There are several types of exterior renovations, and this project involved roof replacement (Ridgeway), rain gutter replacement, and eaves metal work!

Roof Replacement Construction Procedure

1. Demolition of Existing Roofing Material

We will demolish the existing roofing material (galvanized iron (tile-roof))!

2. Installation of New Sheathing

After demolishing the existing roofing material, we will process and install new sheathing to fit the dimensions!

3. Installation of Roofing (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadis Self!
It is made of a delayed-type adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will securely attach it to prevent it from blowing away. [/chat]

4. Component Processing (Arabesque)

Before the main roof construction, we will process and install components such as eaves and arabesques!
The components used are made of Galvalume steel. [/chat]

4. Main Construction (Asahi Fiberglass/Ridgeway)

After processing the components, we will install the Ridgeway roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install necessary materials called “nail boards” to secure the ridge cap. There are types of nail boards made of cedar and resin, and this time we used cedar due to cost considerations!

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly carry out this task as nails and metal fragments can lead to injuries. [/chat]

About Roofing Materials

The roofing material used is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked and painted on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Because it uses fine natural stones on the surface, you won’t be troubled by rain noise.
Additionally, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

What is the Roof Overlay Method?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over the existing one, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “existing roof,” there is almost no need for demolition work, meaning that very little waste is generated.
This is the biggest feature, leading to various advantages.

The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare’s website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder if it is safe to live in buildings that use asbestos-containing materials, but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, it can be completed in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the expenses lower.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is set up, there may be inconveniences such as difficulty entering and exiting or opening windows. Being able to return to normal life in a short period is a significant advantage.

Fascia Metal Cover Work & Eaves Gutter Replacement Procedure

The fascia board and the nose cover (the fascia board on the side with the rain gutter) play a crucial role in preventing wind from adversely affecting your home.
During strong winds, such as those from typhoons, rain can blow in horizontally, so the fascia board and nose cover help to disperse the wind, making it harder for rain carried by the wind to reach the junction between the roof and exterior wall materials. This helps to prevent water from blowing in.

Generally, maintenance for the fascia board and nose cover (the fascia board on the side with the rain gutter) is done through “painting,” but when there is overall damage that cannot be repaired by painting, metal work is performed.
Fascia metal work involves covering the fascia board with Galvalume steel sheets as a renovation project.
This is also referred to as metal wrapping work or cover work.

In this case, since there was overall deterioration, we proceeded with the metal cover work!

For the eaves gutter, we used Panasonic/PC50.
It has strength due to the steel plate inside.
