Joint Replacement Construction Steps

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tool.
This is referred to as sealing, caulking, or jointing. It is a crucial area that can easily lead to water leaks and cause cracking or lifting of the siding. Cracks or peeling are signs of deterioration!

2. Applying Masking Tape

Check the position to apply the tape and carefully attach it to avoid embedding into the surface.

3. Applying Primer

 

Apply primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling the Sealing Material

Next, we will apply the sealing. The sealing material used this time is SR Seal H100! SR Seal H100 is a modified silicone-based sealing material that offers high durability and weather resistance. Its durability is approximately 30 years.

5. Finishing with a Trowel

Use a trowel that matches the joint width to press firmly and finish smoothly.

6. Removal of Masking Tape

 

Remove the masking tape promptly after finishing.

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing



First, we thoroughly remove dirt and moss from the exterior walls with high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also provided a complimentary cleaning of the ground and inside the rain gutters!

2. Surface Preparation

After the high-pressure washing is complete, we assess the deterioration of the exterior walls and perform surface preparation, such as crack repairs.

3. Masking

Next, we use masking tape, blue sheets, and polymer sheeting to protect areas that will not be painted, such as windows, frames, and floors. This is a very important task in the painting process! If masking is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application



After completing the high-pressure washing and surface preparation, we apply the first coat of paint, which is the primer. This paint ensures that the middle and top coats adhere well to the surface. A proper primer application greatly impacts durability and finish quality!

5. Middle Coat (Heat-Reflective Paint)

Next is the middle coat. This is a crucial step to enhance the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

6. Top Coat (Heat-Reflective Paint)


Next is the top coat. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven spots or missed areas, resulting in a beautiful finish! The paint used is Astec Paint‘s Fluorine REVO1000-IR. The manufacturer’s expected durability is about 16 to 20 years. 7. Painting of Auxiliary Parts (Eaves, Soffits, Rain Gutters, Fascias, Shutter Boxes)

Eaves


Eaves are less exposed to sunlight and are less prone to deterioration; however, due to poor sunlight exposure, they tend to be more susceptible to moss and mold. Therefore, we use paint with high anti-mold and moisture-permeable properties for the eaves.
The paint used is Nippon Paint/Ken Ace G2.

For the attached parts, after finishing the surface preparation such as scraping, for metal parts, we apply a primer with rust prevention, followed by an intermediate coat with Yumelock, and then a top coat. We ensure to paint every detail thoroughly!
