For those considering renovations of used properties and vacant houses in Seya-ku

I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.

This is my first full renovation, and I’m worried about making mistakes.

I want to make the most of subsidies and grants.

For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements close to Seya-ku, will clearly explain the key points for a successful renovation.

Kakeru Koumuten Renovation of Used Properties and Vacant Houses

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Seya-ku

Seya-ku, Yokohama, is located at the western edge of Yokohama City, featuring a suburban residential area with single-family homes centered around the Sotetsu Line’s Seya and Mitsukyo stations, where agricultural land still remains. It is also gaining attention for large-scale land use plans on the site of the former Kamiseya Communication Facility (such as theme park concepts).

Single-family homes developed during the Showa era are now entering a generational transition period, reaching 40 to 50 years of age. This is why the option of “buying a used single-family home and renovating (renovating) it to suit one’s lifestyle” is expanding in Seya-ku.

A

A spacious suburban residential area centered around Seya and Mitsukyo, where agricultural land still exists. The movement to live on through used properties and renovations is active.

B

Updating Showa Era Single-Family Homes

Single-family homes that were initially sold are now 40 to 50 years old. There is a strong demand in this area to update exteriors, water facilities, and insulation to match modern living.

C

Large-Scale Land Use in Former Kamiseya Area

Development of the former Kamiseyagaya Communication Facility site is attracting attention. The surrounding living environment is also changing, leading to an increase in renovations that consider asset value.

D

Be Aware of the “Boundary” of New Earthquake Resistance Standards

The earthquake resistance of used houses varies significantly depending on the construction period. It is important to determine whether it was built before the standard revisions in 1981 and 2000.

This article summarizes the reasons, points to consider, cost estimates, the latest subsidies for 2026, and how to choose a contractor from the perspective of Kakeru Koumuten, which also serves the Seyaku area, for those considering renovations of used properties and vacant houses in Seyaku Ward to ensure they “do not fail.”

The Most Important Thing is “Comparative Estimates”

To avoid failing in renovations, the most crucial factor is comparative estimates. First, obtain estimates from at least three companies that operate in the Seyaku area. Our company, Kakeru Koumuten Co., Ltd., also receives many inquiries and requests for consultations and renovations for vacant houses and used properties.

02Reasons for Renovating Vacant Houses and Used Properties

Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new builds but also for renovating used properties. Interest in purchasing used homes for renovation and renovation living styles is also increasing. Here, we explain the typical reasons for renovating vacant houses and used properties.

Reason 1 To Live Comfortably as Your Own Home

The most common reason for purchasing and renovating a used property is “to live comfortably.” Older homes often have issues with the roof, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interior, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.

Reason 2 To Increase Asset Value for Sale

More people are purchasing and renovating used properties with the intention of selling them. Used homes are often valued low as they are, but renovations can enhance their appearance and performance, thereby increasing their value as properties.

Reason 3 To Utilize as Investment or Business

For purchases made for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new construction, and depending on the use and conditions, they may also qualify for subsidies and tax incentives, leading to an increase in those utilizing vacant houses for business.

03Points to Consider When Renovating Vacant Houses and Used Properties

Points to Consider for Renovation

Point 1 Choose a Reliable Construction Company

First and foremost, it is essential to select a contractor that you can trust to handle your renovation with peace of mind. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor that can perform the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and that also provides aftercare following the construction.

Point 2 Always Check the Deterioration of the Building

For used properties and vacant houses, it is crucial to check which parts have deteriorated and to what extent beforehand. Since other people have lived there before, the internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to identify any hidden deterioration.

Point 3 Review Earthquake Resistance and Insulation Performance

Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Additionally, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation.

Point 4 Check Subsidy Programs and Renovation Tax Deductions

To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, and part of the costs for seismic retrofitting, energy-saving construction, and barrier-free renovations can be supported. Tax deductions include the “housing loan tax deduction” when using a housing loan, as well as systems that allow for deductions on certain costs even with personal funds. These can sometimes be used in combination, so it is essential to check in advance and use them strategically as a key to successful renovation (for the latest information, see this subsidy section).

Mirai Eco Housing 2026 Project Insulation & Energy Saving Renovation
Up to 1,000,000 yen per unit

This program is a successor to the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation improvements for openings (windows) and the building structure, targeting eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention enhancements, and barrier-free renovations.

Subsidy upper limit guidelines: For houses built before 1991, up to 1,000,000 yen per unit (50,000 yen depending on the construction content); for houses built from 1992 to 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start after November 28, 2025, and applications will be accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.

Advanced Window Renovation 2026 Project Windows & Insulation
Up to 1,000,000 yen per unit

This program targets insulation renovations for windows, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is substantial and effective for addressing cold, heat, and condensation issues. It can easily enhance the insulation performance of existing homes.

The subsidy amount varies depending on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications have been accepted since March 31, 2026, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made through registered contractors.

Water Heater Energy Saving 2026 Project High-Efficiency Water Heaters

This is for those who have been certified as requiring support or care. Eligible expenses include the installation of handrails, elimination of steps, changes to flooring materials, and replacement of doors and toilets. It can also be utilized when using a used house for a two-family setup.

Of the maximum subsidy limit of 200,000 yen, those with a 10% burden will receive 90% (up to 180,000 yen) as a benefit. Depending on income, there may be cases of a 20% or 30% burden. A prior application is required before the start of construction. For details, please consult your care manager or the district office.

  • Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be based on the year-end balance.
  • Renovation Promotion Tax System (Investment-type Tax Reduction): For construction such as seismic reinforcement, energy-saving, barrier-free, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
  • Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period due to seismic reinforcement, energy-saving renovations, and barrier-free renovations.
  • Kanagawa Prefecture Existing Housing Energy-saving Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3 with a maximum of 150,000 yen. The first phase has ended, but an additional application period is scheduled from September 7 to September 30, 2026, available only through electronic application on a first-come, first-served basis (approximately 25 cases). Applications must be made by the applicant themselves, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.

Subsidies and tax reductions may be combined, but there are restrictions on duplication for the same construction. Kakeru Koumuten will organize and propose “which system can be used for your construction” after an on-site survey.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Aoba-ku

There are many renovation companies that serve Aoba-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following 5 points.

  • Experience in renovation work is abundant
  • Check for warranties and after-sales maintenance
  • Obtain estimates from multiple contractors (at least 3 companies)
  • Confirm whether they perform renovations in-house
  • Check if they offer color simulations and perspective drawings

1. Abundant Experience in Renovation Work

Abundant Experience in Renovation Work

Many remodeling contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it can help you visualize the outcome after your request, giving you peace of mind. If you have concerns, choose a contractor with ample experience.

Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews can be informative, but don’t make your decision based solely on reviews; consider the construction achievements, estimates, and warranty details for a comprehensive assessment.

2. Confirm the presence of warranties and aftercare services

Warranty and Aftercare

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services in addition to warranties, so be sure to check that as well.

Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services and send out annual notification DM, allowing for annual inspections.

3. Obtain estimates from multiple contractors (at least 3)

Obtain estimates from multiple contractors

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same construction content, warranties, aftercare services, and prices can vary significantly. Having multiple estimates can also make price negotiations easier.

When comparing estimates, look closely at not just the costs but also the “items in the estimate,” “confirmation of undercoating materials, sealing materials, and auxiliary paint,” and “confirmation of the process.” Lowering the rank of auxiliary components or skipping steps can reduce costs, so it’s important not to judge solely based on price.

4. Confirm whether the contractor performs renovations in-house

Confirm if in-house construction

Kakeru Koumuten Co., Ltd. conducts detailed hearings and surveys on the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is no inherent problem with the system of subcontractors, it is important to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. With in-house construction, it is easier to coordinate with the site, allowing for quick responses in case of any troubles.

5. Do they support color simulations and perspective drawings?

Color Simulation and Perspective Drawing

Choosing colors and envisioning the post-construction appearance can be challenging for both exteriors and interiors. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once construction is done, it is advisable to choose a company that can provide flexible simulations.

09Renovation of Used Properties and Vacant Houses in Seya Ward | Frequently Asked Questions

We will answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Seya Ward.

Is it better to renovate after buying a used property or consult before purchasing?

We recommend that you consult with us before making a purchase decision if possible. Used properties often have deterioration that is not visible, and there are many cases where unexpected construction costs arise after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and provide an estimate for necessary renovations, you can create a feasible financial plan.

What should be the priority for renovations in a used detached house in Seya Ward?

It depends on the condition of the building, but we prioritize areas that, if left unattended, can lead to further damage, such as leaks, termites, and structural or seismic issues. After that, we will determine the order of renovations for the roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on your daily life. In suburban residential areas along the Sotetsu line, roofs and exterior walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.

I bought a used detached house in Seya Ward. What should I look at first?

In Seyagaku, there are many spacious single-family residential areas with remaining farmland, and homes built during the Showa era may be reaching the time for updates to their roofs and exterior walls. We recommend starting with inspections for exterior, leaks, and seismic resistance. You can utilize the seismic retrofitting subsidies available in Yokohama City (up to 1.15 million yen for general cases) and insulation improvement subsidies, so we will propose these options as well. Please feel free to consult us about renovations that consider asset value.

How much does a full renovation (full remodel) cost?

The cost of a full renovation for a single-family home varies significantly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include both interior and exterior work, water facilities, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.

Do I need to apply for subsidies myself? Is the process difficult?

The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic retrofitting or home modifications under nursing care insurance in your municipality, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult us first.

What risks are there if I leave a vacant house unattended?

Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of the exterior walls and roof, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed property tax may be revoked. Conducting inspections early and performing necessary work according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.

I am concerned about seismic resistance. How can I assess the seismic safety of a used single-family home?

The construction period is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening regulations for joints and foundations). For wooden houses built before that, we recommend a seismic diagnosis. Your municipality also offers subsidies for seismic retrofitting of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. can assist you from diagnosis to renovation.

Will I need temporary housing during construction? How long will it take?

This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include water facilities, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.

Is Seyagaku within your service area? Will there be any travel fees?

Yes, Seya-ku is within the service area of Kakeru Koumuten Co., Ltd. Our headquarters is located in Aoba-ku, Yokohama, and we have five bases in Kanagawa and Tokyo, covering the entire area of both prefectures. Estimates are completely free, and we do not engage in persistent sales tactics. Please feel free to consult with us first.
