Our Proposal

The existing roof was a non-asbestos slate roof “Grishade NEO.” Due to aging, the roofing material is prone to cracking and deterioration, so after confirming its condition, we proposed the roof overlay (cover method) instead of painting, which involves layering a new waterproof sheet and roofing material over the existing roof.

For the new roofing material, we adopted IG Kogyo / Super Galtect, which is lightweight and considers durability, insulation, and wind resistance. For the crucial waterproofing layer, we used Tajima Roofing / Tadis Self, and for the ridge substrate, we utilized Galvalume steel, ensuring the overall durability of the roof considering the location near the sea in Hayama.

We will first conduct an on-site survey to assess the condition and propose a prioritized plan that fits your budget.

Do I need to apply for subsidies myself? Is the process difficult?

The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic renovations and home modifications under long-term care insurance in your municipality, the application is generally made by the homeowner, but we will provide guidance on the necessary documents and process. We will organize and inform you about “which systems can be used,” so please feel free to consult with us first.

What risks are there if I leave a vacant house unattended?

Leaving a vacant house can lead to issues such as the progression of leaks and termite damage, depreciation of asset value due to deterioration of the exterior walls and roof, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “specific vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Early inspections and necessary work aligned with your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.

I am concerned about seismic safety. How can I assess the seismic resistance of a used detached house?

The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before this, we recommend a seismic diagnosis. Your municipality may also have subsidies for seismic renovations for wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
