Exterior Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully. We also wash the exterior structures, concrete floors, and inside the rain gutters. This time, we used bio-cleaning!

2. Surface Protection

We will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process!

If surface protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Surface Preparation

Next, while checking the condition of the exterior walls, we will perform surface preparation, such as crack repairs.

4. Primer Application

This is the first step of applying paint after completing high-pressure washing and surface preparation. It is a paint designed to adhere well to the surface during the middle and top coats applied from above. By applying the primer thoroughly, there will be a significant difference in durability and finish!

5. Middle Coat

Next is the middle coat. This is a crucial process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will focus on ensuring there are no uneven areas or missed spots, achieving a beautiful finish!

The paint used is the same as the middle coat, Seeker Japan / Dia Super Seranflex. [/chat]

7. Painting of Auxiliary Parts (Fascia, Nose Hiding, Rain Gutter, Water Cutting, Shutter Box)

After finishing the surface preparation such as scraping for

auxiliary parts, for iron parts, we apply a rust preventive Lock Paint / Sabicut as a primer, followed by a mid-coat and top-coat using Lock Paint / Yumelock. We ensure to paint every detail thoroughly!

For the eaves and fascia, we used SK Kaken / Premium Inorganic Mild for both the mid-coat and top-coat.

Sealing Work Procedure

1. Removal of Sealing Material

Existing sealing material is removed using a cutter or similar tool.

It is referred to as sealing, caulking, or joints. This is a critical area that can easily lead to water leaks and cause cracks or lifting in the exterior walls. Cracks and peeling are signs of deterioration!

2. Masking Tape Application

Check the position for applying the tape and carefully attach it to avoid embedding into the surface.

3. Primer Application

Apply the primer with a brush or similar tool, ensuring no areas are missed.

4. Filling with Sealing Material

Place the nozzle of the caulking gun against the bottom of the joint and fill sufficiently.

5. Finishing with a Spatula

Press firmly with a spatula that matches the joint width to finish smoothly.

6. Removal of Masking Tape

Once finished, remove the masking tape to complete the job.
