What are replacement and re-roofing?
What is replacement work (roof replacement)?
Replacement work involves dismantling and removing the roofing materials and the waterproof sheet underneath, and installing new roofing materials, waterproof sheets, and sheathing boards.
While roofs can be maintained through painting work, there are some roofing materials that cannot be painted. In such cases, we perform replacement work!
Although replacement work is quite extensive, involving removal and new installation, it has the advantage of being able to check the condition of the existing roof’s base and unlike the overlay method, it does not make the roof heavier!
Steps for replacement work (from tiles to ridgeway)
① Existing roof removal and cleaning
We will dispose of all tiles, tile battens, and roofing materials!!


② New Field Board Installation & Waterproof Sheet Installation (Underlayment)
We will install new field boards across the entire area and apply roofing.

③ Metal Work for Accessories, Main Roofing, and Ridge Processing
Metal work for accessories includes the edges of the roof (keraba) and the eaves (karakusa)!

What is re-roofing work?
Re-roofing work involves temporarily removing the roof materials due to issues like misalignment, lifting, or cracking, followed by replacing the sheathing and waterproofing sheet, and then reinstalling the same roof materials.
When returning the roof materials after the base repair, it is important to thoroughly check beforehand as there may be instances where the dimensions of the eaves and gables do not match!
Unlike complete roof replacement, this work does not incur costs for labor, waste disposal, or new roofing materials, allowing for the base to be renewed only!
Typically, re-roofing is mostly done with highly durable tiles (ceramic tiles).
Ceramic tiles are super durable roofing materials with a lifespan exceeding 50 years, but maintenance of the base and the foundation of the ridge plaster is necessary.
During the re-roofing of tiles, we will replace the tile battens (materials to hook the tiles), sheathing, roofing (waterproofing sheet), and plaster.
Our company has only performed re-roofing with ceramic tiles!
Mortar tiles, Monier tiles, and Colonial (slate, color best) tend to crack as they age, so we promote complete replacement or roof overlay methods.
Re-roofing Construction Procedure (Tiles)
① Temporary Dismantling and Cleaning of Roof Tiles (Reusing Existing Roof Tiles)
Tile battens and roofing will be disposed of!!
② Sheathing Installation and Roofing Installation (Underlayment)

③ Installation of tile battens
The photo shows wooden ones, but there are also resin types. Tile battens are materials used to hook tiles!! They come with drainage holes!

④ Re-roofing and ridge reinstallation of tiles
After returning the removed tiles, we will reinstall the ridge tiles (noshigawara) to complete the job!
Advantages and Disadvantages


Re-roofing
【Advantages】
The biggest advantage of a roof replacement is that it can extend the lifespan of your home. A situation that requires a roof replacement indicates that the current roof has lost its functionality and can no longer protect the house from rain and wind. By renewing the roof, you can restore that functionality.
You can also refresh the overall appearance of your home. Unless the roof has a very unique shape, you can change the roofing material to create a different impression.
* Since there are suitable roofing materials depending on the roof slope, please make sure to check the appropriate roofing material when replacing the roof. There are many salespeople who may suggest roofing materials that are not suitable for the slope due to lack of knowledge.
【Disadvantages】
The biggest disadvantage is that it can be quite costly. You will need to dispose of the old roofing material and procure new roofing material.
Re-roofing
【Advantages】
First of all, since you are reusing the existing roofing material, there is the advantage of no waste disposal costs or new roofing material costs. You can extend the lifespan of the roof without major construction work.
Additionally, it’s a good point that the appearance of the house does not change!
【Disadvantages】
Since you are reusing the existing roofing material, it is not recommended if the roofing material is deteriorated.
Moreover, the temporary removal and re-roofing can put a strain on the old roofing material.
When we perform re-roofing, we always prepare spare tiles as about five tiles tend to break during the process.
If a considerable amount of re-roofing is needed, it may be a good idea to consider a roof replacement for cost performance.
Basically, we do not recommend re-roofing…

① Have the contractor thoroughly inspect the roof
If you continue to neglect signs of deterioration, water leakage will progress, requiring extensive renovation work. If extensive renovation work is carried out, high renovation costs will incur. To prevent this, let’s request regular maintenance for the roof and exterior.
