We are Kakeru Koumuten Co., Ltd., a specialized exterior renovation company handling roofing and exterior wall painting in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of our exterior renovation work in Aoba-ku, Yokohama.
The scope of this project includes exterior wall painting, roof painting, ridge cap work, and installation of anti-weed sheets and gravel for the dog run.

Roof Painting Work Procedure

1. Cleaning and Surface Preparation

First, we perform high-pressure washing, and then we remove rust from the roof and repair any cracks if present through scraping.

2. Protection of Each Area

Next, we use masking tape and polymer masks to protect areas that will not be painted, such as the rain gutters.
Protecting each area is also an important task.

3. Primer Application

By applying the primer thoroughly, we ensure better adhesion and a noticeable difference in the finish.

4. Installation of Spacer

Next, after the primer, we insert spacers between the roofing materials to ensure a pathway for rainwater and moisture to escape.

5. Intermediate Coating

Next is the intermediate coating. We used Fine Perfect Best in black for the paint.
The durability is said to be about 10 to 12 years. The durability may vary depending on the environment.

6. Top Coating

Next is the top coat. This will be the finishing touch for the roof painting.

7. Cleaning

Finally, we will clean up any debris that has fallen and finish up!

Procedure for Replacing Ridge Cap

The ridge cap is the metal covering that protects areas of the roof where roofing materials cannot be laid, such as the peak of the roof.
It is susceptible to damage from wind disasters and can cause leaks.

1. Demolition of Existing Ridge

We will remove the old ridge flashing and the internal wooden batten. Care will be taken not to break the roofing material during this process.
We recommend replacing the internal wooden batten every 10 to 15 years.
Once the ridge flashing is removed, there will be a batten inside.

2. Installation of New Batten

We will install a new batten. There are types of battens made from cedar and resin, and this time we used a resin batten! Resin battens do not corrode compared to cedar ones. Their durability is about 20 years, nearly double that of cedar!

3. Sealing Ridge Flashing Joints

We will apply sealing to the inside of the overlaps to enhance strength and waterproofing.

4. Installation of New Ridge Flashing

We will process and install at the ends and joints! The ridge flashing with a hole in the middle is called a ventilation ridge, which serves to release heat and humidity from the attic to the outside!

Exterior Painting Work Procedure

1. High Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high pressure washing! We also provided complimentary washing for the exterior and concrete areas! The white foam is from the bio-cleaning process!

2. Masking and Crack Repair

Next, we will mask off areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If masking is not done properly, gaps can form, allowing paint to seep in or resulting in uneven lines. We will also repair cracks with resin mortar!

3. Primer Application

After completing high pressure washing and substrate treatment, we begin the first application of paint, which is the primer. This paint ensures that the middle and top coats adhere well to the surface. A proper primer application greatly affects durability and finish! The primer we use is “SK Kaken/Elastic Premium Filler”! The premium filler not only seals fine cracks but also prevents the occurrence of new cracks!

4. Middle Coat

Next is the middle coat. This is an important step to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

5. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, aiming for a beautiful finish! The paint used for the mortar exterior wall is SK Kaken/Premium Silicon! Since this is a rishin finish, we applied it with a matte finish!
When painting rishin exterior walls, a glossy finish can easily lead to unevenness, so a matte finish is recommended!

For the rain gutters and eaves, we used Rock Paint/Yume Lock.

6. Painting of Auxiliary Parts (Rain Gutter & Balcony Top Coat)

The auxiliary parts will be completed after finishing the surface preparation with scraping and then applying the primer and top coat!
