This is a case study of a roofing renovation project in Takatsu Ward, Kawasaki City.
There are several types of roofing renovations, and this time we performed a roof overlay (cover method) renovation (Yokodana Roof)!

Roof Overlay (Cover Method) Construction Procedure
1. Demolition of Existing Ridge
We will dismantle only the ridge flashing and snow guards that may obstruct the roof overlay work! The batten was partially corroded! [/chat]
2. Roofing Installation (Waterproof Sheet)
The roofing used is Nissin Kogyo/Kappa 23!
This material is modified asphalt roofing, which is said to have double the durability compared to regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will securely adhere it to prevent it from blowing away. [/chat]
3. Component Processing (Curlicue & Eaves)
Before the main roof installation, we will process and install components such as eaves and curlicues, as well as valley flashing!
The components used will be made of the same SGL steel plate as the horizontal roof itself. [/chat]
4. Main Construction
After processing the components, we will install the horizontal roof up to the ridge!
Once the roofing is completed up to the ridge, we will install the necessary materials to secure the ridge flashing, known as the batten. There are types made of cedar and resin, and this time we used the resin type!
The resin type is expected to have three times the durability of the cedar type! [/chat]
5. Ridge Flashing & Wall Rain Guard Processing
We will process and install the ridge flashing and ventilation ridge. We will apply sealing thoroughly on the inside of the joints.
The nails and screws used for fixing will be made of stainless steel, which is resistant to rust! [/chat]
6. Cleaning
We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove items such as nails and metal scraps that could lead to injuries.

About Roofing Materials
The roofing material used this time is Nichiha Corporation’s Yokodan Roof S.
Yokodan Roof S comes with a 15-year paint film warranty, 20-year rust warranty, and 25-year hole warranty.
It is a high-performance metal insulated roof made from metal steel plates (high-durability painted Galvalume steel) combined with insulation material (rigid polyurethane foam) and aluminum laminated backing.
It is lightweight and earthquake-resistant, demonstrating excellent insulation performance throughout the year, achieving long maintenance due to its high durability.

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is installed in layers, it is also referred to as “layered roofing.”
Advantages of the Overlay Method
By placing a “new roof” over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various advantages.
The only part that requires dismantling and waste disposal is the ridge cap, so compared to a full roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare’s website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, leading to high costs for both dismantling and waste disposal. The roof overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as they are not destroyed or crushed, they will not disperse into the air.
