Background to the Construction

We received an inquiry from a customer living in Aso-ku, Kawasaki, stating, “The roof materials have fallen due to strong winds, so I would like you to take a look!”

The existing roof materials had many cracks, and there were several pieces that seemed like they would fall off at any moment. There were also numerous repair marks from previous painting.
The existing roof materials are made of “Resas,” which are very prone to cracking and cannot be painted.
The only effective roof repair methods are the overlay method or complete replacement.
In the case of the overlay method, it is necessary to use a roofing sheet specifically designed for covering fragile slate.

There are many solar panels installed, and to perform the overlay method, they need to be removed and reinstalled.
Depending on the roof materials, it may be possible to reuse the existing solar panel base brackets, but this time, the customer requested the overlay method using Super Galtect, which is highly durable and has excellent insulation properties, so it will be necessary to change to base brackets compatible with Super Galtect.

We proposed the roof overlay (cover method) using the Super Galtect and the removal and reinstallation of solar panels as per the customer’s request, and they entrusted us with the project!

Roof Overlay Construction Procedure

1. Removal of Solar Panels

We will dismantle the solar panels and the base brackets. The removed solar panels will be carefully stored in our warehouse for reuse. The existing base brackets are designed for slate and require direct holes to be made in the roof, so they will be disposed of. The holes left by the brackets will be sealed and repaired with caulking. We will also dismantle any unnecessary existing ridge flashing and snow stops!

The existing roofing material, Resas, is very brittle and there is a risk of the roof collapsing while walking on it, so caution is necessary.

2. Roofing Installation (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) on top of the underlayment! Theroofingused isTajima Roofing/Tadis Self Cover!
Tadis Self Cover is a roofing sheet specifically designed for the overlay method, as the name suggests. When covering fragile slates like Resas or Colonial NEO, we recommend using the dedicated roofing sheet, Tadis Self Cover! It is said to have three times the durability of regular asphalt roofing, with a lifespan of about 30 years. It is a self-adhesive roofing with high waterproofing properties and has a durability close to Super Galtect, so you can rest assured!
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will securely adhere it with steel plate chips to prevent it from blowing away.

 

3. Custom Fabrication (Kera and Karakusa)


Before the main roof construction, we will process and install the custom parts such as kera and karakusa!
The custom parts used are the genuine parts of Galtect made from SGL copper plate!

4. Main Construction (Aiji Industry/Super Galtect)

After processing the components, we will install the Galtect main body up to the ridge!
Once it is installed up to the ridge, we will set up the necessary materials to secure the ridge board called “kanban.” We offer three types of kanban: cedar, resin, and galvalume steel, and this time we used the galvalume steel version!
The galvalume steel version is expected to have three times the durability compared to the cedar version! Unlike the resin and cedar versions, it does not crack, so it is safe!

5. Ridge Cap and Sealing at Various Locations

After installing the kanban, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints.

The screws used for fixing are made of stainless steel, which is resistant to rust!

6. Installation of Solar Panel Mounting Brackets

 


We will install the mounting brackets for the solar panels that we have kept for reuse! The existing base was fixed by drilling holes in the roof, but the new brackets will catch onto the Galtect main body to secure the solar panels. This method reduces the risk of leaks and the burden on the roof since no holes are drilled.
There are applicable brackets for each manufacturer and model of solar panels. There may be no applicable brackets for older solar panels

7. Installation of Solar Panels

We will complete the process by reinstalling the removed solar panels! Finally, we will also check to ensure they are generating power properly.

8. Cleaning


We will clean up any debris that has fallen onto the balcony and rain gutters. We will thoroughly remove nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it is clean.

About Roofing Materials

The roofing material used is Aijii Industrial’s Super Galtect.
Super Galtect comes with a 15-year warranty on the coating and a 25-year warranty against perforation.
We also provide a 10-year construction warranty!

Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the areas where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter.
It also has soundproofing properties, reducing the sound of rain.
Additionally, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, providing earthquake resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over itself, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge flashing, so compared to re-roofing, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
