This is a case study of exterior renovation in Adachi-ku, Tokyo. There are several types of exterior renovations, but this project involves a roof overlay (cover method) (Super Galtect)! Roof Overlay (Cover Method) Construction Procedure

1. Existing Roofing Material Demolition

We will dismantle the existing roofing materials (tiles)! We will remove the tiles, soil, and tile battens! The existing tiles were a mix of iridescent tiles and Japanese ceramic tiles! The way to distinguish them is that the tiles with a black underside are iridescent tiles, while those with an orange underside are Japanese ceramic tiles.

2. New Sheathing Installation

After dismantling the existing roofing material, we will process and install new sheathing boards to fit the dimensions!

3. Installing Roofing (Waterproof Sheet)

The roofing used is Nissin Kogyo/Kappa 23! It is made of modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing. As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will ensure it is firmly adhered to prevent it from blowing away.

4. Fabricating Accessories (Kera and Karakusa)

Before the main roofing work, we will fabricate and install accessories such as kera and karakusa! The materials used for the accessories will be SGL steel plate.

4. Main Construction (Aiji Industrial/Super Galtect)

After processing the

ridge cap, we will install the Galtect main body up to the ridge! Once it is installed up to the ridge, we will place the necessary materials to secure the ridge cap, known as the “kanban.” There are two types of kanban: cedar and resin, and this time we used the resin type! The resin type is expected to have three times the durability compared to the cedar type!

5. Processing of Ridge Cap and Sealing at Various Locations

We will process and install the ridge cap and ventilation ridge. We will thoroughly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called the rain guard. The nails and screws used for securing are made of stainless steel, which is resistant to rust!

6. Cleaning

We will clean up any debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it is clean.

About the Roofing Material

The roofing material used is the Super Galtect from Aijii Industry.

Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation. We also provide a 10-year construction warranty! Made of SGL steel plate, it is resistant to rust. Insulation material is thoroughly applied from edge to edge of the roofing material, creating a metal plate that integrates steel plate and insulation. When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and a warm winter.

Additionally, it has soundproofing properties, which reduce the sound of rain. Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes and serves as an earthquake countermeasure. It excels in finish, durability, insulation, soundproofing, and wind resistance, and our construction results show that Aijigyo’s Super Galtect is the most popular and highly regarded!
