1. Demolition of Existing Roof Ridge

1. Demolition of Existing Roof Ridge

We will dismantle unnecessary parts (ridge cap) for the overlay method! The lifespan of wooden purlins is about 10 to 15 years. Exceeding the lifespan can lead to corrosion and discoloration, resulting in the ridge cap coming loose or being blown away.

2. Installation of Roofing (Waterproof Sheet)

The roofing used is Nisshin Kogyo/Kappa 23!
It is made of modified asphalt roofing, which is said to have double the lifespan of regular asphalt roofing.
With the roofing properly installed as the primary waterproofing, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.

3. Fabrication of Accessories (Kera and Karakusa)

Before the main roof installation, we will process and install accessories such as kera and karakusa!
The accessories used are the genuine accessories from Galtect, made of SGL copper plate!

4. Main Construction

After the accessory fabrication, we will install the Galtect main body up to the ridge!
Once the installation reaches the ridge, we will set up the purlin, which is necessary to secure the ridge cap. We offer three types of purlins: cedar, resin, and galvalume steel, and this time we used cedar!

If you are choosing based on durability, the galvalume steel purlin is recommended!
The lifespan of the galvalume steel purlin is about 30 to 35 years, making it highly durable and unlike resin or cedar, it will not crack!

5. Installation of Ridge Cap and Wall Rain Stopper

5. Ridge cap and wall rain guard processing

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joint. For the wall edge, we will process and install a component called a rain guard metal.
We use nails and screws made of stainless steel, which are resistant to rust!

6. Cleaning

7. Cleaning

We will clean up any debris that has fallen onto the balcony and other areas. We will thoroughly remove nails and metal scraps to prevent injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

That concludes the construction!

About the roofing material

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!

It is made of SGL steel plate, which is also resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-resistant paint, allowing for a cool summer and a warm winter.
It also has soundproofing properties, which reduce the sound of rain.
Additionally, it is lighter compared to other roofing materials, which minimizes the sway during an earthquake, providing earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most commonly used in our construction achievements and is highly regarded!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”

Benefits of the Overlay Method

Since we overlay a “new roof” on the “existing roof,” dismantling work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various benefits.

The only part that requires dismantling and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, and the costs for dismantling and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder if it is safe to live in buildings that use asbestos-containing materials, but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.

Additionally, we can complete the work in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost lower.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is erected, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to your normal life in a short period is a significant advantage.

Our company specializes in roofing work, and the roof overlay method is the most frequently performed service we offer. We are very grateful that we have been continuously engaged in roof overlay projects without interruption.

The Necessity of Roofing Work (Roof Repair) and Maintenance Schedule

◇ Necessity of Roofing Work and Maintenance

・The Necessity and Purpose of Roofing Work

The roof directly suffers damage from rain, wind, and ultraviolet rays, and issues such as cracks and leaks become apparent over time. By performing roofing work, we enhance the durability of the building and maintain a comfortable living space. Additionally, improvements in energy efficiency can also be expected. For example, using highly insulating roofing materials can lead to reduced heating and cooling costs.

In terms of long-term cost performance, roofing work is an important investment.

・Schedule for Roofing Work (Roof Repair)

Depending on the type of roofing material and the local climate, roofing work (roof repair) is generally performed every 10 to 15 years. After that, it is advisable to inspect every five years and carry out repairs or painting as needed. Regular maintenance allows for early detection of minor deterioration or damage, which can reduce the risk of large-scale construction or repairs.

However, this is merely a guideline, and it can vary based on the material of the roof and environmental conditions such as high temperature, humidity, strong winds, and snowfall. Under severe weather conditions, more frequent checks may be necessary. Additionally, since roofing work (roof repair) involves working at heights, it is advisable to hire a professional contractor.

Post-Construction Maintenance

◇Importance of Maintenance After Construction

Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to rapid deterioration of newly painted exteriors and repaired roofs, resulting in the risk of incurring high costs. The building’s exterior and roof are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance can minimize damage and maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the associated significant expenses.

◇Maintenance Methods and Frequency

One effective maintenance method after construction is inspections by specialized contractors. This allows for early detection and repair of even minor damages. The recommended frequency for maintenance is generally exterior painting every 5 years and roof repairs every 3 years. This is just a guideline and may vary depending on local climate conditions and the structure of the house.
