01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Kunitachi City
Kunitachi City, Tokyo, is known as a cultural and educational city housing Hitotsubashi University, with well-planned residential areas centered around the cherry blossom and ginkgo-lined university avenue. The city has a high awareness of its landscape, maintaining an elegant streetscape.
Houses built during the Showa era are now at a turning point for generational change, requiring reassessment of seismic and insulation standards. This is why the option of “buying a quality used house and renovating it to fit one’s lifestyle” is expanding in Kunitachi City.
Quality Residential Areas along University Avenue
A refined and tranquil residential area known for its cherry and ginkgo tree-lined streets. There is an active movement to renovate quality used homes for continued living.
Renovations Considerate of the Landscape
In an area with high awareness of its streetscape, it is recommended to consider exterior wall colors and roofing materials through simulations that harmonize with the surroundings.
Seismic Upgrades for Wooden Detached Houses
There is also a need for seismic retrofitting of old wooden houses. You can utilize the city’s seismic renovation subsidy (1/3, up to 800,000 yen).
Rural Living Environment in Yahō and Yagawa
The housing situation differs between the area around University Avenue and the rural areas of Yahō and Yagawa. Proposals tailored to the location are essential.
In this article, we summarize the reasons, points of caution, cost estimates, the latest subsidies for 2026, and how to choose a contractor from the perspective of Kakeru Koumuten, which serves Kunitachi City, for those considering renovating used properties or vacant houses without making mistakes.
The Most Important Thing is “Comparative Estimates”
The most crucial factor in avoiding mistakes in renovations is comparative estimates. First, obtain estimates from at least three companies that operate in Kunitachi City. Our company, Kakeru Koumuten Co., Ltd., also receives many consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for renovating used properties. There is a growing interest in living in renovated used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and updating the facilities and interior, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses are often valued low as they are, but renovations can improve their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
When purchasing for investment or business purposes, renovations are essential. By transforming into stylish rentals or share houses, you can differentiate from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the use and conditions, there may also be subsidies and tax incentives, leading to an increase in those utilizing vacant houses for business.
03Points to Note When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation with peace of mind. For used properties, since there were previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly in accordance with your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Deterioration of the Building
For used properties and vacant houses, it is crucial to confirm which parts are deteriorated and to what extent beforehand. Since the property has been lived in by someone else, internal damage is often not apparent without investigation. Be sure to understand any hidden deterioration through a current condition survey before starting work.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Additionally, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation.
Point 4 Check Subsidy Programs and Renovation Tax Reductions
To keep construction costs down, it is important to check for subsidies and renovation tax reductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving renovations, and barrier-free modifications. Tax reductions include the “housing loan tax reduction” when using a housing loan, as well as systems that allow for deductions on part of the costs for certain works even with personal funds. These can sometimes be used in combination, so checking in advance and planning to utilize them strategically is key to a successful renovation (for the latest information, see this subsidy section).
04 Cost Estimates for Renovating Vacant Houses and Used Properties

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Kunitachi City
There are many renovation companies that serve Kunitachi City, and many may be unsure which one to choose. When requesting renovations, let’s check the following five points.
- Have extensive experience in renovation work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least three)
- Confirm whether they perform renovations in-house
- Check if they offer color simulations and perspective drawings
1. Have extensive experience in renovation work

Many renovation contractors publish their work achievements on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the project after hiring, providing peace of mind. If you have concerns, choose a contractor with extensive experience.
Google and review sites can be helpful references. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but do not make your decision based solely on reviews; consider the construction track record, estimates, and warranty details for a comprehensive judgment.
2. Confirm the presence of warranties and aftercare services

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services, so be sure to check for those as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services and send out annual notification DM, allowing for annual inspections.
Click here for more details on Kakeru Koumuten’s warranties and aftercare services
3. Obtain estimates from multiple contractors (at least 3 companies)

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same construction work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, it is important to look at not just the costs but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for ancillary parts,” and “confirm the process.” Lowering the rank of ancillary parts or skipping steps can reduce costs, so it is crucial to not judge solely based on price.
See detailed points for comparing estimates
4. Confirm whether the company performs renovations in-house

Kakeru Koumuten Co., Ltd. conducts detailed hearings and surveys on the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is no inherent problem with the system where partner companies carry out the construction, it is essential to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. If the construction is done in-house, it becomes easier to coordinate with the site, allowing for quick responses in case of any troubles.
5. Do they support color simulations and perspective drawings?

Choosing colors and envisioning the look after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it looks different from what I imagined.” Since it is difficult to redo once the construction is completed, it is recommended to choose a company that can provide flexible simulations.
08Reasons why Kakeru Koumuten is chosen for remodeling used houses in Kunitachi City
One reason is that “Kakeru Koumuten also serves Kunitachi City,” but
“our unique approach to remodeling vacant houses and used properties that cannot be imitated by other companies”
has received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for remodeling in Kunitachi City. Please compare our estimates with those from other companies.
The most important aspect of remodeling is getting multiple estimates. Be sure to request estimates from at least three remodeling contractors that serve Kunitachi City!
1. Equipment specialized for in-house remodeling
Kakeru Koumuten has established warehouses and material storage areas to provide high-quality remodeling at low costs. We have five bases centered around Aoba-ku, Yokohama for material storage and showrooms.
In-house ownership of scaffolding materials

For exterior renovations, we can construct temporary scaffolding using our own scaffolding materials and in-house scaffolding team. By not outsourcing, this leads to cost reductions in scaffolding work. We own scaffolding materials for approximately 50 detached houses.
Materials stored in our large in-house warehouse

We store roofing materials and paints. By placing large orders at once, we can procure materials at lower prices, and since we always have stock available, we can respond quickly in emergencies. We also have various tools ready for different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various types of waste such as paint, wood, and metal are generated. While many contractors dispose of them all together, we separate and recycle waste materials, significantly cutting down on waste disposal costs.
Showroom dedicated to exterior renovations

In our showroom, you can not only have meetings but also check the actual paint colors and a wide variety of catalogs. You can also confirm the heat insulation properties using a heat insulation paint testing machine and color simulations. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama. It is also accessible from within Tokyo.
2. Complete In-House Construction

A major strength of Kakeru Koumuten is our complete in-house construction. By maintaining a consistent system from inquiry to project completion, we can keep costs down while providing high-quality renovations. One single representative handles everything from the estimate to project completion, ensuring smooth communication without changes in sales or construction management. All work, from temporary scaffolding installation to exterior wall painting and roof renovations, is carried out by our own skilled craftsmen. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We have obtained permits for the construction industry and for the collection and transportation of industrial waste. We also have nationally certified sheet metal and painting specialists on staff, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes as well.
4. Warranty and Aftercare Maintenance
Exterior painting and joint sealing work come with a warranty. Aftercare is available annually, and we send out notification DM each year. If you are concerned about the warranty, please click on the image above for confirmation.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. If you cannot access the roof at high places, we can respond using a drone. We also use a thermal imaging camera for leak investigations. We respond according to our customers’ wishes and also accept emergency measures for sudden leaks from the exterior walls only.
6. Human Resource Development

We create various models for skill improvement and conduct practical training. Since exterior renovations vary in construction methods and materials based on existing materials and shapes, we regularly implement technical improvement education so that each staff member can respond to various sites.

09Renovation of Used Properties and Vacant Houses in Kunitachi City | Frequently Asked Questions
We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Kunitachi City.
Is it better to renovate after buying a used property or consult before buying?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten Co., Ltd. check the condition of the property you are considering in advance and provide an estimate of necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Kunitachi City?
It depends on the condition of the building, but we prioritize areas that, if left unattended, will lead to further damage, such as leaks, termites, structure, and seismic resistance. After that, we decide on the order of roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. In the good residential area of the educational city along Daigaku-dori, the roof and exterior walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.
I want to renovate a used house in Kunitachi City; are there any landscape considerations?
Kunitachi City is a town with ahigh awareness of landscape, so it is recommended to consider color simulations for exterior wall colors and roofing materials that harmonize with the streetscape. Kakeru Koumuten Co., Ltd. can propose several patterns through color simulations. Subsidies are available for seismic retrofitting of wooden houses (1/3, up to 800,000 yen), smart energy equipment, window insulation renovations, heat-reflective painting for roofs and rooftops, and the removal of block walls. Since the eligibility requirements and application periods vary by program, please check with each office before starting construction.
How much does a full renovation (full remodeling) cost?
The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it typically starts fromaround 5 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic upgrades can exceed10 million to 20 million yen. First, we will assess the condition through a site survey and propose a prioritized plan that fits your budget.
Do I apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requiresregistered contractors (construction companies) to apply. For seismic retrofitting or home renovations under long-term care insurance in your city or ward, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about which programs are available, so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility thatthe special exemption for residential land property tax will be revoked. Early inspections and necessary renovations according to your plans to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was builtafter June 1981 (new seismic standards), and furtherafter June 2000 (strengthening of joint and foundation regulations). For wooden houses built before this, we recommend a seismic diagnosis. There are also subsidies for seismic retrofitting of wooden houses in your city or ward, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be donewhile you remain in your home, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Kunitachi City within your service area? Will there be travel costs?
Yes, Kunitachi City is within the service area of Kakeru Koumuten Co., Ltd. Our headquarters is located in Aoba-ku, Yokohama, and we have five bases centered around Aoba-ku, Yokohama, serving a wide range of areas in Kanagawa Prefecture and Tokyo.
