This time, we would like to introduce a case study of an exterior renovation in Konan-ku, Yokohama. The main work included roof overlay (cover method), exterior wall painting, and rain gutter replacement.

Background to the Construction

We received an inquiry from a customer in Aoba-ku, Yokohama, stating, “I would like to carry out necessary roof repairs and exterior renovations such as exterior wall painting before moving into the property I purchased second-hand, so I would like to request an estimate, even though it will be a comparative estimate.”

〇 Roof Overlay
Regarding the roof, initially, the customer was only considering partial roof repairs or roof painting. However, due to severe cracks and deterioration of the roof, it would be difficult to make it last long with just painting, so we proposed roof repairs using the roof overlay method.
We suggested four types of roofing materials, ranging from plans with excellent insulation to those with superior durability.
This time, the customer chose the cost-effective “Alma” for the roof overlay method.

〇 Exterior Wall Painting
The existing exterior wall had a “mortar stucco finish,” so using fillers or surfacers for the primer would cause bubbling, which is not acceptable.
Therefore, the primer needs to be a sealer, and the middle and top coats should be finished with a matte finish.
We also prepared estimates for four types of paint that can be used, including silicone and fluorine plans, and the customer entrusted us with the “heat-insulating silicone paint” plan!

〇Rain Gutter Replacement
The existing rain gutter had partial damage, and since it was an outdated model called “Esuron/E100,” it was necessary to replace all the connected rain gutters from the damaged area.
For the new rain gutter, we used “Esuron/Σ90.” Since Σ90 is from the same manufacturer, it can be connected to the existing downspouts.

We were entrusted with all exterior renovations because we were “cheaper than other companies!”

Rain Gutter Replacement Work | Construction Procedure

1. Dismantling Existing Eaves Gutter

We will remove the eaves gutter and brackets carefully to avoid damaging the fascia!
After dismantling the existing brackets, there will be holes from screws and nails, so we will also perform repairs.

2. Installation of New Eaves Brackets

We will install new eaves brackets. The brackets will be made of stainless steel. When installing the brackets, we will use kite string or chalk lines to ensure the proper slope for the rain gutter. The slope of the rain gutter is very important!

It is important to note that due to the fascia (where the eaves brackets were attached) or the building’s distortion, even if we set the slope with the brackets, there may be backflow. It is crucial to check the slope with a level against the fascia before attaching the brackets!

3. Installation of Eaves Gutter

We will install the new eaves gutter! We will connect components such as “joints” and “outer bends” using a special adhesive for rain gutters.

4. Connection to Downspout

We will connect the existing downspout to the eaves gutter! The existing eaves gutter was a discontinued “Esuron/E100,” but the downspout is “Esuron/Y60,” which is not discontinued, allowing us to connect it to the new eaves gutter.

5. Water Flow Test and Cleaning

Finally, we will conduct a water flow test and clean up before completing the rain gutter replacement. During the water flow test, we will actually run water through the rain gutter to check for leaks and ensure that water flows properly.

This time, we used Sekisui/Σ90 for the eaves gutter.

Exterior Painting Work | Construction Steps

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully. This is an important step before performing exterior painting.

We also wash the exterior structures, floor, and inside the rain gutters as well. The foaming is due to the bio-cleaning process, which creates detergent bubbles.

2. Surface Preparation

After high-pressure washing, we assess the deterioration of the exterior walls and perform surface preparation such as crack repairs.

3. Protection of Various Parts

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in exterior wall painting work! If the protection is neglected, gaps may form, allowing paint to seep in, or it may result in uneven lines.

4. Primer

This is the first painting task after high-pressure washing and substrate treatment, and it is the primer that ensures that the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in the durability and finish of the exterior wall painting!

The primer used in this exterior wall painting is the Excel Epoxy Sealer from Astec Paint, which is suitable for a wide range of exterior wall substrates. It has higher adhesion than conventional water-based primers.

For typical mortar exterior walls, it is desirable to use a primer with crack prevention functions, such as fillers or surfacers. However, using it on stucco-finished walls can cause problems like bubbling, so it is not recommended. For repainting stucco-finished walls, a sealer that considers breathability must be used.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness! The paint used in this exterior wall painting is a matte finish.

If a glossy paint is used on stucco-finished walls, it is prone to unevenness and can cause poor breathability, leading to bubbling. Therefore, it is necessary to use a matte paint considering breathability.

6. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven spots or missed areas, resulting in a beautiful finish! For this exterior wall painting, we used Astec Paint’s Silicon REVO1000-IR.The manufacturer’s expected durability is about 13 to 16 years, and it is an excellent paint with heat insulation properties!

7. Painting of Auxiliary Parts (Rain Gutter, Entrance Door Frame, Shutter)

For auxiliary parts, after finishing the surface preparation such as scraping, if it is a metal part, we will apply a primer with rust prevention and then apply the middle coat and top coat with Yumelock. We will carefully paint all the details that can be painted!

Roof Repair (Roof Overlay Construction) | Construction Procedure

1. Existing Ridge and Snow Stop Demolition

We will dismantle unnecessary parts (ridge flashing) for the roof overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Roofing Installation (Waterproof Sheet)

The roofing used is Jouyu Pulp Industry / Sunlight G!
This material is modified asphalt roofing, which is said to have double the durability of regular asphalt roofing. As a primary waterproofing measure, if the roofing is properly installed, it will not leak! We will ensure it is securely adhered to prevent it from blowing away. The durability of the new roofing material, Alma, is estimated to be 20 to 25 years, so we used a roofing sheet with a durability that matches the roofing material!

3. Accessory Processing (Kera and Karakusa)

Before the main roofing work, we will process and install accessories such as kera and karakusa! The materials used for the accessories are galvalume steel sheets.

4. Main Construction (Nichiha / Alma)

After processing the ridge materials, we will install the Alma main body all the way to the ridge! We will also firmly apply single cement during the construction. Once we have installed it up to the ridge, we will set up the necessary materials called “kanban” to fix the ridge metal.

There are two types of kanban: cedar and resin, and this time we used the resin type! The resin type is expected to have twice the durability compared to the cedar type!

5. Processing of Ridge Metal and Sealing at Various Locations

Next, we will process and install the ridge metal. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called rain stop metal. We will use stainless steel nails and screws that are resistant to rust for fixing!

5. Cleaning

We will clean up any debris that has fallen onto balconies and other areas. We will thoroughly remove nails and metal fragments that could cause injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is Nichiha’s Alma. Alma comes with a10-year manufacturer warranty.

Since it uses natural stone that is baked and painted on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs! Because it uses fine natural stones on the surface, you won’t be troubled by the sound of rain.

The finish, durability, sound insulation, and wind resistance are excellent, and because it is lighter compared to other roofing materials, it reduces the sway during earthquakes, making it a good earthquake countermeasure. In the recent roof overlay (cover method) work we performed, the roof becomes double-layered, which increases the weight, but since Alma is a lightweight roofing material, it is suitable for roof overlay (cover method) work.
