Exterior Painting Construction Procedure in Aoba-ku, Yokohama

1. High-Pressure Washing



First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, concrete floors, and inside the rain gutters as well.

2. Surface Preparation

After high-pressure washing, we assess the condition of the exterior walls and perform surface preparation such as crack repairs.

3. Masking

Next, we use masking tape, blue sheets, and polymer masks to protect areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process! If masking is not done properly, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application



After completing high-pressure washing and surface treatment, we apply the first coat of paint. This primer ensures that the subsequent middle and top coats adhere well to the surface. A thorough primer application greatly impacts durability and finish quality!

The undercoat material used has a substrate adjustment function, which fills in fine cracks and prevents further cracking!
The Epithèque filler used is for repainting and is a primer paint that works well with existing mortar exterior walls.

5. Intermediate Coating

Next is the intermediate coating. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coating


Next is the top coating. This is the finishing touch for the exterior wall painting. We focus on ensuring there are no uneven spots or missed areas, resulting in a beautiful finish! The paint used isAstec Paint’s Silicon REVO1000-IR. The manufacturer’s expected durability is about 13 to 16 years. It is a heat-insulating paint that keeps the interior cool!



7. Painting of Auxiliary Parts (Canopy Metal, Shutters, Eaves)

The attached parts will undergo surface preparation such as scraping, and for metal parts, we will apply a primer with rust prevention, followed by an intermediate coat and a top coat using Yumelock. We will ensure that every detail is thoroughly painted!

Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary ridge flashings and snow guards for the roof overlay (cover method)!The durability of wooden purlins is approximately 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the detachment and scattering of ridge flashings.

2. Roofing Installation (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) on the base!The roofing used is Tajima Roofing/Tadis Self!
The material is a delayed adhesive modified asphalt roofing, which has high waterproofing and durability, and is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely adhered to prevent it from blowing away.

3. Fabrication of Accessories (Kera and Karakusa)

Before the main roof construction, we will fabricate and install accessories such as kera and karakusa!
The materials used for the accessories are galvalume steel sheets.

4. Main Construction (Nichihara/Alma)

After the accessory fabrication, we will install the Alma main roofing up to the ridge! We will also ensure that the single cement is properly applied during the installation.
Once we have installed up to the ridge, we will set up the purlin, which is necessary for securing the ridge flashing. There are two types of purlins: cedar and resin, and this time we used a resin type!
The resin type is expected to have twice the durability of the cedar type!

5. Ridge Flashing Fabrication and Sealing at Various Locations


Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain guard metal.
For the ridge cap, we use special packing screws that have high waterproofing properties!

6. Cleaning

Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will conduct a thorough cleaning to prevent injuries from nails and metal scraps.

About Roofing Materials

The roofing material used is Nichiha’s Aruma.
Aruma comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked and painted on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Because it uses fine natural stones on the surface, you won’t be troubled by the sound of rain.

It excels in finish, durability, sound insulation, and wind resistance, and is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
In this overlay (cover) work we performed, the roof becomes double-layered, which increases the weight, but Aruma is a lightweight roofing material, making it suitable for overlay (cover) work.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over itself, it is also referred to as “overlapping roofing.”
