Background to the Construction “The cap on the balcony of the vacant house we plan to move into is falling apart, so we would like it replaced for the safety of our children,”
was the inquiry we received from our client!
The existing cap had a rather thick wooden handrail attached to the metal sheeting, which was a rare type.
The wooden handrail was in a significantly deteriorated state.
The existing metal sheeting’s base was also quite degraded, and there was some minor water leakage occurring.
After dismantling the existing cap and handrail, we proposed to carry out new base construction and replace it with an integrated aluminum cap and handrail!

Cap Renovation Construction Procedure

1. Removal of Existing Cap Metal Sheeting

We will remove the existing handrail and cap flashing!

As you can see in the photos, the existing cap’s substrate was quite deteriorated.
Indeed, leaks were occurring due to this deterioration.

We will carefully dismantle it to avoid damaging the exterior walls!

2. New Cap Flashing Substrate Installation & Application of Preservative

We will cut the new substrate to match the size of the cap flashing and secure it with screws!

We will apply a wood preservative to the substrate.
By applying the preservative, there will be a significant difference in durability in the future.

3. Waterproof Sheet Installation

We will install a waterproof sheet over the substrate!
The waterproof sheet used is a modified asphalt roofing material, which is said to have twice the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is secure, there will be no leaks!
We will ensure it is firmly attached to prevent it from blowing away.

4. Installation of Fittings

We will install fittings to secure the cap flashing to the substrate, and then cover and secure the cap flashing on top.

5. Installation of Aluminum Cap Flashing

We will cover the new aluminum cap and secure it with the fittings installed earlier. If we secure it with screws, there is a higher possibility that rainwater will infiltrate and cause internal corrosion.
The new aluminum cap is fixed without drilling screw holes, providing high waterproofing.
The aluminum cap is processed at the factory to match the size of the balcony and then installed on-site!

6. Waterproof Sealing, Exterior Wall Repair, Color Matching Painting

We will thoroughly seal the joint between the exterior wall and the cap metal to prevent rainwater from entering.
We will also repair the holes in the exterior wall created when removing the existing wooden handrail with mortar, and after patterning, we will proceed with color matching painting.
The color matching painting will be done on-site while adjusting the colors.

7. Handrail Installation

 

Finally, once the handrail is installed, the work is complete!
The customer was able to confirm the finish of the cap and was very satisfied!

Lastly, we will clean any dirt or fingerprints off the cap, and the construction will be complete.
