Roof Overlay Construction Procedure
1. Demolition of Existing Ridge and Snow Stops
We will dismantle unnecessary parts (ridge flashing) for the overlay method! This time, we also removed the water heater! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or scattering.
2. Laying Roofing (Waterproof Sheet)
The roofing used is Nisshin Kogyo / Kappa 23!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is secure, there will be no leaks!
We will lay it down securely to prevent it from blowing away.
3. Fabrication of Accessories (Curlicue & Eaves)
4. Main Construction (Eco Granie)
After the accessory fabrication, we will install the Eco Granie main body up to the ridge!
5. Sealer and Purlin Installation
Once the main body is installed, we will attach the sealer to the purlin and then install the purlin.
Once the roof is completed up to the ridge, we install the necessary materials to secure the ridge board known as the kanban. We offer three types of kanban: cedar, resin, and Galvalume steel, and this time we used the cedar version!
The resin kanban is expected to have three times the durability of the cedar version,
while the durability of the Galvalume steel kanban is about 30 to 35 years, making it highly durable and unlike the resin or cedar versions, it won’t crack!
5. Processing the Ridge Board
Next, we process and install the ridge board. We thoroughly apply sealing on the inside of the joints. For the wall edge, we process and install a component called the rain guard board.
We use stainless steel nails and screws that are resistant to rust for securing!
6. Cleaning
We remove footprints and any debris that may have fallen around the house or inside the rain gutters, and we do a thorough cleaning.
We strive to ensure that the area looks cleaner after the work than it did before!
That concludes the construction!
About Eco Grani
The roofing material used is Eco Grani from Kakeru Koumuten Co., Ltd.
The manufacturer offers a 30-year warranty, which is quite long.
Eco Grani is a lightweight metal roof made from zinc-aluminum steel, which is of the same quality as Galvalume steel, ensuring high durability.
The surface is coated with natural stone granules, which prevents significant fading and maintains its appearance over the long term.
Thanks to the stone granules on the surface, it can reduce summer heat and rain noise.
Additionally, it is lightweight, rust-resistant, and excels in durability and earthquake resistance.

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
As the name suggests, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid on top of the existing one, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is the biggest feature and leads to various advantages.
The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.
You may be wondering, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.
Additionally, the construction can be completed in a shorter period than painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost lower.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is erected, there may be inconveniences such as difficulty in entering and exiting or opening windows. Being able to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay method is the most frequently performed type of work we undertake. We are very grateful that we are continuously able to carry out roof overlay method projects without interruption.
Cost Estimates for Roof Repairs
◇ Cost Estimates for Roof Repairs
The cost estimate for roof repairs is said to be around 200,000 to 1,000,000 yen. However, costs vary depending on the repair details, scope, and materials used. For example, minor repair work such as replacing tiles or ridge cap replacement may cost around 20,000 to 100,000 yen, while larger projects like roof overlay or complete roof replacement can exceed 400,000 to 1,000,000 yen. Obtaining estimates from multiple contractors can help you understand the appropriate costs and serve as a reference when choosing a cost-effective contractor.
◇ Cost Estimates for Simultaneous Construction
In the case of simultaneous construction, overall cost reductions are expected. This is because scheduling and personnel allocation can be managed at once, improving work efficiency and allowing for cost savings.
Generally, it is said that overall construction costs can be reduced by about 10 to 20%. For example, if exterior wall painting costs 1,000,000 yen and roof repairs also cost 1,000,000 yen, separate construction would require 2,000,000 yen. However, simultaneous construction could potentially reduce this to around 1,800,000 yen.
