For those considering renovations of used properties and vacant houses in Hodogaya Ward
I bought a used property, but I’m unsure if the renovation estimate provided is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants available.
For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements close to Hodogaya-ku, will clearly explain the key points for a successful renovation.
Always obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Hodogaya-ku
Hodogaya-ku, Yokohama, has a rich history as a post town on the Tokaido, featuring a residential area characterized by the flatlands of Hoshikawa and Tennocho, as well as the hilly terrain of Gontazaka and Sakai-ki. It is also a key transportation hub with routes like the Hodogaya Bypass.
The old wooden houses spread across the valleys and hills are now at a generational transition point where seismic and insulation reviews are necessary. This is why the option of “buying a used detached house and renovating it to fit one’s lifestyle” is gaining popularity in Hodogaya-ku.
Historic Residential Area of the Post Town
A town with a history of Hodogaya-juku on the Tokaido. There is an active movement to continue living in the area through the combination of used properties and renovations centered around Hoshikawa and Tennocho.
Terrain Rich in Valleys and Hills
With many valleys and hills typical of Yokohama, such as Gontazaka and Sakai-ki, it is important to check retaining walls, slopes, and drainage, as well as to devise scaffolding and transportation methods.
Exterior Along the Hodogaya Bypass
Along busy main roads, exterior walls tend to get dirty from exhaust gases, making exterior renovations focused on dirt resistance and weather durability effective.
Be Aware of the “Boundary” of New Seismic Standards
The seismic resistance of used houses varies greatly depending on the construction period. It is important to determine whether it was built before the standard revisions of 1981 and 2000.
This article summarizes the reasons, points of caution, cost averages, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten, aimed at those considering renovations for used properties and vacant houses in Hodogaya Ward to ensure they “do not make mistakes.”
The Most Important Thing is “Comparative Estimates”
The most crucial factor in avoiding mistakes in renovations is comparative estimates. First, obtain estimates from at least three construction companies that serve the Hodogaya Ward area. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for utilizing renovated used properties. There is a growing interest in living by purchasing and renovating used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them less livable as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interiors, you can finish a home that suits your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses are often valued low in their current state, but renovations can enhance their appearance and performance, increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases intended for investment or business, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the use and conditions, they may qualify for subsidies or tax incentives, leading to an increase in those utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Condition of the Building
For used properties and vacant houses, it is crucial to confirm which parts have deteriorated and to what extent beforehand. Since the property has been occupied by someone else, internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to identify any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and homes built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, and part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations may be supported. Tax deductions include the “housing loan tax deduction” when using a mortgage, and there are systems that allow for deductions on certain costs even with personal funds. These can sometimes be used together, so it is essential to check in advance and plan to utilize them strategically for a successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Hodogaya Ward

One way to renovate used properties and vacant houses cost-effectively is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Hodogaya Ward may be able to use.
*The following information is as of September 3, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check for the latest information with our company or the respective offices before applying. Kakeru Koumuten can assist with confirming the systems and necessary documents, but the applicant and application methods vary by system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing several subsidy programs targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Insulation, windows, and water heater construction may be eligible for these combined subsidies.
This program succeeds the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation improvements for openings (windows) and building structures, targeting eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention enhancements, and barrier-free renovations.
Subsidy upper limit guidelines: For buildings constructed before 1991, up to 1,000,000 yen per unit (50,000 yen depending on the construction content); for buildings constructed between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start after November 28, 2025, and applications will be accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program targets window insulation renovations, including the installation of interior windows, replacement of exterior windows, and glass replacements. The subsidy amount is substantial and effective for countering cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications have been accepted since March 31, 2026, and subsidy applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program targets the replacement of high-efficiency water heaters such as EcoCute, hybrid water heaters, and EneFarm. It is well-suited for existing properties planning to replace their water heaters.
Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start after November 28, 2025, and applications will be accepted starting March 31, 2026 (early termination may occur if the budget limit is reached).
Yokohama City Program
This is a unique program by Yokohama City to support renovation work that improves existing homes to high insulation performance for the fiscal year 2026 (Reiwa 8). It targets child-rearing generations who are moving to existing homes and conducting whole-building insulation renovations, as well as households that continue to live in their current homes while performing whole or partial insulation renovations.
Reservation applications are accepted from April 1, 2026, to November 30, and the main application period is from May 1 to November 30 (may end early if the budget limit is reached). Only registered businesses under the “Yokohama Health and Energy-Saving Housing” program can apply; individuals cannot apply directly. There are requirements related to housing, households, contracts, and businesses. For more details, please check the official Yokohama City page.
This is the main system for reinforcing old wooden houses against earthquakes. It is particularly effective for those who are purchasing used detached houses and conducting earthquake resistance renovations.
Eligible: Conventional wooden individual houses with two stories or less that received construction confirmation before the end of May 2000. Buildings judged to have an upper structure evaluation score of less than 1.0 in an earthquake diagnosis. The subsidy rate is within 4/5 of the construction cost. Applications for the 2026 fiscal year are accepted from April 1 (will end as soon as the budget is reached). The contact point is the Yokohama City Bureau of Architecture, Disaster Prevention Division.
This is for those who have been certified as requiring support or care. Eligible expenses include the installation of handrails, elimination of steps, flooring changes, and replacement of doors and toilets. It can also be utilized when using a used house for a two-family setup.
Out of the maximum benefit limit of 200,000 yen, those with a 10% burden will receive 90% (up to 180,000 yen). There may be cases where the burden is 20% or 30% depending on income. A pre-application before the start of construction is required. For details, please consult your care manager or the district office.
This system is for utilizing vacant houses as community contribution facilities (such as child-rearing support, elderly support, co-working spaces, and NPOs as community activity bases). It is aimed at those considering investment and community utilization.
The subsidy rate is 1/2, with a maximum of 1 million yen for interior and exterior renovations for community contribution facilities + a maximum of 1.5 million yen for earthquake resistance renovations (total maximum of 2.5 million yen). There are requirements such as being a detached house in Yokohama City, complying with the Building Standards Act, and not being a designated vacant house. For details, please check the official Yokohama City page.
See also about renovation tax reductions and other systems
- Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction work such as seismic reinforcement, energy-saving measures, barrier-free design, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period due to seismic reinforcement, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy-saving Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3 with a maximum of 150,000 yen. The first phase has ended, but an additional recruitment is scheduled from September 7 to September 30, 2026, available only through electronic application on a first-come, first-served basis (approximately 25 cases). Applications must be made by the applicant themselves, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.
Subsidies and tax reductions can sometimes be combined, but there are restrictions on duplication for the same construction work. Kakeru Koumuten will organize and propose “which systems can be used for your construction” after conducting a site survey.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Aoba-ku
There are many renovation companies that serve Aoba-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following five points.
- Rich experience in renovation work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least 3 companies)
- Confirm whether they perform renovations in-house
- Check if they offer color simulations and perspective drawings
1. Rich experience in renovation work

Many renovation contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the project after hiring and provides peace of mind. If you have concerns, choose a contractor with ample experience.
Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of posts. In particular, Google reviews can be informative, but do not make your decision based solely on reviews; evaluate them comprehensively along with construction achievements, estimates, and warranty details.
2. Confirm the presence of warranties and aftercare services

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services separately, so be sure to check for those as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services, sending out annual notification DM to ensure annual inspections are possible.
Click here for more details on Kakeru Koumuten’s warranties and aftercare services
3. Obtain estimates from multiple contractors (at least three)

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same scope of work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, it is important to look at not just the costs but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for ancillary parts,” and “confirm the process” in detail. Lowering the rank of ancillary parts or skipping processes can reduce costs, so it is crucial to not judge solely based on price.
Click here for detailed points on comparing estimates
4. Confirm whether the company conducts renovations in-house

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design,” and propose the optimal plan. While there is nothing inherently wrong with a system where a partner company performs the construction, it is important to confirm whether the contracting company understands the construction details and has clearly defined responsibilities for quality control and guarantees. With in-house construction, it is easier to coordinate with the site, allowing for a quicker response in case of any issues.
5. Do they offer color simulations and perspective drawings?

Choosing colors and envisioning the appearance after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once construction is completed, it is recommended to choose a company that can accommodate flexible simulations.
08Reasons Why Kakeru Koumuten is Chosen for Renovations of Used Houses in Hodogaya-ku
One reason is that “Kakeru Koumuten is also close to Hodogaya-ku,” but

which have received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for renovations in Hodogaya-ku. Please compare our estimates with those of other companies.
The most important aspect of renovations is getting multiple estimates. Request estimates from at least three companies that operate in Hodogaya-ku!

We carry out the work primarily with our own craftsmen, from temporary scaffolding setup to exterior wall painting and roof renovations. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We respond according to our customers’ wishes and also accept emergency measures for sudden leaks only.
6. Human Resource Development

We create various models for skill enhancement and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we regularly conduct technical improvement training so that each staff member can respond to various sites.

7-2. Interior Renovation Simulation

We also support simulations and perspective drawings for interior renovations. Based on your preferred image, such as a modern style, we will propose recommended simulations. We create realistic perspectives from actual floor plans.

Kakeru Koumuten Co., Ltd. also handles solar equipment installation and will propose solar panels tailored to the shape of your roof. We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Hodogaya Ward|Frequently Asked Questions
We will answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Hodogaya Ward.
Is it better to renovate after buying a used property or consult before purchasing?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and providing an estimate for necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Hodogaya Ward?
It depends on the condition of the building, but we prioritize areas that, if left unattended, could lead to further damage, such as leaks, termites, and structural or seismic issues. After that, we will decide on the order of exterior work such as roofs and walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. In the Tokaido post town of Yato and hilly residential areas, roofs and walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.
Hodogaya Ward has many valleys and hills; what should be noted about used houses?
Aoba-ku, Yokohama features a landscape rich in valleys and slopes, such as Gontazaka and Sakai-gi, making it essential to check the condition of retaining walls, slopes, and drainage. In sloped areas, careful consideration is needed for scaffolding and material delivery. Along major roads with heavy traffic, like the Hodogaya Bypass, exterior walls tend to get dirty easily, so exterior renovations with high dirt-repellent and weather-resistant properties are effective. We also propose seismic and thermal insulation renovation subsidies available in Yokohama City.
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, water facilities, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first conduct an on-site inspection to assess the condition and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” requires registered contractors (construction companies) to apply. For seismic renovations or home modifications under long-term care insurance in your municipality, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Leaving a vacant house can lead to issues such as progressing water leaks, termite damage, depreciation of asset value due to deterioration of the exterior walls and roof, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Early inspections and necessary repairs based on your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further confirm if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Your municipality also offers subsidies for seismic renovations of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include water facilities, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Aoba-ku, Yokohama within your service area? Will there be a travel fee?
