This is a case study of an exterior renovation in Minami-ku, Yokohama.
For this roofing renovation, we performed a roof overlay (cover method) using tiles to Alma!
A roof overlay involves dismantling and removing the existing roofing material and replacing it with new roofing.

Inquiry Details

We received an inquiry from an owner of a rental property in Minami-ku, Yokohama.
They requested, “The current roofing material is tile, and since the building is old, I would like to replace it with a lighter roof while keeping costs down.”

The existing roofing material is mortar tiles, which are no longer in production.
Given the age of the building, the roofing material was quite old, and the underlying structure was also weakening.

This time, since the customer strongly desired to “keep costs down,” we proposed using Nichiha/Alma single materials.
Normally, switching from tiles to Alma would reduce insulation properties, so we recommended “Super Galtect,” and proposed both options.
The customer was unsure, but since the building was quite old and they were uncertain about how much longer it would last, they decided to proceed with the roof overlay using Alma.

Since the eaves and rain gutters were also showing signs of deterioration, they requested partial repairs as well, saying, “If we’re setting up scaffolding, we might as well do it at the same time!”

Construction Data for Minami-ku, Yokohama

Roof replacement construction procedure

1. Dismantling existing roofing materials

We will dismantle the existing roofing materials! We will remove the tiles and the remaining tiles that are hooked onto the main tiles. After dismantling, we will clean up thoroughly!

2. Installing new sheathing

After dismantling the existing roofing material, we will process and install new sheathing boards to fit the dimensions!

3. Installing Roofing (Waterproof Sheet)

Next, we will apply the waterproof sheet! The roofing used is Jouyu Pulp Industry / Sunlight G!
It is made of modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
With the roofing serving as the primary waterproofing, if it is properly installed, there will be no leaks! We will ensure it is firmly applied to prevent it from blowing away.

4. Fabrication of Accessories (Karakusa and Keraba)

Before the main roofing work, we will fabricate and install accessories such as keraba and karakusa!
The materials used for the accessories are SGL steel plates.

5. Main Construction (Nichiha/Alma)

After fabricating the accessories, we will install the Alma main roofing up to the ridge! We will also ensure that the single cement is properly applied during the installation.
Once we have installed up to the ridge, we will set up the necessary materials to secure the ridge board, known as the kanban. There are types of kanban made from cedar and resin, and this time we used the resin type!
The resin type is expected to have twice the durability of the cedar type!

6. Processing of Ridge Cap and Sealing at Various Locations

We will process and install the ridge cap. We will firmly apply sealing on the inside of the joints.
The screws used for fixing are stainless steel packing screws that are resistant to rust!

7. Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it is clean.

The roofing material used is Nichiha’s Alma.
In the case of a roof replacement project, Alma comes with a 10-year manufacturer warranty.

Nichiha’s Alma excels in finish, durability, sound insulation, and wind resistance. It is lighter than other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
Since it uses natural stone that is baked and painted on the surface, it is a roofing material that does not require painting, thus lowering maintenance costs!
The use of fine natural stones on the surface also means you won’t be troubled by rain noise.
