Construction Location Kitaku, Tokyo
Work Details Temporary scaffolding installation / Roof overlay work
Existing Roofing Material Slate
New Materials Used Diplomat Star (steel roofing material with natural stone granules)
Price Range 900,000 – 1,000,000 yen
Completion Month November 2022

Our Proposal

Due to visible deterioration of the existing slate roof, we proposed the roof overlay method to install a waterproof sheet and new roofing material without removing the existing roof. For the finishing material, we used the lightweight and durable natural stone granule-coated steel roofing material, Diplomat Star. Please note that if the underlying structure is severely damaged, the overlay method may not be applicable, and we will determine the appropriate method after an on-site inspection.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Kitaku

There are many renovation companies that serve Kitaku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following five points.

  • Experience in renovation work
  • Check for warranties and after-sales maintenance
  • Obtain estimates from multiple contractors
  • Confirm whether they perform renovations in-house
  • Check if they offer color simulations and perspective drawings

1. Experience in Renovation Work

Experience in Renovation Work

Many renovation contractors publish their work achievements on their websites. If a contractor provides detailed explanations of the process with photos, it can help you visualize the outcome after your request, giving you peace of mind. If you’re uncertain, choose a contractor with ample experience.

Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but do not make your decision based solely on reviews; consider the construction track record, estimates, and warranty details for a comprehensive judgment.

2. Confirm the presence of warranties and aftercare services

Warranty and Aftercare

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but generally ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services separately, so be sure to check for those as well.

Kakeru Koumuten Co., Ltd. provides warranties for eligible exterior renovations and sealing work. The coverage, duration, and details of aftercare services vary by project, so please check the warranty conditions before signing a contract.

3. Obtain estimates from multiple contractors

Obtain estimates from multiple contractors

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes it easier to negotiate prices.

When comparing estimates, it is important to look at not just the costs but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for auxiliary parts,” and “confirm the process.” Lowering the rank of auxiliary parts or skipping steps can reduce costs, so it is crucial to not judge solely based on price.

4. Confirm whether the contractor performs renovations in-house

Confirm whether the contractor performs renovations in-house

Kakeru Koumuten Co., Ltd. conducts detailed hearings and surveys on the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose a plan suitable for the building and your preferences. While there is no inherent problem with the system in which partner companies perform the construction, it is essential to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. If the construction is done in-house, it becomes easier to coordinate with the site, allowing for a quicker response in case of any troubles.

5. Do they support color simulations and perspective drawings?

Color Simulation and Perspective Drawing

Choosing colors and envisioning the look after construction can be challenging for both exterior and interior. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the construction is done, it is recommended to choose a company that can accommodate flexible simulations.

08Reasons why Kakeru Koumuten is chosen for remodeling used houses in Kita-ku

Reasons to Choose Kakeru Koumuten

One reason is that “Kakeru Koumuten also serves Kita-ku,” but

09Renovation of Used Properties and Vacant Houses in Kita-ku | Frequently Asked Questions

We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Kita-ku.

Is it better to consult before buying or after purchasing a used property for renovation?

If possible, please consult us before making a purchase decision. Used properties may have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten Co., Ltd. check the condition of the property you are considering in advance and provide an estimate of necessary renovations, you can establish a feasible financial plan.

What renovations should be prioritized for a used wooden house in Kita-ku?

It depends on the condition of the building, but we prioritize areas that, if left unattended, could lead to damage, such as leaks, termites, structure, and seismic resistance. After that, we will decide on the order of roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. Instead of determining priorities solely based on the age of the building, let’s plan based on the inspection results of the entire building, including the exterior.

I bought a used wooden house in Kita-ku. Can I use subsidies for seismic and insulation improvements?

The subsidy for seismic renovation work for wooden houses in Kita-ku is 2/3, with a maximum of 1 million yen (1.2 million yen for designated areas, 1.5 million yen for elderly households, etc.). Energy-saving equipment subsidies (for window insulation, solar power, etc.) have increased subsidy rates for work done by local contractors, but since Kakeru Koumuten Co., Ltd. is an out-of-area contractor, it will be at the standard rate. There may be cases where you can combine national and Tokyo Metropolitan government programs, but please check in advance for overlapping subsidies for the same work and conditions for application timing.

How much does a full renovation (full renovation) cost?

A full renovation of a detached house varies significantly depending on the total floor area, condition, and quality of the equipment. For updates to the interior and exterior without major changes to the layout, a rough estimate starts at around 8 million yen. In cases of large-scale renovations that reassess insulation, seismic resistance, plumbing, and layout, it can exceed 15 million to 30 million yen. We will first conduct a site survey to assess the condition and propose a plan prioritized according to your budget.

Do I need to apply for subsidies myself? Is the process difficult?

The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” has a structure where registered contractors (construction companies) apply. For seismic renovations or home modifications under nursing care insurance in your municipality, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which systems can be used,” so please feel free to consult with us first.

What risks are there if I leave a vacant house unattended?

Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of the exterior walls and roof, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special tax exemption for residential land will be revoked. Early inspection and necessary work according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.

I am worried about seismic resistance. How can I assess the seismic safety of a used detached house?

The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Your municipality also offers subsidies for seismic renovations of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten can assist you from diagnosis to renovation.

Will I need temporary housing during construction? How long will it take?

It depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home. However, for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.

Is Kita Ward within your service area? Will there be travel costs?

Yes, Kita Ward is within the service area of Kakeru Koumuten. Based on our headquarters and showroom in Aoba-ku, Yokohama, as well as our Machida branch and material storage in Aoba-ku and Asahi-ku, we serve various regions in Kanagawa Prefecture and Tokyo.
