〇 Inquiry Details
We received the following inquiry from a customer who purchased a used house in Ota-ku, Tokyo!
・I bought a used house and would like to remodel the retaining wall and exterior wall to change the appearance.
・The caulking at the seams of the siding has deteriorated, and I want to repair it to prevent leaks.
・I was told by another contractor that painting the tiles is impossible, and I would like to confirm if there are any alternatives.

〇 Proposal Details

【2F Surrounding Exterior Wall】
・For the 2F surrounding ceramic siding, we proposed exterior wall painting with premium silicone after replacing the sealing.

【1F Surrounding Exterior Wall】
・For the 1F surrounding tile exterior wall, we proposed exterior wall painting that utilizes the existing tile joints.
・Since the existing material is tile, if we perform exterior wall painting as usual, peeling and bubbling of the paint film will occur immediately, so we applied cationic tight before proceeding with the exterior wall painting.
・Considering moisture permeability, we carried out exterior wall painting with Perfect Top.

Joint Replacement Work Procedure

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tool. It is referred to as sealing, caulking, or joints. This area is crucial as it is prone to leaks and can lead to cracking or lifting of the siding. Cracks and peeling are signs of deterioration! If the bond breaker that prevents three-sided adhesion is peeling, we will apply a new bond breaker.

2. Application of Masking Tape

 

Confirm the position for applying the tape and carefully adhere it to avoid embedding into the surface.

3. Application of Primer

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling of Sealing Material

 

Next, we will apply the sealing. Position the nozzle of the caulking gun at the bottom of the joint and fill it adequately.

The caulking material used for this work is Sunrise / SR Seal H100. It has a durability of about 30 years and is made of ultra-high durability and ultra-low pollution materials, which are flexible and resistant to dirt.

5. Finishing with a Trowel

Use a trowel that matches the width of the joint to press firmly and finish smoothly.

6. Removal of Masking Tape

Remove the masking tape promptly after finishing.

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we will thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If dirt remains, it will affect the adhesion and durability of the paint, so we will wash carefully.

3. Protection of Various Parts

Once the high-pressure washing is complete, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer tarps. This is a very important task in the painting process!

Neglecting to protect these areas can lead to gaps in the masking, allowing paint to seep in or resulting in uneven lines.

3. Tile Damage – Mortar Repair

 

Next, we will shape the mortar for the damaged areas while assessing the condition of the tiles.

4. Tile Exterior Wall – Cation Tight Application

To ensure the paint adheres to the tile exterior wall, we will apply Cation Tight. If we need to fill the tile joints, we will do so with plastering work, but this time we will apply it with a roller and brush to leave the joints exposed.

4. Primer Application


After completing high-pressure washing and surface preparation, the first step in applying paint is the primer coat, which ensures that the middle and top coats adhere firmly to the surface. A thorough application of the primer greatly affects durability and finish!

The primer for the siding surface is SK Kaken’s water-based SD Surf Epoxy Premium. It also has a surface adjustment function, which helps seal fine cracks!

For the tile surface, we will spray a cationic sealer! We made sure to spray the sealer thoroughly into the joints!

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

For the tile surface, we will perform spray painting just like with the primer!
Since we wanted to prioritize moisture permeability for the tile surface, we used Perfect Top.

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will focus on ensuring there are no uneven spots or missed areas, resulting in a beautiful finish!

We used SK Kaken’s Escape Premium Silicon for the paint. The manufacturer’s expected durability is said to be about 14 to 16 years.

7. Painting of Auxiliary Parts (Rain Gutter, Eaves, Fascia, Soffit, Canopy)

We will thoroughly paint every visible area! For metal parts, we will apply a rust preventive primer! Since the eaves were made of board material, we will apply a sealer as a primer. [/chat]

Exterior Painting Construction Procedure

1. High-Pressure Washing


Before applying the paint, we will thoroughly remove dirt and moss using high-pressure washing! We will also strip away any peeling paint! Neglecting this step can lead to the peeling of the freshly applied paint. We will wash not only the exterior but also the ground surfaces as well. [/chat]

2. Repairs and Surface Preparation

Since there was a request to eliminate the tile joints on the retaining wall, we performed plastering with cationic tight!

3. Primer Application

 
After completing high-pressure washing and surface preparation, the first step in applying the paint involves a primer that ensures the middle coat and finishing coat adhere firmly to the painted surface.
The primer used is Safe Sealer!

4. Middle Coat

 
Next is the middle coat. This is a crucial step to ensure the paint performs well, finishes beautifully, and eliminates any uneven application!

The paints used are:
Surface: Aica Kogyo / Joripad
Back: International Paint / IP Youheki Coat.

Using the same paint for the retaining wall as for the exterior walls can cause blistering and peeling, so it is necessary to use specialized paints with excellent moisture permeability, such as Joripad and Youheki Coat!
This time, to reduce costs, only the back side is coated with Youheki Coat.

5. Finishing Coat

Next is the top coat. This will be the finishing touch for the painting. We will be mindful to ensure there are no uneven spots or missed areas, resulting in a beautiful finish! The paint used is the same as the intermediate coat, Aica Kogyo / Joripad and,International Paint / IP Youheki Coat. International Paint / IP Youheki Coat will maintain the aesthetic of block walls and more for a long time!
