For those considering renovation of used properties and vacant houses in Aikawa Town
I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants.
For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements in Aikawa Town, will clearly explain the key points for a successful renovation.
Be sure to obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Aikawa Town
Aikawa Town is a central town in the prefecture where nature and industrial parks coexist, close to Nakatsugawa and Lake Miyagase. It boasts a calm living environment surrounded by hills and rural areas while accommodating an inland industrial park.
Residential areas developed during the Showa era are now entering a generational transition period, reaching 40 to 50 years of age, and are gaining attention as a destination for relocation and dual residences. This is why the option of “buying a used house and renovating (or refurbishing) it to fit one’s lifestyle” is expanding in Aikawa Town.
Natural Environment of Nakatsugawa and Hills
A town rich in nature, close to the Nakatsugawa gorge and Miyagase. There is a growing demand for used properties and renovations for relocation and dual residences.
Retaining Walls and Drainage in Hilly and Sloped Areas
There are residential areas with elevation differences in hilly regions, requiring checks on retaining walls, slopes, and drainage, as well as considerations for scaffolding and transportation.
Temperature Differences and Insulation
This area experiences significant temperature differences inland, making it effective for insulation renovations (such as windows and inner windows) to combat winter chill and condensation.
Be Aware of the “Boundary” of New Seismic Standards
The seismic resistance of used houses varies greatly depending on the construction period. It is crucial to determine whether the property was built before the standard revisions of 1981 and 2000.
This article summarizes the reasons, precautions, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten Co., Ltd. for those considering renovating used properties and vacant houses in Aikawa Town to ensure they “do not make mistakes.”
The Most Important Thing is “Comparative Estimates”
The most crucial factor in avoiding mistakes in renovations is comparative estimates. First, obtain estimates from at least three companies that serve the Aikawa Town area. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new builds but also for renovating used properties. There is a growing interest in living in renovated or refurbished used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can achieve a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses tend to be valued low as they are, but renovations can enhance their appearance and performance, increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases made for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new construction, and depending on the use and conditions, there may be opportunities for subsidies and tax incentives, leading to an increase in those utilizing vacant houses for business.
03Precautions When Renovating Vacant Houses and Used Properties

Point 1 Choose a Trustworthy Contractor
First and foremost, it is essential to select a contractor you can trust to handle your renovation with peace of mind. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of your home, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Condition of the Building
For used properties and vacant houses, it is crucial to check which parts have deteriorated and to what extent beforehand. Since the property has been lived in by someone else, internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to understand any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and homes built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation performance.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a mortgage, as well as systems that allow for deductions on certain construction costs even with personal funds. These can sometimes be used in combination, so it is essential to check in advance and plan to utilize them strategically for a successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Aikawa Town

One way to renovate used properties and vacant houses affordably is by utilizing the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Aikawa Town may be able to use.
*The following information is as of September 7, 2026. The details, duration, and budget of the systems change each fiscal year, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the applicant and application methods may differ depending on the system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This program is a successor to the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation improvements for openings (windows) and the building structure, and it covers eco-friendly housing equipment, child-rearing support renovations, disaster prevention improvements, and barrier-free renovations.
Subsidy upper limit guidelines: For houses built before 1991, up to 1,000,000 yen per unit (50,000 yen depending on the construction content); for houses built from 1992 to 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start on or after November 28, 2025, and applications are being accepted from June 30, 2026. Reservations must be made by November 16 at the latest, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.
This program targets window insulation renovations, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is substantial and effective for countering cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications have been accepted since March 31, 2026, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.
This program targets the replacement of water heaters with high-efficiency models such as EcoCute, hybrid water heaters, and EneFarm. It is a suitable program for older properties planning to replace their water heaters.
Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start on or after November 28, 2025, and applications are being accepted from March 31, 2026 (early termination may occur if the budget limit is reached).
Aikawa Town Program
This program supports the earthquake resistance of wooden detached houses built to old earthquake resistance standards. It is effective for earthquake resistance renovations combined with the purchase of existing detached houses. There are no specific restrictions on contractors being limited to those within the town (confirmation required).
The target is wooden houses that started construction before May 31, 1981, with a diagnostic score of less than 1.0. There is also assistance for seismic diagnosis. Please check the amount and the application status for the fiscal year 2028 (Urban Facilities Division). For more details, visit the official page of Aikawa Town.
This is a town system for those looking to install solar power, storage batteries, and EneFarm in conjunction with the renovation of used properties. There are no restrictions on contractors being located within the town.
Solar Power 10,000 yen/kW; maximum 30,000 yen (additional 20,000 yen for over 5.0kW), Storage Batteries 1/2; maximum 50,000 yen, HEMS 1/2; maximum 10,000 yen, EneFarm 1/2; maximum 50,000 yen. Requirements include registration as a town resident and no delinquency on town taxes. Applications for the fiscal year 2028 are currently being accepted (first-come, first-served; limited number of cases). For more details, visit the official page of Aikawa Town.
This system supports the renovation and cleanup of properties registered in the vacant house bank. Renovations of roofs, exterior walls, toilets, baths, kitchens, etc., are eligible, making it effective for those considering used properties + renovations. There are no restrictions on contractors being located within the town.
Requirements include registration of the property in the vacant house bank, renovations costing over 100,000 yen, and using a contractor. The vacant house acquisition subsidy (up to 700,000 yen for purchase costs; conditions such as a commitment to reside for over 10 years) does not cover renovation costs. Please check the application status for the fiscal year 2028. For more details, visit the official page of Aikawa Town.
This system requires that the work be performed by local contractors, so our company in Aoba-ku, Yokohama, is not eligible. Just wanted to inform you.
Walls that are over 1 meter high from the road surface and deemed dangerous according to the town’s inspection sheet are eligible. Local contractors are required, so our company, being an outside contractor, cannot participate. Please check the application status for the 8th year of Reiwa. For details, visit the official page of Aikawa Town.
* The block wall seismic reinforcement subsidy in Aikawa Town is limited to local contractors, so our company (Aoba-ku, Yokohama) cannot participate. On the other hand, subsidies for seismic retrofitting, smart energy equipment, vacant house renovations, and improvements for housing equipment for people with disabilities (up to 1 million yen, subject to confirmation) are believed to be available for outside contractors (please confirm just in case). Insulation and windows are primarily utilized under the national “Housing Energy Efficiency 2026 Campaign”.

- Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction such as seismic, energy-saving, barrier-free, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period for seismic retrofitting, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy-saving Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3, with a maximum of 150,000 yen. The first phase has ended, but additional applications are scheduled from September 7 to September 30, 2026, only via electronic application and on a first-come, first-served basis (about 25 cases). Applications must be made by the applicant themselves, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.
While subsidies and tax reductions can sometimes be combined, there are restrictions on duplication for the same construction. Kakeru Koumuten will organize and propose “which systems can be used for your construction” after conducting a site survey.

07How to Choose a Remodeling Contractor for Used Properties and Vacant Houses in Aikawa Town
There are many remodeling companies that serve Aikawa Town, and it can be confusing to decide which one to choose. When requesting a remodel, be sure to check the following 5 points.
- Experience in remodeling work
- Check for warranties and aftercare services
- Obtain estimates from multiple contractors (at least 3 companies)
- Confirm whether the company performs the remodeling in-house
- Check if they offer color simulations and perspective drawings
1. Experience in Remodeling Work

Many remodeling contractors showcase their project results on their websites. If a contractor provides detailed explanations of the process with photos, it can help you visualize the outcome after the request, giving you peace of mind. If you’re feeling uncertain, choose a contractor with ample experience.
Google and review sites can also be helpful. It’s important to check the content of low ratings, the company’s responses, and the timing of the posts. Google reviews are particularly useful, but don’t make your decision based solely on reviews; consider the project results, estimates, and warranty details to make a comprehensive judgment.
2. Check for Warranties and Aftercare Services

When selecting a contractor, be sure to check for warranties. Repairs may be free within the warranty period. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial fixes are often not covered). Some contractors also offer aftercare services separate from warranties, so be sure to check that as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior remodeling and sealing work. We also conduct aftercare services, sending out annual reminder DMs to ensure annual inspections are possible.
Click here for more details on Kakeru Koumuten’s warranties and aftercare services
3. Obtain Estimates from Multiple Contractors (at least 3 companies)

When requesting a renovation, be sure to obtain estimates from multiple contractors. Even for the same work, warranties, after-sales service, and prices can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, not only the cost but also the “items in the estimate,” “checking the undercoat materials, sealing materials, and paint for auxiliary parts,” and “confirming the process” should be carefully compared. Lowering the rank of auxiliary parts or skipping steps can reduce costs, so it is important not to judge solely by price.
Learn more about the points to compare estimates
4. Confirm whether the company performs renovations in-house

At Kakeru Koumuten, we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “base materials,” “desired durability,” and “design,” and propose the optimal plan. While there is nothing inherently wrong with a system where partner companies perform the work, it is important to confirm whether the contracting company understands the scope of work and clearly defines the responsibilities for quality control and warranties. If the work is done in-house, it becomes easier to coordinate with the site, allowing for quicker responses in case of any issues.
5. Check if they offer color simulations and perspective drawings

Choosing colors and visualizing the image after construction can be challenging for both exterior and interior work. Having simulations can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the work is done, it is recommended to choose a company that can accommodate flexible simulations.
08Reasons why Kakeru Koumuten is chosen for renovations of used houses in Aikawa Town
One reason is that “Kakeru Koumuten also serves Aikawa Town,” but
we have initiatives in “renovations of vacant houses and used properties that cannot be imitated by other companies,”
which have received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for renovations in Aikawa Town. Please compare our estimates with those from other companies.
The most important aspect of renovations is multiple estimates. Be sure to request estimates from at least 3 companies that operate in Aikawa Town!

We also have various tools, such as compressors and cleaning machines, to handle a wide range of construction tasks.
In-House Waste Sorting

In exterior renovations, various waste materials such as paint, wood, and metal are generated. Our company strives to reduce environmental impact and disposal costs by properly sorting waste materials and recycling those that can be reused.
Showroom Dedicated to Exterior Renovations

In the showroom, you can not only have meetings but also check the actual paint colors and a wide range of catalogs. Color simulations and tests for heat-reflective paint can also be conducted. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama.
2. In-house Construction Focused on Exterior Work

A major strength of Kakeru Koumuten is our in-house construction focused on exterior work. By maintaining a consistent system from inquiry to project completion, we can provide high-quality renovations at a reduced cost. A single representative will handle everything from the estimate to project completion, ensuring smooth communication without changes in the sales or construction management teams. We carry out the work with our own craftsmen, from temporary scaffolding setup to exterior wall painting and roof renovations. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits Obtained & Skilled Workers on Staff

We have obtained permits for construction work and industrial waste collection and transportation. We also have nationally certified sheet metal workers and painting specialists on staff, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes.
4. Warranty and Aftercare
Exterior wall painting and joint sealing work come with a warranty. Aftercare is available annually, and we send out notification DM each year. If you have concerns about the warranty, please click the image above for more information.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. If we cannot access the roof at height, we can use a drone. For leak investigations, we also utilize a thermal imaging camera. We respond according to our customers’ wishes and can also provide emergency measures for sudden leaks.
6. Human Resource Development

To enhance skills, we create various models and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we regularly conduct technical skill enhancement training to ensure each staff member can adapt to various sites.

7-2. Interior Renovation Simulation

We also provide simulations and perspective drawings for interior renovations. Based on your preferred style, such as modern, we suggest recommended simulations. We create realistic perspectives based on actual floor plans.
8. Solar Panel and Storage Battery Installation Work Available!

More customers are introducing solar power systems, which have generous subsidies, in conjunction with renovations of used properties. Kakeru Koumuten Co., Ltd. also handles solar power system installations and proposes solar panels tailored to the shape of your roof. We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Aikawa Town | Frequently Asked Questions
We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Aikawa Town.
Is it better to consult before buying a used property or after purchasing it for renovation?
We recommend that you consult with us before making a purchase decision if possible. Used properties often have deterioration that is not visible, and it is not uncommon to encounter unexpected construction costs after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and providing an estimate for necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Aikawa Town?
Depending on the condition of the building, we prioritize areas that, if left unattended, could lead to further damage, such as leaks, termites, structural issues, and seismic resistance. After that, we will determine the order of exterior work such as roofs and walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on your daily life. In residential areas surrounded by Nakatsugawa and hills, roofs and walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the entire building, including the exterior.
I bought a used detached house in Aikawa Town. Can I use subsidies?
Aikawa Town is a nature-rich area surrounded by Nakatsugawa and hills, with significant temperature differences due to its inland location, making insulation renovations effective. Subsidies for seismic retrofitting of wooden houses, smart energy equipment (solar panels, storage batteries), and renovation costs for vacant houses (1/2 for registered vacant house bank properties, with a cap of 300,000 yen) are expected to be available even at our company outside the city. We will first propose inspections for the exterior, water areas, seismic resistance, and insulation. Please note that subsidies for seismic retrofitting of dangerous block walls are only applicable to contractors within the town, so our company is not eligible (we will provide honest guidance).
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies significantly depending on the scope and grade. If focusing on partial renovations, it starts from around 5 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic resistance can exceed 10 million to 20 million yen. We will first conduct a site survey to assess the condition and propose a prioritized plan based on your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic retrofitting and home renovations under nursing care insurance in your city or ward, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will organize and inform you about “which systems are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land in property tax may be revoked. Conducting inspections early and performing necessary renovations according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic resistance of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further check if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before that, we recommend a seismic diagnosis. There are subsidies for seismic retrofitting of wooden houses in your city or ward, and if eligible, you can significantly reduce costs (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
The scope of work depends on the project. For exterior renovations and partial interior work, it is often possible to carry out the construction while you remain in your home. However, for large-scale full renovations that include water areas, we may recommend temporary housing. 10Features of Aikawa Town
Aikawa Town is a central town where nature and industrial parks coexist, located near the Nakatsukawa River and Lake Miyagase. While it has an inland industrial park, it is surrounded by hills and rural areas, providing a calm living environment.
As the post-war single-family housing areas reach a generational transition, there is a growing demand for used homes and renovations, including relocation and dual residences. Kakeru Koumuten is headquartered in Aoba-ku, Yokohama, and offers a wide range of exterior and interior renovations throughout Kanagawa Prefecture. We can perform in-house construction mainly focused on exterior work such as roofs and exterior walls.
