For those considering renovations of used properties and vacant houses in Fuchu City
I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants.
Kakeru Koumuten Co., Ltd., which has numerous achievements in Fuchu City, will clearly explain the key points for a successful renovation.
Always obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Fuchu City
Fuchu City, Tokyo, is a historic town that prospered as the front town of Okunitama Shrine, with a residential area blessed by the history of the Keio Line and Musashi-Kokufu, as well as the nature of the Tama River. It is popular for its excellent commercial and transportation convenience, making it easy to live in.
Single-family homes and housing complexes developed during the Showa era are now entering a period of generational change, reaching 40 to 50 years old. This is why the option of “buying used single-family homes or housing complexes and renovating (renovating) them to suit one’s lifestyle” is expanding in Fuchu City.
Residential Areas Combining History and Convenience
Prospering as the front town of Okunitama Shrine, with well-developed transportation and commerce. The movement to live on through used properties + renovation is active.
Generous City Subsidies for Earthquake Resistance
Fuchu City’s earthquake renovation subsidy is generous, with a maximum of 1.7 million yen, supporting the earthquake resistance of old wooden houses.
Energy-Saving Subsidies for Eco-House Equipment
Fuchu City offers eco-house equipment subsidies that can be used for window insulation renovations and solar power, which helps in energy-saving for used homes.
Be Cautious of the “Boundary” of New Earthquake Resistance Standards
The seismic resistance of used detached houses varies significantly depending on the construction period. It is important to determine whether the house was built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points to consider, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten, aimed at helping those in Fuchu City who are considering renovating used properties or vacant houses to avoid “failure.”
The Most Important Thing is “Comparative Estimates”
To avoid failures in renovations, the most crucial step is comparative estimates. First, obtain estimates from at least three construction companies that serve the Fuchu City area. Our company, Kakeru Koumuten Co., Ltd., also receives many consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for utilizing renovated used properties. There is a growing interest in living in renovated or refurbished used homes. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interiors, you can finish the home to suit your family’s lifestyle while keeping costs lower than new construction.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used homes are often valued low as they are, but renovations can improve their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
When purchasing for investment or business purposes, renovations are essential. By transforming them into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the purpose and conditions, they may also qualify for subsidies or tax incentives, leading to an increase in the number of people utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation with peace of mind. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Deterioration of the Building
For used properties and vacant houses, it is crucial to confirm which parts are deteriorating and to what extent beforehand. Since there have been other occupants, the internal damage is often not apparent without investigation. Make sure to understand any hidden deterioration through a current condition survey before starting work.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check the earthquake resistance and insulation.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a housing loan, and there are systems that allow for deductions on certain costs even with personal funds. These can sometimes be used in combination, so it is crucial to check in advance and utilize them strategically as a key to successful renovation (for the latest information, see this subsidy section).
04 Cost Estimates for Renovating Vacant Houses and Used Properties

The renovation costs for used properties and vacant houses vary significantly based on the extent of damage and the scope of work. 05[Latest 2026] Subsidies and Grants Available in Fuchu City

One way to renovate used properties and vacant houses cost-effectively is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Fuchu City may be able to use.
*The following information is as of September 3, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check for the latest information with our company or each contact point before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the applicant and application method may vary depending on the system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy programs targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This is a successor program to the “Child-Rearing Green Housing Support Project.” In principle, construction that meets specified requirements in eligible living spaces, such as insulation renovations for openings and structures, is required, and eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention improvements, and barrier-free renovations are included.
Subsidy upper limit guidelines: For buildings constructed before 1991, up to 1 million yen per unit (50,000 yen depending on the construction content); for buildings constructed between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start on or after November 28, 2025, and applications will be accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program covers window insulation renovations such as installing interior windows, replacing exterior windows, and glass replacements. The subsidy amount is substantial and effective for combating cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window method, performance, size, and construction style of the house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications will be accepted starting March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors.
This program targets the replacement of high-efficiency water heaters such as eco-cute, hybrid water heaters, and EneFarm. It is a suitable program for used properties planning to replace water heaters.
Subsidy amount guidelines: Eco-cute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start on or after November 28, 2025, and applications will be accepted starting March 31, 2026 (early termination may occur if the budget limit is reached).
Tokyo Metropolitan Program
This program covers high insulation windows (installation of interior windows, replacement of exterior windows, glass replacements), high insulation doors, insulation materials, and high insulation bathtubs. It is a program with a substantial subsidy amount that can significantly enhance the insulation performance of existing homes.
High thermal insulation windows and doors have a maximum subsidy of 2 million yen per unit (3 million yen per unit for security windows), insulation materials are eligible for one-third of the eligible expenses with a cap of 1 million yen, and high thermal insulation bathtubs are 95,000 yen per unit. Pre-registration starts on May 29, 2026, and application for grants is accepted from June 30, 2026. Individuals and corporations owning residences in Tokyo are eligible. The program is operated by Cool Net Tokyo. For more details, please visit the official page.
This system provides direct discounts from the sales price for energy-efficient air conditioners, refrigerators, water heaters, and LED lighting when purchased at registered retailers, depending on the eligible devices. It pairs well with equipment updates when moving into used properties.
Eligible products, discount amounts, and eligibility periods may change. Individuals with an address in Tokyo are eligible. Please check the latest conditions on the official page and with registered retailers before making a purchase.
This program broadly supports the introduction of solar power generation, storage batteries, high thermal insulation windows, insulation materials, eco-cute systems, etc., into existing homes. It is aimed at those considering used properties with energy-saving equipment.
Storage batteries are subsidized at 100,000 yen per kWh with a maximum of 1.2 million yen per unit. Solar power, insulation, high-efficiency water heating, etc., are also subsidized by type of work (unit prices to be confirmed). All programs are for existing homes. Applications for the 2026 fiscal year are also being accepted. For more details, please visit the official page.

| New Materials Used | Roofing Material: Deez Roofing / Diplomat Star (30-year product warranty) |
| Price Range | 600,000 to 700,000 yen |

Our Proposal
We have proposed a roof overlay (cover method) that allows for the renovation of the existing slate roof while confirming the condition, minimizing the removal area and waste. For the new roofing material, we have chosen Deez Roofing / Diplomat Star, which features lightweight zinc-aluminum steel plates with natural stone granules. This roofing material is highly durable, effectively reduces rain noise and heat transmission due to its surface stone granules, and is easy to maintain its aesthetic appeal over the long term.
07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Fuchu City
There are many renovation companies that serve Fuchu City, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following 5 points.
- Experience in renovation work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least 3 companies)
- Confirm whether they conduct renovations in-house
- Check if they offer color simulations and perspective drawings
1. Experience in Renovation Work

Many renovation contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the outcome after the request, giving you peace of mind. If you have concerns, choose a contractor with ample experience.
Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. Google reviews are particularly useful, but do not make a decision based solely on reviews; assess them comprehensively along with construction achievements, estimates, and warranty details.
2. Check for Warranties and After-Sales Maintenance

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer after-sales services in addition to warranties, so be sure to check for those as well.
Kakeru Koumuten Co., Ltd. provides a guarantee for exterior renovations and sealing work. We also conduct aftercare maintenance and send out annual notification DM to ensure annual inspections are possible.
Click here for more details on Kakeru Koumuten’s guarantees and aftercare maintenance
3. Obtain estimates from multiple contractors (at least 3 companies)

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same work, guarantees, aftercare services, and prices can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, it is important to look closely at not just the costs, but also the “items in the estimate,” “check the undercoating materials, sealing materials, and paint for ancillary parts,” and “confirm the process.” Lowering the rank of ancillary parts or skipping steps can reduce costs, so it is essential to not judge solely based on price.
See detailed points for comparing estimates
4. Confirm whether the company performs renovations in-house

At Kakeru Koumuten, we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “base materials,” “desired durability,” and “design,” to propose the optimal plan. While there is nothing inherently wrong with a system where partner companies perform the work, it is important to confirm whether the contracting company understands the work details and has clear responsibility for quality control and guarantees. If the work is done in-house, it is easier to coordinate with the site, making it quicker to respond in case of any issues.
5. Check if they offer color simulations and perspective drawings

Choosing colors and visualizing the outcome after construction can be challenging for both exterior and interior work. Having simulations can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the work is done, it is advisable to choose a company that can provide flexible simulations.
08Reasons why Kakeru Koumuten is chosen for renovations of used houses in Fuchu City
One reason is that Kakeru Koumuten Co., Ltd. serves Fuchu City, but
our unique approach to “renovating vacant houses and used properties” that cannot be imitated by other companies
has received high praise from many customers.
We have absolute confidence in “cost,” “quality,” and “plans” for renovations in Fuchu City. Please compare our estimates with those of other companies.
The most important thing in renovations is getting multiple estimates. Be sure to request estimates from at least 3 companies that serve the Fuchu City area!
1. Equipment Specialized for In-House Renovations
At Kakeru Koumuten, we have organized warehouses and material storage to provide high-quality renovations at low costs. We have 5 bases centered around Aoba-ku, Yokohama for our material storage and showroom.
In-House Scaffolding Materials

We can construct the temporary scaffolding necessary for exterior renovations using our own scaffolding materials and in-house scaffolding team. By not outsourcing, we achieve cost reductions on scaffolding work. We own scaffolding materials for approximately 50 detached houses.
Storage of Materials in Our Large In-House Warehouse

We store roofing materials and paints. By placing large orders at once, we can procure materials at a lower cost, and since we always have stock available, we can respond quickly in emergencies. We also have various tools ready for different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various waste materials such as paint, wood, and metal are generated. While many contractors dispose of them all together, our company significantly reduces waste disposal costs by separating and recycling waste materials.
Exterior renovation dedicated showroom

In the showroom, you can not only have meetings but also check the actual paint colors and a wide range of catalogs. You can also confirm heat insulation properties using color simulations and heat insulation testing equipment. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama, and is accessible from Tokyo as well.
2. Complete in-house construction

A major strength of Kakeru Koumuten Co., Ltd. is our complete in-house construction. By maintaining a consistent system from inquiry to project completion, we can keep costs down while delivering high-quality renovations. Since one representative handles everything from the estimate to the completion of the work, there are no changes in the sales or construction management teams, allowing for smooth communication. From temporary scaffolding installation to exterior wall painting and roof renovations, all work is carried out by our own skilled craftsmen. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We have obtained permits for the construction industry and for the collection and transportation of industrial waste. We also have nationally certified sheet metal workers and painting specialists on staff, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes.
4. Warranty and Aftercare
Exterior wall painting and joint sealing work come with a warranty. Aftercare is available annually, and we send out notification DM each year. If you have concerns about the warranty, please click the image above for more information.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. If you cannot access the roof due to height, we can respond with a drone. We also use a thermal imaging camera for leak investigations. We respond according to our customers’ wishes and also accept emergency measures for sudden leaks from exterior walls.
6. Human Resource Development

We create various models to enhance skills and conduct practical training. Since the construction methods and materials used for exterior renovations differ based on the existing materials and shapes, we conduct regular technical training to ensure that each staff member can respond to various sites.

7. Flexible simulations for both exterior and interior renovations!
Kakeru Koumuten Co., Ltd. is dedicated to helping our customers choose colors and designs for their important building renovations, both exterior and interior, to ensure their satisfaction.
7-1. Exterior Renovation Simulation

We can create color simulations for exterior wall painting, as well as simulations for metal siding and roof overlays. We can create simulations from actual photos of your building and propose several color patterns based on our recommended color schemes. We also accommodate “test painting” and “sample board arrangements” to confirm the actual color tones.
7-2. Interior Renovation Simulation

We also provide simulations and perspective drawings for interior renovations. We suggest recommended simulations based on your preferred image, such as a modern style. We create realistic perspectives based on actual floor plans.
8. We also handle solar panel and battery installation work!

As part of renovations for used properties, more customers are introducing solar equipment, which has abundant subsidies available. Kakeru Koumuten Co., Ltd. also handles solar equipment installation and proposes solar panels tailored to the shape of your roof. We can also accept requests for estimates and the creation of power generation simulations only.
Progression of water leaks and termite damage, decline in asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and facilities can occur. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land in property tax may be revoked. Conducting inspections early and carrying out necessary construction in accordance with your plans to live, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about earthquake resistance. How can I assess the earthquake resistance of a used house?
The construction period is a significant indicator. Check if it was built after June 1981 (new earthquake resistance standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before this, we recommend an earthquake resistance diagnosis. Your city may also offer subsidies for the seismic renovation of wooden houses, which can significantly reduce costs if you qualify (for details, see the subsidy section above). Kakeru Koumuten can assist you from diagnosis to renovation.
Will I need temporary housing during the construction? How long will it take?
It depends on the scope of the work. Many exterior renovations and partial interior work can be done while you remain in your home, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
