almost all require “pre-construction applications”. If a contractor rushes you into signing a contract and starts work early, you could lose out on tens of thousands of yen that you could have used.
Pay attention to whether they clearly state at the proposal stage, “This work qualifies for this program / does not qualify.” Contractors who can honestly say “it does not qualify” are more trustworthy.
Are they not requesting an advance payment, and are the warranty and aftercare details clear?
Be cautious if they ask for the full amount or a large portion of the construction cost before starting work.
Also, the manufacturer’s warranty for equipment and the contractor’s construction warranty are separate. It’s reassuring to confirm “who will fix it under which warranty in case of a water leak” before signing the contract.
Kakeru Koumuten Co., Ltd. does not require advance or interim payments, and payment is made after the completion of the work. We also provide a warranty certificate and conduct annual aftercare maintenance visits.

Frequently Asked Questions about Interior Renovations in Aoba-ku, Yokohama
Are there any subsidies available for interior renovations in Aoba-ku, Yokohama?
During bathroom renovations, the bath will be unavailable for 2 to 5 days, so we can guide you to nearby bathing facilities or adjust the schedule. If you arrange for a one-day toilet replacement, it can be used by the evening. We may also be able to provide a temporary sink for the kitchen. We will organize the schedule according to your family’s needs, so please feel free to consult with us.
Both of us work and are not home during the weekdays. Can we leave the construction to you?
We can hold onto your keys for the construction, and we will provide photo updates via LINE or email about the day’s work and the next day’s plans. We can also accommodate meetings and site surveys on weekends or in the evenings, so please let us know your preferred time.
Will it be cheaper if we do all the plumbing work at once?
I want to convert a Japanese-style room into a Western-style room and expand the LDK by removing a wall. Is that possible?
Please note that any work involving walls will require interior demolition, which may qualify for Yokohama City’s wooden house seismic renovation subsidy. If you have the blueprints, please show them to us.
My water heater is broken. Can you respond quickly?
However, during the winter, the stock of water heaters may be tight, and there may be delays waiting for manufacturer shipments. We strongly recommend replacing water heaters that have been used for 10 to 15 years before they completely break down. If you switch to an eco-cute, you may be eligible for a subsidy of up to 100,000 yen under the national energy-saving water heater program 2026.
Can I request small jobs like just installing an air conditioner or just wallpapering a 6-tatami room?
We regularly receive requests for jobs like “just one sink,” “just the toilet,” or “just painting the entrance door.” Please consult with us first.
What are the payment methods, and is a deposit required?
Our company does not require deposits or interim payments, and payment is made after the completion of the work. You can pay after confirming the finished work, so you can trust us to handle it.
Is it okay to ask you for a quote as one of the companies for comparison?
To make comparisons easier, we also provide comparison charts for each product.
Can I request exterior (walls and roof) work at the same time?
Especially if there are stains on the interior wallpaper, it may be due to leaks, and simply fixing the interior will not prevent recurrence. The ability to identify the cause is a strength of an exterior specialist who also handles interior work.
