Roof Painting Construction Procedure

1. Cleaning and Surface Preparation

First, we thoroughly remove moss and dirt from the roof using high-pressure washing and scraping. We will also repair any cracks in the roof.

2. Protection of Various Parts

Next, similar to exterior wall painting, we will protect areas that will not be painted, such as the rain gutters, using masking tape and poly masks.
This is an important task.

3. Primer Application

Next, by applying the primer thoroughly, we can achieve differences in durability and finish.
The paint used for the primer this time is Astec Paint’s HB Primer JY-IR.

4. Installation of Taspacer

Next, after the primer, we insert the taspacer between the roofing materials to ensure a pathway for rainwater and moisture to escape.

5. Intermediate Coating

Next is the intermediate coating.
The paint used for the intermediate coating this time is Astec Paint’s Inorganic Hybrid Coat JY.

6. Top Coating

Next is the top coating. This is the finishing touch for the roof painting.
The paint used for the top coating this time is the same Astec Paint’s Inorganic Hybrid Coat JY as the intermediate coating.

7. Completion

Finally, we will clean up any fallen debris and finish the job!

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

We thoroughly remove dirt and moss from the exterior walls with high-pressure washing!

2. Protection of Areas

We protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Primer Application

This is the first application of paint after high-pressure washing and surface preparation, and it is essential for ensuring that the middle and top coats adhere well to the surface. A proper primer application significantly impacts durability and finish quality!
The paint used this time is the Diahwide Sealer from Seika Japan.

4. Middle Coat Application

Next is the middle coating. This is an important process to bring out the performance of the paint, to achieve a beautiful finish, and to eliminate unevenness in the application!
The paint used this time is the Dya Super Seranflex from Seika Japan.

5. Top Coating

Next is the top coating. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven spots or missed areas, achieving a beautiful finish!
The paint used this time is also the Dya Super Seranflex from Seika Japan, just like the middle coating.

5. Additional Coatings (Rain Gutter, Fascia, Eaves Ceiling, Water Cut, Shutter Box)

We will thoroughly paint every detail that can be painted! [/chat]

Exterior Painting Work Procedure

1. High-Pressure Washing

Before applying the paint, we will definitely use high-pressure washing to thoroughly remove dirt and moss! We will also strip away any peeling paint! Neglecting this step can lead to the peeling of the freshly applied paint. We will wash not only the exterior but also the ground surfaces as well. [/chat]

2. Repairing Each Section

After the high-pressure washing is completed, we will proceed with surface preparation. By leveling out any uneven areas on block walls or where the paint has peeled, the paint we apply next will finish beautifully and perform effectively!

3. Primer Coat

This is the first painting task after completing high-pressure washing and surface preparation, using a paint that adheres well to the surface to ensure the middle coat and final top coat applied later stick properly.

4. Middle Coat

Next is the middle coating. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness in the application!

The paint used is International Paint / IP Youheki Coat.

5. Top Coating

Next is the top coating. This is the finishing touch for the painting. We will be mindful to ensure there are no uneven spots or missed areas, resulting in a beautiful finish! The paint used is the same as the middle coating, International Paint / IP Youheki Coat. International Paint / IP Youheki Coat helps maintain the aesthetics of block walls and similar surfaces for a long time!

Joint Replacement Work Procedure

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tool.
This is referred to as sealing, caulking, or jointing. It is a critical area that can easily lead to water leaks and cause cracking or lifting of siding. Cracks and peeling are signs of deterioration!

2. Protection (Masking Tape Application)

Check the position for applying the tape and carefully apply it to avoid embedding it into the surface being treated.

3. Application of Primer

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling of Sealant Material

Place the nozzle of the caulking gun against the joint base and fill it adequately.
The caulking material used for this work is Sunrise/SR Seal H100. It has a durability of about 30 years and is
ultra-durable, ultra-low pollution, flexible, and resistant to dirt.

5. Finishing with a Trowel

Use a trowel that matches the joint width to press firmly and finish smoothly.

6. Removal of Masking Tape

Remove the masking tape promptly after finishing.

That concludes the process.
