What risks are there if I leave a vacant house unattended?
Leaving a vacant house can lead to issues such as the progression of leaks and termite damage, depreciation of asset value due to deterioration of walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land property tax may be revoked. Conducting inspections early and carrying out necessary repairs according to your plans to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I’m worried about seismic resistance. How can I assess the seismic safety of a used house?
The construction period is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before that, we recommend a seismic diagnosis.
