Background to the Construction

◯ Inquiry Details
There was a fire in the neighborhood, and damage occurred to the rain gutters, air conditioning, and the exterior in general.
Since we will be using fire insurance, we would like to request an estimate for repairs, an investigation of the damaged areas, and photography for submission to the insurance company.

○Proposal Details
We visited the site and conducted an investigation of the fire-damaged areas.
We prepared a repair estimate for restoring the damaged areas and created a photo report for submission to the insurance company.
In addition to the repair work, we received requests for estimates for exterior wall painting, roof overlay (cover method), and garden gravel laying, and we provided our proposals.
Regarding the fire-damaged areas, we successfully obtained approval from the insurance company and received a request for the repair work!

○Fire-Damaged Areas and Repair Methods
・Sash
There were broken glass in three locations and the shutter box was melted.
Since the sash was old, we proposed a full replacement.
Proposed Sash: LIXIL/Thermos L Series

・Fence
The fence was damaged when the building that caught fire collapsed.
Since the existing fence is discontinued, we proposed replacement from the posts.
Proposed Fence: LIXIL/High Grid Fence

・Shoji
The shoji was stained with soot due to the fire.
We proposed replacing the shoji only in the Japanese-style room.

・Air Conditioner and Slim Duct
The two outdoor units and slim duct were melted.
We proposed replacing the air conditioner and the slim duct.

・Exterior Wall
The mortar was cracked and discolored due to high heat.
We performed exterior wall repairs using resin mortar.

・Rain Gutter
The rain gutter was partially melted due to high heat.

Partial Rain Gutter Replacement Work Procedure

1. Dismantling Existing Eaves Gutter and Downspout

We will remove the rain gutter and brackets carefully to avoid damaging the fascia! After dismantling the existing brackets, we will also perform repairs due to the holes left by screws and nails.

2. Installation of New Eaves Brackets

We will install new eaves brackets. We will use stainless steel brackets. When installing the brackets, we will set the slope of the rain gutter using kite string or chalk lines. The slope of the rain gutter is important! The eaves gutter will be cut to size, and each component will be secured with a special adhesive for rain gutters!

It is important to note that due to the fascia (where the eaves brackets were attached) and any distortion in the building, even if we set the slope with the brackets, there may be backflow. It is crucial to check the slope with a level against the fascia before attaching the brackets!

3. Installation of Eaves Gutter and Downspout, and Connection of Downspout

We will install the new eaves gutter and downspout! This time we used the new Panasonic/PC50! Next, we will connect the newly installed downspout to the eaves gutter!

4. Water Flow Test and Cleaning

Finally, we will conduct a water flow test and clean up before completing the job! During the water flow test, we will actually run water through the rain gutter to check for any leaks and ensure that the water flows properly.

The eaves gutter uses Panasonic / PC50. This has a steel plate inside, providing strength.

Roof Overlay (Cover Method) Construction Steps

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing and snow stops) for the overlay method!
The existing ridge base is made of cedar, which has a durability of about 10 to 15 years.

Exceeding the durability period can lead to corrosion and discoloration, resulting in the detachment and scattering of the ridge flashing.

2. Roofing Installation (Waterproof Sheet) & Component Processing (Karakusa, Keraba, Valley, Ridge Base)

Next, we will apply the waterproof sheet! The roofing used is Tajima Roofing / New Liner Roofing, which is a highly durable and waterproof roofing material!

New Liner Roofing is the ideal roofing sheet for the overlay method on fragile slate materials such as non-asbestos roofing. As a secondary waterproofing measure, if the roofing is properly installed, it generally won’t leak. We will ensure it is securely applied so that it doesn’t get blown away by the wind.

We will securely apply this so that it doesn’t get blown away by the wind. Since there are various durability years and characteristics for roofing sheets, it is important to choose a roofing sheet that matches the durability of the new roofing material and the roof slope!

Before the main roofing work, we will process and install components such as keraba and karakusa. The components used are genuine components from Super Galtect, specifically SGL Copper Plate!

The ridge metal is our original integrated waste board ridge base. It has a durability of approximately 30 years and is a highly wind-resistant ridge base.

3. Main Construction (IG Industrial / Super Galtect)

After processing the components, we will install the Galtect main roofing up to the ridge. After processing the components, we will install the Galtect main roofing up to the ridge!
The main roofing material will be secured with stainless steel renovation screws!

At the ridge, we will install the necessary ridge base to secure the ridge cap. The boards we handle include Cedar, Resin, and Galvalume Steel, and this time we used Galvalume Steel.

Galvalume Steel offers three times the durability compared to cedar, and unlike resin or cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel is highly durable, has strong fixing power, and excellent wind resistance! Even if rainwater seeps in from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance!

4.Ridge Cap Processing and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints and process and install a component called a rain stop flashing at the wall edge.

The screws used for fixing are stainless steel screws with washers that are resistant to rust!

Unlike nails, screws with washers are less likely to come loose and securely fix the ridge cap to the purlin!

Although it is not visible after construction, waterproofing is enhanced by installing a face plate on the inside of the ridge cap! This firmly protects the ridge, which is a critical point of the roof.

5. Cleaning

We will clean up any debris that has fallen onto the balcony and other areas. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About Roofing Materials

The roofing material used is Aijii Industrial’s Super Galtect. Super Galtect comes with a 15-year paint film warranty and a 25-year hole warranty, and we also provide a 10-year construction warranty!

Made of SGL steel plate, it is highly resistant to rust. Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates both the steel plate and insulation.

When installed, insulation is applied even to the areas where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter experience. Additionally, it has soundproofing properties, reducing the sound of rain.

Moreover, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake-resistant option. It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company has the most installations of Aijii Industrial’s Super Galtect, making it highly regarded!

Exterior Painting Work Procedure

1. High Pressure Washing

 

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.

We also provided a complimentary cleaning of the floor and inside the rain gutters! This time, we performed high-pressure washing using bio-cleaning.

2. Substrate Adjustment

Once the high-pressure washing is complete, we assess the condition of the exterior walls and carry out substrate adjustments such as crack repairs.

3. Protection of Surrounding Areas

Next, we protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process!

Neglecting protection can create gaps, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

After completing the high-pressure washing and substrate treatment, we apply the primer, which is essential for ensuring that the middle and top coats adhere well to the surface. A well-applied primer significantly affects durability and finish quality!

This time, the primer used was Astec Paint / Epithic Filler.

5. Middle Coat Application

Next is the middle coat application. This is a crucial step to enhance the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

This time, the paint used for the middle coat was Astec Paint / Inorganic REVO1000-IR.

6. Top Coat Application

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will focus on ensuring a beautiful finish without any unevenness or missed spots! The paint used is Astech Paint / InorganicREVO1000-IR. It is said that the manufacturer’s expected durability is about 20 to 22 years. Astech Paint’s heat-insulating paint holds the No.1 market share among heat-insulating paints! Due to its excellent cost performance and heat insulation properties, it has become a very popular paint in our company!


7. Painting of Auxiliary Parts (Eaves, Caps, Door Frames, Rain Gutters, Fascias, Curtain Boards, Canopies)

Eaves

Eaves are less exposed to sunlight and are less prone to deterioration; however, due to poor sunlight, they tend to be more susceptible to moss and mold.

Therefore, we use paint with high anti-mold and moisture-permeable properties for the eaves.
The paint used is Nippon Paint / Ken Ace.

After finishing the surface preparation such as scraping for the attached parts, for the iron parts, we apply a rust preventive primer and then use Hyper Yumelock for the intermediate and top coats. We ensure to paint even the smallest areas thoroughly!

Air Conditioner and Slim Duct Replacement Work

1. Existing Removal and New Installation of Air Conditioner and Slim Duct

The two outdoor units and slim ducts were in a melted state.
We replaced the air conditioner and the slim duct,
and the new installation is the Iris Ohyama PF-2202S!

Glass and Sash Replacement Work – Construction Procedure

1. Removal and Inspection of Existing Sash

First, we will inspect the existing sash area and remove any existing materials as necessary.

We will check the condition of the opening and the underlying structure, as well as inspect for any damage, gaps, and the state of waterproofing.

2. Installation of New Sash

After removing the existing sash, we will install the new sash in the designated position.
The newly installed sash will be the LIXIL Thermos L Series!

We will secure it while checking for horizontal and vertical alignment, making careful adjustments to ensure smooth opening and closing.

3. Underlying Repair Around the Sash

In conjunction with the sash replacement, we will perform underlying treatment to repair any gaps or missing sections around the exterior wall.

To enhance the adhesion of the repair materials, we will apply a primer.

4. Shaping and Underlying Repair with Repair Materials

After applying

primer, we will use resin mortar to fill around the sash and adjust the height difference with the existing exterior wall.

We will carefully shape it to match the surrounding contours.

6. Texture Matching (Pattern Repair)

Once the repaired area has dried, we will perform texture matching with a rough coat finish. [/chat]

7. Finishing and Restoration of the Exterior Wall

Finally, we will finish to match the color and texture of the surrounding exterior wall, restoring the area around the replaced sash seamlessly! [/chat]

Garden Construction Procedure (Gravel Laying & Fence Replacement)

1. Removal of Remaining Items


We will remove unnecessary items, debris, and plant pots left in the garden to create a work-friendly environment.

2. Grass Cutting


We will cut down weeds and overgrown grass to make the ground visible and tidy.

3. Herbicide Application


To prevent weeds from growing back, we will apply herbicide to the work area.

4. Installation of Weed Barrier Fabric


After leveling the ground, we will lay the weed barrier fabric without gaps. We will securely fix the seams and edges to suppress weed growth.

5. Gravel Laying


We will evenly spread gravel over the weed barrier fabric. This enhances the weed suppression effect and also improves the overall appearance of the garden.
