Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.

2. Surface Preparation

After the high-pressure washing is complete, we assess the condition of the exterior walls and perform surface preparation, such as crack repairs.

3. Protection of Various Areas

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer tarps. This is a very important task in the painting process! If the protection is neglected, gaps may form, allowing paint to seep in, or it may result in uneven lines.

4. Primer Coat

This is the first step of applying paint after high-pressure washing and surface preparation. It is the primer that ensures that the middle and top coats adhere well to the surface. A thorough application of the primer significantly affects durability and finish!

5. Middle Coat

Next is the middle coat. This is a crucial step to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, focusing on achieving a beautiful finish!

The paint used was SK Kaken’s Escape Premium Silicon. The manufacturer’s expected durability is said to be about 14 to 16 years.

Accessory parts are painted thoroughly after surface preparation such as scraping. For metal parts, a primer with rust prevention is applied, followed by a middle coat with Yumelock and a top coat. We ensure to paint every detail!

Sealing Work

1. Removal of Sealing Material

Remove the existing sealing material using a cutter or similar tool.
It is referred to as sealing, caulking, or joints. This is an important area that can easily lead to water leaks and cause cracks or peeling in the exterior walls. Cracks and peeling are signs of deterioration!

2. Masking Tape Application

Check the position for applying the tape and carefully attach it to avoid embedding into the surface.

3. Primer Application

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling with Sealing Material

Place the nozzle of the caulking gun against the bottom of the joint and fill it sufficiently.

5. Finishing with a Putty Knife

6. Removal of Masking Tape

After finishing, remove the masking tape to complete the process.

Roof Painting Work Procedure

1. High-Pressure Washing

First, thoroughly remove moss and dirt from the roof using high-pressure washing.

2. Protection of Various Areas

Next, protect areas that will not be painted, such as rain gutters, using masking tape and poly sheeting.
This is an important task.

3. Primer Coat

By applying a solid base coat next, the durability and finish will differ.

4. Intermediate Coating

Next is the intermediate coating. We used Astec Paint’s Super Shanet Thermo Si for the paint.
The expected durability is about 13 to 16 years according to reports.
The durability may vary depending on environmental factors.

5. Top Coating

Next is the top coating. This will complete the roof painting.

6. Cleaning

Finally, we will clean up any debris that has fallen and finish up!
