Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully. We also wash the exterior structures, floor, and inside the rain gutters. This time, we used bio-cleaning!

2. Masking

Using masking tape, blue sheets, and polymer masks, we will cover areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process!　

If masking is neglected, gaps can form, allowing paint to seep in or preventing clean lines from being achieved.

3. Surface Preparation

Next, we will perform substrate adjustment while checking the condition of the painted surface.

4. Primer

This is the first application of paint after completing high-pressure washing and substrate treatment. It is a primer that helps the middle and top coats adhere firmly to the painted surface. By applying the primer thoroughly, there will be a significant difference in durability and finish!

The paint used is SK Kaken / Miraculous Sealer Eco.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

The paint used is SK Kaken / Art Fresh. The manufacturer’s expected durability is about 10 to 12 years.

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will focus on ensuring there are no uneven areas or missed spots, achieving a beautiful finish!

The paint used is the same as the middle coat, SK Kaken / Art Fresh.

First, we will use Ken Ace on the eaves and proceed with the painting!

For other ancillary parts, we will perform surface preparation such as scraping, and apply rust prevention primer to the metal parts. Finally, we will apply two coats of Yume Lock from Rock Paint for the middle and top coats!

Balcony Top Coat Construction Procedure

1. Cleaning

First, we will clean the inside of the balcony.

2. Scraping and Roughening

To improve the adhesion of the top coat, we will perform surface roughening. During this process, we intentionally create fine scratches on the surface of the substrate. This enhances the paint’s grip (adhesion). For example, if the application surface is smooth and flat like glass, it will be harder for the new paint to adhere compared to a surface with texture. When applying the top coat, we generally carry out this surface preparation and roughening.

3. Acetone Wiping

Next, we will perform acetone wiping! This is also an important surface preparation step. Acetone wiping involves removing the oil film from the existing FRP waterproof surface! Skipping this step may lead to peeling of the paint film.

4. Top Coat – First Application

When performing waterproofing work, we generally apply a primer before the top coat; however, the water-based FRP top used this time does not require a primer.

5. Top Coat – Second Application

The top coat is generally applied in two layers! After finishing the application, we check for any missed spots or uneven areas.

6. Balcony Top Coat – Completion

This concludes our work here. This time, we performed the painting of the balcony top coat!

The top coat material used is Kanae Chemical / water-based FRP top in gray!

Once again, we were able to finish beautifully! The client was pleased with the work done, and we are happy as well!
