For those considering renovations of used properties and vacant houses in Hadano City
I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants.
For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements in Hadano City, will clearly explain the key points for a successful renovation.
Always obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Hadano City
Hadano City is a basin town blessed with clear water and nature at the foot of the Tanzawa Mountains. The Odakyu Line runs through the area, providing good access to the city center, and a residential area that combines a lush environment with livability is expanding.
Residential areas developed during the Showa era are now entering a generational transition period, with many homes reaching 40 to 50 years old. This is why the option of “buying a used house and renovating (rehabilitating) it to fit one’s lifestyle” is becoming more popular in Hadano City.
Natural Environment at the Foot of Tanzawa
A living environment blessed with Tanzawa and clear water. The demand for used properties and renovations is increasing, making it a comfortable place to live, even for those relocating or with dual residences.
Climate of the Basin and Condensation/Insulation
The basin experiences temperature differences, making it an area where insulation renovations (such as windows and inner windows) are effective for addressing winter cold and condensation issues.
Retaining Walls and Drainage on Hills and Slopes
In the hilly areas surrounding the city, there are residential areas with elevation differences, requiring checks on retaining walls, slopes, and drainage, as well as considerations for scaffolding and transportation.
Be Aware of the “Boundary” of the New Earthquake Resistance Standards
The earthquake resistance of used houses varies significantly depending on the construction period. It is important to determine whether they were built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points to consider, cost estimates, the latest subsidies as of 2026, and how to choose contractors from the perspective of Kakeru Koumuten Co., Ltd. for those considering renovating used properties and vacant houses in Hadano City to avoid “failures.”
The Most Important Thing is “Comparative Estimates”
The most crucial factor to avoid failures in renovations is comparative estimates. First, obtain estimates from at least three companies that operate in Hadano City. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for renovating used properties. There is a growing interest in purchasing used houses for renovation and revitalization. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with roofs, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses tend to be valued low in their current state, but renovations can enhance their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases made for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the purpose and conditions, they may also qualify for subsidies or tax incentives, leading to an increase in those utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation with peace of mind. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Condition of the Building
For used properties and vacant houses, it is crucial to confirm which parts have deteriorated and to what extent beforehand. Since there have been other occupants, internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to identify any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation performance.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, and part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations may be supported. Tax deductions include the “housing loan tax deduction” when using a housing loan, and there are systems where part of the costs can be deducted for certain works even with personal funds. These can sometimes be used in combination, so it is essential to check in advance and plan to utilize them strategically for a successful renovation (for the latest information, see this subsidy section).
04Cost Estimates for Renovating Vacant Houses and Used Properties

The renovation costs for used properties and vacant houses vary significantly depending on the extent of damage and the scope of work. 05[Latest 2026] Subsidies and Grants Available in Hadano City

One way to renovate used properties and vacant houses cost-effectively is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Hadano City may be able to use.
*The following information is as of September 4, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the application methods and applicants may vary depending on the system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This program is a successor to the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation improvements for openings (windows) and building structures, targeting eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention enhancements, and barrier-free renovations.
Subsidy upper limit guidelines: For houses built before 1991, up to 1 million yen per unit (50,000 yen depending on the construction content); for houses built between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start on or after November 28, 2025, and applications are accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program targets window insulation renovations such as installing interior windows, replacing exterior windows, and glass replacements. The subsidy amount is substantial and effective for countering cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications are accepted starting March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program targets the replacement of high-efficiency water heaters such as EcoCute, hybrid water heaters, and EneFarm. It is well-suited for used properties planning to replace water heaters.
Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start on or after November 28, 2025, and applications are accepted starting March 31, 2026 (early termination may occur if the budget limit is reached).
Hadano City Program
This is a key program supporting the earthquake resistance of wooden detached houses built to old seismic standards. It is effective for earthquake resistance renovations combined with the purchase of used detached houses. There are no restrictions on the contractors for renovation work within the city.
The target is wooden houses built using conventional methods before May 31, 1981. The seismic diagnosis is fully covered (up to 85,000 yen, conducted by a city-registered diagnostic technician), reinforcement design is half covered (up to 50,000 yen), and renovation work is half covered (up to 900,000 yen). Currently being implemented in the 8th year of Reiwa (check the application status). For details, please visit the official page of Hadano City.
This is a city program that supports the introduction of solar power and storage batteries, but since it requires contracting local construction companies, it is difficult for our company in Aoba-ku, Yokohama to utilize this program. Just a heads up.
Eligible: solar power generation, storage batteries, V2H, eco-cute, etc. Contracting local construction companies is a requirement (the previous program was also limited to local contractors). Applications for the 8th year of Reiwa will close on June 15 (the budget limit is often reached early). There is no confirmation for city subsidies for insulation or interior windows. For details, please visit the official page of Hadano City.
This is for those who have been certified as needing support or care. Eligible works include the installation of handrails, elimination of steps, changes to flooring materials, and replacement of doors and toilets. There is also a subsidy for housing equipment improvement for people with disabilities (up to 800,000 yen, etc.; contractors outside the city are acceptable).
Home renovations under long-term care insurance have a payment limit of 200,000 yen (generally 90% coverage). The subsidy for housing equipment improvement for people with disabilities is available for those with physical disability certificates of 1st or 2nd grade, with a limit of 800,000 yen (application before construction is required; no restriction on contractors). In both cases, prior consultation and application before construction are necessary.
This program supports renovations (repairs, equipment improvements, etc.) to utilize vacant houses as residences, but contracting local construction companies is mandatory, so our company in Aoba-ku, Yokohama is not eligible. Just a heads up.
One-third of eligible expenses, up to 500,000 yen. It is mandatory to “contract a local construction company”, so our company, being an outside contractor, cannot utilize this. Application before construction is required; applications will close when the budget limit is reached. For details, please visit the official page of Hadano City.
* The “Zero Carbon Living Creation Subsidy” and “Promotion Subsidy for Management and Utilization of Vacant Houses” in Hadano City require contracting with local construction companies, so our company (Aoba-ku, Yokohama) is unable to utilize these. On the other hand, seismic retrofitting (up to 900,000 yen), improvements to housing for people with disabilities, and the removal of dangerous block walls do not specify a local limitation and can likely be utilized by outside contractors (the subsidy amount for block walls needs to be confirmed). Insulation and windows are primarily supported by the national “Housing Energy Efficiency 2026 Campaign” and Kanagawa Prefecture’s existing housing energy efficiency renovation subsidies.
View information on renovation tax reductions and other systems
- Housing Loan Tax Reduction: If you utilize a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction related to seismic resistance, energy efficiency, barrier-free access, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period for seismic retrofitting, energy efficiency renovations, and barrier-free renovations.
- Kanagawa Prefecture’s Existing Housing Energy Efficiency Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3, with a maximum of 150,000 yen. The first phase has ended, but additional applications are scheduled from September 7 to September 30, 2026, available only through electronic application on a first-come, first-served basis (approximately 25 cases). Applications must be made by the applicant themselves, and construction before the grant decision is not eligible. Please check the official Kanagawa Prefecture page.
While subsidies and tax reductions can sometimes be combined, there are restrictions on duplication for the same construction. Kakeru Koumuten will organize and propose which systems can be used for your construction after conducting a site survey.

Our Proposal
The existing slate roof contained asbestos and was deteriorating, making long-term protection through painting difficult. We proposed a roof overlay construction that allows for the installation of a new roof without major dismantling of the existing roof, using Sekino Kousan’s “Dannezu Top 8-1” which is integrated with insulation material. For the waterproof sheet, we used Jouyu Pulp Industry’s “Sunlight G,” and for the ridge base, we adopted a corrosion-resistant resin nail board.
07How to Choose a Remodeling Contractor for Used Properties and Vacant Houses in Atsugi City
There are many remodeling companies that serve Atsugi City, and it can be confusing to decide which one to choose. When requesting a remodel, make sure to check the following five points.
- Experience in remodeling work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least three)
- Confirm whether they perform remodeling in-house
- Check if they offer color simulations and perspective drawings
1. Experience in Remodeling Work

Many remodeling contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the project after hiring, providing peace of mind. If you have concerns, choose a contractor with extensive experience.
Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but do not make a decision based solely on reviews; consider the construction track record, estimates, and warranty details for a comprehensive judgment.
2. Confirm the existence of warranties and after-sales maintenance

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer after-sales services, so be sure to check for those as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct after-sales maintenance and send out annual notification DM, allowing for annual inspections.
Click here for more details on Kakeru Koumuten’s warranties and after-sales maintenance
3. Obtain estimates from multiple contractors (at least 3 companies)

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same construction work, warranties, after-sales services, and costs can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, it is important to look at not just the costs, but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for auxiliary parts,” and “confirm the process” in detail. Lowering the rank of auxiliary parts or skipping steps can reduce costs, so it is crucial to not make judgments based solely on price.
Click here to see detailed points for comparing estimates
4. Confirm whether the company conducts renovations in-house

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design,” to propose the optimal plan. While there is nothing inherently wrong with the system where partner companies perform the construction, it is essential to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. If we handle the construction ourselves, it becomes easier to coordinate with the site, allowing for quick responses in case of any troubles.
5. Do you support color simulations and perspective drawings?

Choosing colors and visualizing the image after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the construction is done, it is advisable to choose a company that can provide flexible simulations.
08Reasons why Kakeru Koumuten is chosen for remodeling used houses in Hadano City
One reason is that “Kakeru Koumuten also serves Hadano City,” but
our unique approach to “vacant houses and remodeling of used properties” that cannot be imitated by other companies
has received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for remodeling in Hadano City. Please compare our estimates with those from other companies.
The most important aspect of remodeling is getting multiple estimates. Be sure to request estimates from at least three companies that operate in Hadano City!
1. Equipment specialized for in-house remodeling
At Kakeru Koumuten, we have established warehouses and material storage to provide high-quality remodeling at low costs. We have five bases for material storage and showrooms located within Yokohama City.
In-house ownership of scaffolding materials

For exterior renovations, temporary scaffolding is essential, and we can construct it using our own scaffolding materials and in-house scaffolding team. By not outsourcing, this leads to cost reductions in scaffolding work. We own enough scaffolding materials for approximately 50 single-family homes.
Materials stored in our large in-house warehouse

We store roofing materials and paints. By placing large orders at once, we can procure materials at lower prices, and since we always have stock available, we can respond quickly in emergencies. We are also equipped with various tools to handle different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various types of waste such as paint, wood, and metal are generated. While many contractors dispose of waste collectively, we separate and recycle waste, significantly reducing waste disposal costs.
Showroom dedicated to exterior renovations

In our showroom, you can not only have meetings but also check the actual paint colors and a wide variety of catalogs. You can also confirm heat insulation properties using a heat-resistant paint testing machine and color simulation. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama.
2. Complete In-House Construction

A major strength of Kakeru Koumuten Co., Ltd. is our complete in-house construction. By maintaining a consistent system from inquiry to project completion, we can keep costs down while providing high-quality renovations. A single representative will handle everything from the estimate to project completion, ensuring smooth communication without changes in sales or construction management. All work, from temporary scaffolding setup to exterior wall painting and roof renovations, is carried out by our own skilled craftsmen. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We have obtained construction industry licenses and permits for industrial waste collection and transportation. We also have nationally certified sheet metal workers and painting specialists, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes.
4. Warranty and Aftercare Maintenance
Exterior painting and joint sealing work come with a warranty. We offer annual aftercare maintenance, and we send out notification DM every year. If you have concerns about the warranty, please click on the image above for more information.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. If you cannot access the roof at high places, we can respond using a drone. We also use a thermal imaging camera for leak investigations. We respond according to our customers’ wishes and also accept emergency measures for sudden leaks from the exterior walls only.
6. Human Resource Development

We create various models for skill enhancement and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we regularly implement technical improvement education so that each staff member can respond to various sites.

7. Flexible Simulations for Both Exterior and Interior!
Kakeru Koumuten is dedicated to helping you choose colors and designs for your important building renovations, both exterior and interior, to ensure your satisfaction.
7-1. Exterior Renovation Simulation

We can create color simulations for exterior wall painting, as well as simulations for metal siding and roof overlays. We can create simulations from actual photos of your building and propose several patterns with our recommended color combinations. We also accommodate “test painting” and “arranging paint boards” to confirm the actual color tones.
7-2. Interior Renovation Simulation

We also support simulations and perspective drawings for interior renovations. Based on your preferred style, such as modern, we will propose recommended simulations. We create realistic perspectives from actual floor plans.
8. We also handle solar panel and storage battery installation work!

More customers are introducing solar equipment with substantial subsidies for renovations of used properties. Kakeru Koumuten Co., Ltd. also handles solar equipment installation and will propose solar panels tailored to the shape of your roof. We can also provide estimates and power generation simulations upon request.
09Renovation of Used Properties and Vacant Houses in Hadano City | Frequently Asked Questions
We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Hadano City.
Is it better to renovate after buying a used property or consult before purchasing?
If possible, please consult with us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter unexpected construction costs after purchase. By having Kakeru Koumuten Co., Ltd. check the condition of the property you are considering in advance and provide an estimate of necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used detached house in Hadano City?
It depends on the condition of the building, but we prioritize areas that, if left unattended, could lead to further damage, such as leaks, termites, structure, and seismic resistance. After that, we will determine the order of renovations for roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. In residential areas at the foot of the Tanzawa Mountains, roofs and exterior walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.
I bought a used detached house in Hadano City. What should I look at first?
Hiratsuka City has a basin climate with temperature differences, making insulation renovations (such as windows and inner windows) effective for countering the winter chill and condensation. We recommend starting with inspections of the roof, exterior walls, plumbing, seismic resistance, and insulation. For homes in hilly areas, checking retaining walls and drainage is also important. Buildings constructed before the seismic standard revisions in 1981 and 2000 should undergo seismic assessments. We will provide cost-effective proposals, including the Hiratsuka City wooden house seismic renovation subsidy (50% coverage, up to 900,000 yen, available for contractors outside the city).
How much does a full renovation (full remodeling) cost?
The cost of a full renovation for a detached house varies significantly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, plumbing, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic renovations or home modifications under long-term care insurance in your municipality, the application is typically made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult us first.
What risks are there if I leave a vacant house unattended?
Leaving a vacant house can lead to issues such as leaks, termite damage, deterioration of the exterior walls and roof, and decline in property value, as well as neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special property tax exemption for residential land may be revoked. Conducting inspections early and performing necessary renovations according to your plans to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I’m worried about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further after June 2000 (strengthened regulations for joints and foundations). For wooden detached houses built before these dates, we recommend a seismic assessment. There are also subsidies for seismic renovations for wooden houses in your municipality, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include plumbing, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.
