Exterior Painting Construction Procedure in Aoba-ku, Yokohama
1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, concrete floors, and inside the rain gutters as well.
2. Surface Preparation
3. Masking
4. Primer Application

After completing high-pressure washing and surface treatment, we apply the first coat of paint. This primer ensures that the subsequent middle and top coats adhere well to the surface. A thorough primer application greatly impacts durability and finish quality!
The undercoat material used has a substrate adjustment function, which fills in fine cracks and prevents further cracking!
The Epithèque filler used is for repainting and is a primer paint that works well with existing mortar exterior walls.
5. Intermediate Coating
6. Top Coating

Roof Overlay Construction Procedure
1. Demolition of Existing Ridge and Snow Stops
2. Roofing Installation (Waterproof Sheet)
The material is a delayed adhesive modified asphalt roofing, which has high waterproofing and durability, and is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely adhered to prevent it from blowing away.
3. Fabrication of Accessories (Kera and Karakusa)
The materials used for the accessories are galvalume steel sheets.
4. Main Construction (Nichihara/Alma)
Once we have installed up to the ridge, we will set up the purlin, which is necessary for securing the ridge flashing. There are two types of purlins: cedar and resin, and this time we used a resin type!
The resin type is expected to have twice the durability of the cedar type!
5. Ridge Flashing Fabrication and Sealing at Various Locations

For the ridge cap, we use special packing screws that have high waterproofing properties!
6. Cleaning

About Roofing Materials
The roofing material used is Nichiha’s Aruma.
Aruma comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked and painted on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Because it uses fine natural stones on the surface, you won’t be troubled by the sound of rain.
It excels in finish, durability, sound insulation, and wind resistance, and is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
In this overlay (cover) work we performed, the roof becomes double-layered, which increases the weight, but Aruma is a lightweight roofing material, making it suitable for overlay (cover) work.

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over itself, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” there is almost no need for demolition work, meaning very little waste is generated.
This is its most significant feature, leading to various advantages.
The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare’s website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.
You may wonder if it is safe to live in a building that uses asbestos-containing materials, but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof you have, please feel free to consult us.
Additionally, it can be completed in a shorter time frame compared to painting or full replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost lower.
There is also less psychological anxiety about having to live in an unusual environment.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed service we offer. We are very grateful that we are continuously able to carry out roof overlay (cover method) projects without interruption.
Benefits of Simultaneous Roofing Repairs and Exterior Painting
◇Improved Work Efficiency
Simultaneous work means performing exterior painting and roofing repairs together. If you request the work separately, it will require setting up and dismantling scaffolding for each job, which takes extra time and effort.
With simultaneous work, you can eliminate the hassle and time of setting up and dismantling scaffolding. You can complete the project in one go, greatly enhancing the overall work efficiency. If you need both exterior painting and roofing repairs, please consider simultaneous work.
◇Potential Cost Savings
By performing exterior painting and roofing repairs at the same time, one of the benefits is cost reduction. When requesting the work individually, costs for scaffolding setup and labor will arise each time. With simultaneous work, scaffolding setup is only needed once, shortening the overall construction period. This leads to reductions in installation costs and labor expenses. Additionally, some contractors offer discount services, so further cost savings can be expected.
◇Reduction of Stress from Changes in Living Environment
With exterior painting and roofing repairs, your living space will temporarily change, and stress from noise, vibrations, and paint odors is unavoidable. If each job is done separately, it will impact your living environment twice. On the other hand, if both jobs are done simultaneously, the impact on your living environment can be minimized at once, reducing stress. Furthermore, since the construction period is consolidated, interruptions to your daily life can be kept to a minimum.
